Both bedrooms boast balcony access, and the living area also features a day bed and trundle, allowing for 2 additional guests to come and stay. The main bathroom has a shower with separate bath and a toilet, and an internal laundry offers a washing machine and dryer. The property includes air conditioning.

A great location very handy to restaurants, supermarket, walks and beach. Very spacious accommodation - great for us to prepare meals. Amazing large balcony area to relax and enjoy.

All was good except for the large cockroaces and you have to make up your own bed with linens when you arrive - prices charged should certainly cover this and not be an extra charge.

We get pest control treatments on all of our properties and we'll make sure to inspect Breakwater 102. Also, bed make is not included at this apartment. However, we can arrange for it at an additional charge. We hope to serve you better in the future.
Overall we were happy with the property. Except we didn't have an absorbent tea towel in the kitchen, just a Chux-like cloth and we would have liked a 2nd bath towel per person. There was also dirt in the cutlery drawer on our arrival and coffee mugs stuck to the shelf in the cupboard. Apart from these instances, the place was clean and comfy and well located. A good surprise - the air con had been fixed! May 2023

I booked this property in Shoal Bay for 5 people as it was advertised as sleeping 6. I paid the quoted price based on this. The keys had to be picked up from Nelson Bay which was really inconvenient as we did not have a vehicle and I did not realise this until a couple of days before as this information is not given to you until you have provided all guests name, tel, licence and credit card details as part of their check in process . Furthermore we were asked to pay an extra fee for the 5th persons linen as they only provided linen for the king bed and 2 single beds. I found this very strange as we had booked and paid based on 5 people! The apartment was not very clean, there was hair in the shower, the benches and mirrors looked like they had been cleaned with a dirty cloth as they were smudged. The positives are the location is great and the facilities in the complex are good.

Could be improved!
It was last minute, and this property was "still" available. The property was clean and neat but! There were just a few things that really got under my skin, but didn't ruin my holiday.
I booked it thinking it was the Ramada and it wasn't, my fault! But knew the location was at the back, so no problems, it was very close.
We spent a substantial amount for a 2 night stay so you'd expect a few things, like, the beds were made, the towels were in the bathrooms, there was coffee and tea, not just 2 bags, and there was toilet paper, enough for 6 ppl for 2 nights/days. Oh and with 6 adults you might get 2 keys, oh and the doosey, no air conditioning. Its in a building that's all air conditioned, but the owner didn't want to fix it, so put in fans. SORRY, not good enough. Its stingy and it cheapened the whole ambience of the accommodation. My husband rang and complained about the keys, so we did end up with 2. But the bedding, so uncool. Apparently the owners don't pay the cleaners the extra money to make the beds, so if you want them done, you have to pay, which for us was to late, but its not a caravan park, its nice accommodation.
Would I stay again, NO. I didn't pay for stingey, and that's how it felt.
Hope this review is taken on board for the few changes that would make it all the better.
Also. I would not recommend staying in this property in the summer months, the sun absolutely belts in and you have to shut the whole place down and crank up the fans, which will do nothing? Sorry.
