It has a very airy and open design inside a private sanctuary with lush tropical plants and flowers and gushing waterfalls. There is even a sun-drenched roof-top swimming pool the length of a city block and a second pool with two separate Jacuzzis.

221 is a 3 level luxurious penthouse in guest loved, Porto Playa Condo Hotel. This condo has 3 bedrooms, private rooftop with jacuzzi, gas grill, outdoor shower and lounge furniture. Entrance is on the second floor.

Walk into an open kitchen/living room with large dining table, gourmet kitchen, marble floors and countertops. Living room opens to private patio. 1 bedroom is on the main floor. Take stairs to second level and Master bedroom en-suite with Ocean View, 3 bedroom and bathroom, and another private balcony. Take stairs to the next level, a private rooftop with Ocean Views!

Wonderful Experience

My husband and I stayed at the condo with 3 friends. It was a terrific stay. The area felt safe. The evenings were a bit noisy from the bars nearby, but they quieted down by around midnight, so never interfered with our rest. The location was amazing, right in the heart of things. The facility pool area was great to lounge around in. Our patios/balconies were amazing and we had a great view from our rooftop.

Playa Home away from home!

Laura was a wonderful host and got back with us right away when we had any questions while staying. We had everything we needed to feel right at home. The roof top kitchen and dining area have a view of the ocean and we really enjoyed the spa at night under the stars. Even though we were right by the action of the beach and the main drag 5th street being inside the property felt like we were in a small resort. It was also surprisingly quite we actually never heard anything while inside the condo. We would defiantly recommend this property to others.

Perfect Place for Families in Playa

We loved our stay at Porto Playa! The facilities were beautiful and the Condo was spotless. It is very centrally located and was within walking distance of everywhere we wanted to go. We were worried that being so close to Quinta Avenida would mean you could hear music from the local bars but even on Saturday night it wasn’t a problem. You could hear it very faintly from one of the bedrooms but not so much that it was hard to sleep. They give you discounts at a few local businesses which was a very nice touch. The front desk staff were very friendly and helpful. The best surprise was that the condo is serviced, we didn’t realize that when we booked and it was so nice to have hotel type amenities while staying at a condo. It was perfect for families, our three year old called it “our castle”. Plenty of space and perfect views. We hope to be able to return soon!

Location, Location, Location!

Lovely place! Everything is exactly as described in the website. Close to everything; restaurants, bakery, shops, the fifth ave, the beach!!! I mean... everything. The entire place is huge, perfect for families, there is plenty room for everybody gather together and for everybody to have their own privacy. Open floor plan, with lots of natural light, very clean, beds are comfortable and sheets are suuuuper soft, ACU cools the rooms pretty fast, pools is just steeps away from your own terrace, outdoor eating area is perfect for breakfast and dinners al fresco, top floor is very nice and private to get a nice tan without lines. The outdoor shower, laundry room and garage space are a big plus. Kitchen is well stocked although a few basic kitchen gadget( pasta colander, strainer, kitchen towels and sharp knifes) would be a good addition. We loved this propriety at Porto Playa, it felt like home, we will be back. = )

Perfect Stay in Playa

This was our first time visiting Playa Del Carmen and it did not disappoint! Going into this family vacation, we decided that we wanted a centralized location close to beach, shopping, food, etc. This condo was IT! The condo itself was beautiful and spacious. We are a family of 5 and enjoyed the room to spread out and give everyone their own space. The interior of the condo is spread out over 2 floors with easy stairs in between. The 3rd floor is a private rooftop terrace with beautiful ocean views and breezes. Getting to the beach was just a short 2-block walk - to the left as you exit takes you to beaches in front of some of the larger resorts (Hilton, etc.)...to the right takes you to Asi beach club where you can find local boats and a less crowded environment. There was an algae bloom while we were there, so for swimming in the ocean, we preferred the beaches by the Hilton, but for relaxing in chairs and a more quiet environment, we preferred the beach at Asi. One of the most convenient aspects of this condo is the super cute and affordable bakery next door (Carlota) as well as countless restaurants within a 5-minute walk. We got breakfast pastries from Carlota almost daily before venturing out on activities. We enjoyed nightly dinners at different restaurants each night on 5th avenue, which is literally a 2-minute walk from the property. The pool on property was the perfect temp and a wonderful oasis during the heat of the day. Definitely recommend!!!

We stayed for two weeks in a three bedroom stunning condo. It was one block off the beach and one block off of fifth Avenue, which is an ideal location if you want to go to playa del Carmen. It was three stories with what I think was granite floors throughout The master was exquisite and each of the other two bedrooms more than adequate for anyone the staff at the hotel were always pleasant to deal with, and when we did have an issue was on it within minutes. The beach directly down from the hotel is kind of rocky but if you go up 4 blocks up or 4 blocks down and then east to the beach there it’s nothing but sand. Being next to fifth Avenue, which is one block awayWas alive till all hours of a night, but we could not hear it in our condo. A few bits of information the police are all over. I have never felt safer and the view from the top deck of the water and Cozumel is to die for. The pool is perfect having a little cubbies to sit in for just a couple or you can swim lengths in the morning. The gym that you get passes for which has the latest equipment and almost anything you could want in the gym. The top deck has your own private, hot tub and a bbq. The host got back to me within minutes and when I asked if we could stay an extra two hours, since our ride to the airport wasn’t until two hours after check out said yes, free of charge. I will definitely be staying here again. I cannot recommend it anymore strongly you will not be disappointed. Thank you for an amazing stay

This is a beautiful penthouse, close to everything you need. Staff was amazing. The barbeque on top needs some repair as it doesn't heat well enough . The only issue we had with the place was the very loud and boom boom base music from the restaurant directly below us on Calle 16, it would last until midnight on some nights.

Beautiful location. The pool was amazing we went swimming every morning. The staff were great!

We loved the experience and didn’t want to leave. The staff was very helpful with everything especially with the covid test. The only thing was the property was hard to find with the address provided on the website and we didn’t have any cell service. But once we found it we loved it! We’re definitely going back!

The Gym (one of the finest in the world) is at street level. You can have your kitchen stocked prior to your arrival or have groceries delivered while you are there. Hire a chef for a day, reserve a fishing expedition, whatever your desires our staff will help you arrange.

The condo, 221 is the largest and only one with ocean views. High end furniture and decorations are also family friendly. Great views from all rooms, several private balconies.

What makes this property unique

Playa del Carmen is a cosmopolitan town located on the Caribbean Sea directly across from the island of Cozumel and the second largest barrier reef in the world. Great snorkeling, deep sea fishing and scuba diving.

The main street in Playa (as the locals call it) is pedestrian only, 3 miles long and filled with open-air restaurants, clubs, bars and shops. Everything from Starbucks and Haagen-Daz to the best Italian restaurants in North America. (Playa is an Italian vacation destination and lots of Italians have moved to Playa and opened restaurants.

Why 221 in Porto Playa? It's a beautiful condo with all the hotels amenities you could ask for. It's got a great open main floor and is great for families as well as friends travelling together. The rooftop at night is stunning and lots of guests will have groceries brought in or hire a chef and grill on the rooftop.
