Thanksgiving Stay

As advertised and close to everything. We ran out of trash bags and dish soap but host responded quickly. My only real complaint was how hot it got in the master bedroom but was pretty chilly in the rest of the cabin. Overall was a good place to stay. A little pricey for what was offered but I kind of expected that over a holiday.

Only a couple TVs worked, needs to be updated fire place falling apart, cheap hardwood floors are warped (water damage). Dishwasher worked part of the time, couldn’t adjust the temperature was quite cold most of the time. They did bring us a new grill (the one there was falling apart. Pictures on the website are not updated with the way the cabin looks. Cereal left in the arms of the chairs, inchworms everywhere and the hot tub had a funny smell like it wasn’t clean

Nice house and location

Needed a little updating and deep cleaning on some of the furniture. Loved the location and the house was cute. Needs a few more pots and pans. Hot tub was not hot Property manager was very responsive. We would come back here.

Location is the key

Overall, it is a decent place. It could be a little cleaner and the remotes were mismatched and without batteries. Property manager was quick to respond. Compared to other area rentals, it is need of some upgrades. It has an awesome location and you can get to downtown Gatlinburg in 5 minutes or Pigeon Forge in 10.

Great cabin, could be cleaner

Great cabin, great location, just could’ve been cleaner. Only place that was noticeable was the floor. My 1 year old daughter crawled around for about 15 minutes when we got there and the tops of her feet were brown from the dirt on the floor. Also the remote/tv situation took a bit to figure out (and I’m more tech savvy) but we got it working. Thought we wouldn’t have cable for a bit. Overall, wonderful trip and well equipped cabin for a family!

Close to everything!

This cabin is situated closely between both Gatlinburg and Pigeon Forge that it was very easy to get around. As far as parking the space in the front is small but easily fit our car. It was easier to park here than some of the cabins we drove past. We really enjoyed the hot tub at night. You can see a couple of the other cabins but it was still pretty private. The kitchen was stocked with plenty of dishes but the sheet pans were pretty gross and the microwave was missing the glass plate inside. Overall we had a great experience!

Trip to Gatlinburg

The cleanliness of the house was terrible. The dishes were dirty, beyond dusty and the floors looked like they had never been mopped. The house had plenty of tvs but none of the remotes worked. The downstairs bathroom was not clean. The location overall was great. Close to downtown. We will definitely be back to Gatlinburg, but will not stay in this house.

The Phoenix

The cabin is pretty and was so cutely decorated for Christmas but FILTHY! The cabin had NOT been cleaned as evidenced by black hairs in the beds, a dirty microwave, and smears, smudges, and stains everywhere! Underneath beds and furniture was disgusting: crumbs, coins, and clothes as well as a dirty tissue! We had to cover couches with our own blankets, buy cleaning supplies, and strip bedding in order to stay the three nights!

Cute cabin, parking limited

The cabin was cute and overall it suited our needs for this stay. The parking is tight, 2 full size can fit on either side of porch from cabin to street and 1 compact in front of porch (2 if you’re really creative). Not much could be done though considering the cabin’s proximity to the street. Some minor maintenance issues and missing items but nothing too major. I would say don’t count on sleeping on the futon’s downstairs unless they replace the mattresses before your stay, they are very thin and uncomfortable. The king bed however was super comfy! Would recommend bringing wipes, trash bags, hand soap, toiletries etc. as none were made available.

Cabins location was perfect, beautiful home. My only complaint would be bulbs were burned out in kitchen except for 1. Called to have replaced and no one came. Also there were high winds and storms. Power outage was touch and go. There were no flashlights, lanterns or candles and we had to go out and buy some. No plastic bowls for snacks or cookie sheets for baking. Loved the hot tub..very relaxing. Christmas lights were on at night so we could easily find our cabin. Small parking area..close to the road. We only had one car which was fine but if you have more it's a tight squeeze.

Disgusting, inaccurate, impossible management

We showed up to a filthy cabin, with half eaten food out, no sheets on the bed, cereal all over the stairs and floor, and crumbs/goo on the furniture. Someone showed up at 8pm to clean it, after my son had gone to bed. That night we discovered there was no heat. The fireplace stopped working. It never got cleaned, the heat never got fixed, I spent my entire vacation on the phone begging to get the property that was advertised, and dealing with Evolve afterwards has been just as big of a disaster as they’re refusing to fairly return our money. Avoid this property and management at all costs.

Haley, the right vacation home is everything, and we're disappointed if this wasn't the one for you. - The cleaning company apologized for the bowl of popcorn that was not discarded it was a human oversight and was not intentional. When they were in the home you seemed satisfied when they left. The home was clean except for this bowl - All of the beds were made when you arrived except for the top bunk bed and there were clean sheets left on the bed, we apologize for the inconvenience - With the record-breaking temperatures, the heater has been working overtime to keep up and the basement is running a few degrees colder than normal. The heat was checked by the HVAC technician and they found that it was working fine - We had some issues getting the propane tank filled due to a new driver in the area We're sorry that you did not enjoy your stay We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests. We will continue to deliver the 5-star experiences we are known for.

After entering I went to look at the hot tub. It was half empty and dirty. Went to unload my cooler into the refrigerator and it was horrible. What looked like old blood from meat was under the glass shelf. The curtain rods were bent and falling off the walls. The curtains didn’t cover the windows or doors. Only 1 dish cloth and towel and no pot holders. 8 forks for a cabin that sleeps 11. Upstairs loft pictures and descriptions was misrepresented. No swing chair or arcade games. A small table game of pac man with broken stools. Floors, stairs under the bed needed cleaned. No help from the guest contact. Hot tub was never fixed.

The worst place I have ever stayed

Dishwasher was broke and left with dirty dishes from other guests. Smells awful with old water sitting in it. They came the day after arrival and said it was fixed but it was not. Trash was never picked up for 6 days. The living room by the time we left was just full of trash bags. BUGS….infested with millipedes. They were everywhere. Furniture, walls, floors, ceilings, countertops…..it was disgusting. Left a day early and got a room just to have a clean place to sleep. Sheets and mattresses were filthy. Had to wash everything when we got there and then use our own blankets to lay on. The time we spent in the cabin was sweeping up bugs, washing dishes and doing laundry. I would of rather not had a vacation and been at work. I advise no one to stay here. Drove 10 hours to stay in filth. Vacation ruined.

Needs beds!

The location of the property is wonderful. i’ll give it five stars for the convenience. The two major problems were the curtains. Don’t really cover much and were poorly installed. Which is very inconvenient since the house is on the turn of every car light shines into it. The main issue is the beds are extremely uncomfortable. one would assume based on the rates of this house that the beds would be far more comfortable. They’re old, or out and I personally believe they should be replaced as soon as possible. Even our young children 8 & 9) complained and they can sleep anywhere. If I owned this property, I would be embarrassed that the curtains are so cheap and poorly installed, and that the beds are extremely uncomfortable. If those two things were addressed, we would most likely come back. At this point, we will look for another house because for that price, in that area, we have found places that are far more comfortable.

too dirty

The big issue we had was cleaning. When we entered, we had to call management as the cabin was awfully dirty, we had to wash every bed sheet and cover before use, (as we brought products). There was nothing to clean, no maples or cleaning products. There were dust hanging from ceiling fans, and accumulated under the stairs, it was horrible!!! Management sent a couple to clean, super nice, but they couldn't do much anyways. Management never called us again to follow up on the complaint. We felt insecure as with the current situation with the covid-19, cleaning must be a priority. I tested positive for covid-19 after my trip,. I wonder if the cleaning routine was the same after my party checked out, as in that case, following people could be infected. Management in my opinion, were really irresponsible and did not take our complaints seriously as they should.

We love The Phoenix! It is spacious and sleeps a pretty large number of guests(I'd guess probably 10-13ish,) yet they've created a cozy feel and atmosphere. I remember the first time we stayed. When we pulled in the drive, I was concerned it wouldn't sleep as many as we thought. Looks are deceiving though from the outside. Once you are inside, you find that it's spread out between two floors and a loft. There's room for everyone and then some! We are repeat offenders. lol We have rented this cabin a number of times during various times of the year and varying weather conditions. We've always been comfortable. We often cook/eat in the cabin while we are there too. In comparison to other cabins and even condos at the beach, this place is well stocked with a variety of cooking utensils and appliances. We've been to many places before that basically just had silverware, plates, and bowls and that was primarily it. Here, we've used the crock pot, baking sheets, mixer, toaster etc. The coffee machine was so popular that we ended up purchasing one identical to it for our own home. The young adults love the ability to quickly make a customized size of individual coffee, and the adults often like to make a pot of coffee. If I had to say something, I'd say the young adults were once disappointed that there wasn't a "pizza pan" per se when they wanted to make a round frozen pizza. Ahh, first world problems. That was easily solved by just using one of the rectangular baking pans. Tada! It also taught them how to be resourceful. It sure isn't anything negative about this beautiful, amazing cabin! The hot tub is another thing popular amongst everyone. It's very private and large enough to fit several people comfortably. A HUGE perk is the location! You absolutely cannot beat it. It's perfectly nestled between Pigeon Forge and Gatlinburg. We tend to go during holidays when traffic is heavier in the area. Staying at this cabin cuts the traffic in half regardless of whether our plans for the day take us to Pigeon Forge/Sevierville or Gatlinburg. The location is just a dream! Since we have found The Phoenix we have sought it out each time to rent. It had become our preferred place to stay when we are in the area. I hope we get to continue making memories there in the future. PS This cabin is absolutely magical during the Christmas holidays. They have it decorated so beautifully. It's incredible! ~Blessings!

Family Weekend Getaway

This place was a great stay. The location is fabulous for going to Gatlinburg or to Pigeon Forge! We had a good time and will be back again.
