Unwind after a day at the beach on the spacious sun deck, complete with outdoor dining table & seating, market umbrella, and propane gas grill.
The interior's beachy decor is sure to sweep you off your feet and straight into vacation mode!
Stairs lead to the main living area with queen bed, wiring desk, leather sofa, streaming TV, and plenty of natural light.
Due to the moderate climate, this home, like most in the area, does not include central air.

Welcome to one of the most recognizable locations on the Newport/Balboa Peninsula: “The Retro A-Frames of 15th Street”! Our rear upper studio, which includes a bonus loft, has been lovingly restored and tastefully furnished to accommodate private coastal getaways for singles, couples or small families, looking for nearby beach or bay access at bargain prices. The ground floor entrance on the side of the property leads to the upper main level of the studio. Here's what you'll find:

LIVING/SLEEPING AREA:
- Leather loveseat
- Queen bed
- Writing desk
- TV - Streaming only
- Sliding glass door to spacious outdoor deck

KITCHEN/DINING AREA:
- Fully stocked with dishes, glassware, utensils, cookware, bakeware
- Large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
- Breakfast table for 2

LADDER LOFT:
- 2 Twin beds
- IMPORTANT: The loft bedroom is accessed by a steep ladder, and is strictly off-limits to young children due to extreme caution that must be exercised at all times with the exposed opening at the top. Parents must use their discretion when considering this accommodation.

BATHROOM:
- Tub/shower combo
- Large walk-thru closet and storage area

LINENS:
- All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

PARKING:
- There is no designated parking.
- There is unmetered, metered and pay-kiosk parking throughout the general neighborhood.
- All paid parking in the city of Newport Beach is free after 6 p.m. until 8 a.m.

LAUNDRY:
There are no laundry facilities on-site, but there is a convenient laundromat in the area.

LOCATION:
An easy ½ block walk one direction leads to the beautiful Pacific Ocean; ½ block the other direction leads to the equally lovely Newport Harbor. Both destinations provide multiple options for great water recreation & excursions, for which Newport Beach is renowned. Several commercial establishments are just across the street, including Fry's Market: a local convenience store; the local 15th Street Surf Shop; and the Stuft Surfer: a family-owned breakfast & fast food casual eatery with picnic tables right on the oceanfront sand….it's a local AND tourist favorite!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests (includes free delivery and pick-up): bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

What a find!
Incredible location in Newport Beach right across from the beach. Truly a treasure and plan to return. The kids stayed up stairs where there are two beds and I stayed downstairs. Great little kitchen and BBQ which we used over and over and worked great. What a find! Highly recommend as a home base for an easy and memorable beach vacation.

Amazing Beach Getaway
We loved the location of this property in relation to beach access, as well as all the other attractions on the peninsula. We could walk to restaurants and shops. We felt safe, and the location was at a premium spot for where we needed and wanted to go. The airport is close by so that was convenient as well.

Good Location, Skin Deep Quality
To start with the positives, it’s a great location. 15th has great access to the beach and easily can reach either pier in the area. Cleanliness within the unit was good. The patio was nice and shaded well. And to be honest, the patio is the highlight of the location. The A-frame style is pretty fun as well. They do a good job to maximize the usable space. Now for the negatives. Walking up to the unit, the smell of full trash cans rolls over you. You basically have to squeeze by the numerous full trash cans to get into the unit. Very unbecoming and really would hope the entrance was not walking by that. The unit was HOT! Weather while we visited was only 81 at the high. However, when we showed up it was at least 15 degrees hotter inside than out. Why wouldn’t the company make sure the unit was comfortable for us on check in? None of the fans were on. All the windows were shut. And to be honest, this problem persisted even with us opening all windows and turning on all fans. You will get no breeze coming through the place because it sits 90 degrees to the typical wind direction. We had a beach chair that was ripped on arrival and when we called to report it, it took a full day for them to replace it. In the loft, there are no handrails to prevent anyone from falling down the ship ladder from the top. And the floor was so unstable up there, I’m not sure I would want to be up there or even put a kid up there. Definitely not safe. Also, nothing was plugged in. No lights, nothing. Other weird things were tinfoil on every cooking surface, including the BBQ. Or windows missing screens. Or the dead plant on the patio. One of our emails prior to checking said the wait would be worth it. I wouldn’t agree. So if all you care about it location, good spot. Otherwise, maybe look elsewhere.
