Welcome to one of the most iconic spots on the Newport/Balboa Peninsula: the Retro A-Frames of 15th Street. This rear second-floor studio, complete with a bonus loft, has been thoughtfully restored and tastefully furnished for comfortable coastal getaways. Ideal for singles, couples, or small families, it offers easy access to both the beach and bay at an affordable price.
STUDIO SPACE: The space features a queen-size bed, a leather loveseat, and a streaming TV, creating a comfortable place to relax. A writing desk offers a convenient workspace, while a breakfast table for two is perfect for casual meals. Sliding glass doors open to a spacious outdoor deck, bringing in natural light and extending the living space outdoors.
LADDER LOFT: The loft bedroom features two twin-size beds, offering a cozy and unique sleeping space. Please note that access is via a steep ladder, and the area includes an exposed opening at the top. This space is not suitable for young children. Guests are asked to use caution at all times, and parents should use their discretion when considering this accommodation.
BATHROOM: Combination shower/bathtub, large walk-through closet, and storage area
OUTDOOR SPACE: The spacious, sun-filled deck offers a perfect setting for outdoor living, featuring a dining table with seating, a market umbrella for shade, and a propane gas BBQ grill for easy meals and relaxed gatherings.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans and tower fans are provided throughout for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: There are no laundry facilities, but there is a convenient laundromat in the area.
Parking: There is no designated parking. General street parking, both metered and unmetered, is available. All paid parking in the city of Newport Beach is free after 6 p.m. until 8 a.m.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.

Very cute cozy clean home, great location, close to both ocean and bay. Kitchen and bath were adequate and well-stocked. Only drawback was that it's an upper unit, with 12 very steep steps to get in and out, which somehow I missed when booking. Otherwise a charming place and very good rental company to communicate with!

Great location for a quick stay. The balcony was a great place to have coffee and play some cards. There is no air conditioning, but the fans were more than enough to keep it comfortable!
We loved the location of this property in relation to beach access, as well as all the other attractions on the peninsula. We could walk to restaurants and shops. We felt safe, and the location was at a premium spot for where we needed and wanted to go. The airport is close by so that was convenient as well.

We loved our visit to Newport and our stay in this great rental. It had everything we needed and was an extremely short walk to the beach and up the boardwalk to restaurants and shops. We also loved the condo's big patio area where we could hang out in the cool beach air. The communication from the property manager was very clear, and the check-in and check-out processes were simple and easy to execute. Would love to come back again!

I stayed with my 5 year old and 8 year old grandsons. The set up was perfect as they slept upstairs (and thought that was the coolest!), while I slept downstairs. We were a block from the ocean and a block from the bay. Ideal location. The amenities were just what was needed and the unit may have been the cleanest unit I have ever rented!!

What a find!
Incredible location in Newport Beach right across from the beach. Truly a treasure and plan to return. The kids stayed up stairs where there are two beds and I stayed downstairs. Great little kitchen and BBQ which we used over and over and worked great. What a find! Highly recommend as a home base for an easy and memorable beach vacation.

Well...
At this point "these people" remain confident in our opinion that the property is indeed, cute. We hope the 20+ previous reviews give us a leg to stand on.
We have definitely received a substantial amount of rain from all different directions this winter (much needed in CA, but a bit unexpected, and unusual). This unit did experience a small leak, but has since been patched.
As for unsafe parking: Please note this unit does not come with a designated parking space, which is in the listing description. While we feel the surrounding neighborhoods in Newport Beach are quite safe, we do recommend keeping your vehicles locked as a good practice, to keep honest people honest.
The property manager was very helpful. The property was perfect for 4 of us. The market is less than a block walk. The beach is a block walk. Very clean. The only suggestion is to change the physical key to a lock door code so the guests do not need to have an extra stop to pick up the physical key at a separate office. We had a great time and great weather.

I really enjoyed the location of the property it’s a block away from the beach and the host was quick to answer questions. My biggest complaint is it was not well stocked. There is 0 seasonings or any extras in the kitchen at all just some dishes and toaster, no extra towels, a kuerig but no coffee. It’s nice to stay in a VRBO because it’s convenient to have things a hotel doesn’t have. It is also tough to have a 3pm check in and 10am check out time.
The second floor was very creaky and is all open with no privacy. It worked for us bc we're family. There is no a/c and we used the place during a heat wave. It makes sleeping at night hard if you need a/c to sleep. We know that places in the area don't usually have a/c bc they don't need it often.
To start with the positives, it’s a great location. 15th has great access to the beach and easily can reach either pier in the area. Cleanliness within the unit was good. The patio was nice and shaded well. And to be honest, the patio is the highlight of the location. The A-frame style is pretty fun as well. They do a good job to maximize the usable space.
Now for the negatives. Walking up to the unit, the smell of full trash cans rolls over you. You basically have to squeeze by the numerous full trash cans to get into the unit. Very unbecoming and really would hope the entrance was not walking by that. The unit was HOT! Weather while we visited was only 81 at the high. However, when we showed up it was at least 15 degrees hotter inside than out. Why wouldn’t the company make sure the unit was comfortable for us on check in? None of the fans were on. All the windows were shut. And to be honest, this problem persisted even with us opening all windows and turning on all fans. You will get no breeze coming through the place because it sits 90 degrees to the typical wind direction. We had a beach chair that was ripped on arrival and when we called to report it, it took a full day for them to replace it. In the loft, there are no handrails to prevent anyone from falling down the ship ladder from the top. And the floor was so unstable up there, I’m not sure I would want to be up there or even put a kid up there. Definitely not safe. Also, nothing was plugged in. No lights, nothing. Other weird things were tinfoil on every cooking surface, including the BBQ. Or windows missing screens. Or the dead plant on the patio. One of our emails prior to checking said the wait would be worth it. I wouldn’t agree. So if all you care about it location, good spot. Otherwise, maybe look elsewhere.

It is unfortunate, however, that a few other factors put a damper on your vacation. During the summer months, trash accumulates much more quickly as guest turnover is accelerated. To aid with this, our city picks up trash 2x a week during the summer months and our team rinses out cans to mitigate flies. As for the hot, locked up home you entered upon check-in, there is a method to the "madness." For the security of the home, our housekeeping team locks up all doors and windows after they've cleaned. We have unfortunately dealt with a few break-ins at our other homes and do not want to risk burglary. We thank you for your understanding and for being such terrific guests. It was our pleasure hosting you.

Such a well appointed place - location can NOT be beat. Having our bike rental ready and waiting was such a nice touch and we had so much fun biking around the boardwalk and town . Everything we needed was on site-- 15th Street surf shop is a great place to do wetsuit rentals. Property Managers were SO helpful and communicative. We will definitely be back

Great beach bungalow, high maintenance protocol and management company.
This was the perfect location for a Newport Beach long weekend getaway. It’s 2 blocks from the beach and main boardwalk located in between Newport pier & Balboa pier. 10 min walk to Newport Pier and all it’s shops and restaurants. The deck is fabulous and we loved the property itself!
However, renter beware, the city and management company is high maintenance and none of the reviews I read mention this, so maybe it’s new protocol, but it is a consideration renters should be aware of so they know what they are getting into before renting.
We’ve been using vacation rental companies for over a decade and this was one of the highest maintenance ones we’ve encountered. Aside from multiple required signed agreements, including insanely strict city noise ordinances (which include $1000-$5000 fines for normal talking level noise between 10 PM-10 AM), rules and regulations etc, renters are required to pick up and drop off keys IN PERSON between the hours of 10 AM & 5PM when checking in and out at an office located a 10 minute drive from the property.
This works fine if you’ve rented a car and arrive during those hours. However if you arrive outside those hours, be prepared for your vacation to be interrupted, requiring you to pay for transportation to the rental office before noon the next day or you could be charged a $25 fee.
I would think after all we’ve learned from the pandemic, this process could be done remotely as standard protocol, allowing guests to enjoy their holiday while still fulfilling the requirements.
Aside from the things mentioned above, (which did negatively affect our experience as it interrupted our first day of vacation dealing with the in person check in procedure, we also felt like we couldn't sit out on the patio and listen to music or have lively or laughing conversation due to the noise ordinance), that said, the location and beach bungalow is great, we loved our stay and would stay there again.

You have hit the nail on the head: we have these policies in place due to the increasingly strict rules and fines our city has put in place regarding short-term rentals. Due to the volume of complaints from local residents regarding vacationers, short term rentals will lose their permits if guests break the 10pm-9am noise curfew. This is obviously something we as a management company desperately try to prevent. We also require guests to physically check-in and confirm their identity due to past instances of fraud. While inconvenient for folks without transportation, such as yourself, our check-in procedure is designed to maintain the security of our homes and subsequently improve the reputation of short term rentals, in the hopes that our guests can continue to visit and enjoy our lovely town. We apologize if this dynamic came as a surprise to you. We are currently in the middle of updating the information we send to our guests so they are not caught off-guard by the city's newer, stricter policies. Your feedback is greatly appreciated and we hope to have the pleasure of hosting you again in Newport!

Great location. On street parking only. Very nice neighborhood. Close to beach and pier.
The description is 100% correct: the location is perfect : 200 yards' walk to the beach and a lovely walk in the boardwalk to the Newport pier and bars/restaurants. We had no car and used Ubers occasionally after grocery shopping. The Pavillion supermarket is the nearest store (about 20 mins walk) and I just took an Uber back. We thought the apartment was perfect - kitchen was adequately equipped. No washing machine or dishwasher was no problem for a nine day stay.
