Place is San Fernando Valley’s premiere neighborhoods with easy access to major freeways, The Getty Center, Universal Studios, Hollywood, Santa Monica and UCLA. Close to Trader Joes and Ventura Blvd that offers variety of restaurants and eateries. Hosts are living in the property with no shared leaving space, separate entrance of building.
We are happy to open our doors after long 3-4 years of construction adding rooms and leavings space, remodeling, etc. Our place is located in safe middle/ upper middle class neighborhood of Encino Park. It is 4 bedroom 3 baths entire house plus 2 bedroom / 2 baths newly added bedrooms on 2nd floor with their own private entrance, own bathrooms and roof top patio. Plenty of room for privacy, gathering indoor and outdoor.
Centrally located in the heart of the San Fernando Valley with easy access to freeways 101 & 405 and tourist attractions. Come and enjoy being in the busy city yet surrounded oasis of greenery: fruit trees, seasonal flowers, listen chirping birds commingled with city noise. Mom and I are living in the premises with no shared leaving space with guests. If you like to socialize, we enjoy interaction with guests and sharing stories. There are two main entrances for the building from opposite sides: guest will use entrance from the street and hosts from the alley. Common areas are garden, garden walking paths, outdoor sitting areas.
House is on the busy street close to highways, you will hear some of traffic from property sometimes mixed with bird or cricket songs. The front yard garden lowers noise, some of newer built rooms are much quieter than others: master bedroom and 2 bedrooms on the backyard, on the 2nd floor.

The house has a tremendous amount of indoor and outside space. The home was very clean and the owners are responsive and friendly. The outdoor patios are wonderful to enjoy anytime, definitely at sunset.
Property was great and accommodated all 9 of family members with no problem. Lusine is a great host and you will not have any problems! Great communication and great stay overall.
We stayed in Lusine's property for 4 nights. Lusine was very responsive and her listing was very clean, comfortable and accurate. We enjoyed our stay and would definitely do so again if we're in the area. I recommend Lusine's home, especially for family stays.

We had a large group of different families and really appreciated that the home had plenty of separate bedrooms and bathrooms to accommodate everyone. The home was clean and tidy and met our expectations.
The host was so responsive and communicative! We had a blast, and the space was perfect for our hangouts. The walkway into the house is filled with beautiful flowers and smells like roses, and the fruit trees in the back add a nice sweet touch. Lusine was wonderful - highly recommend the stay!

This place was perfect for our family trip. We had 4 different t families with varying age gaps and this had the perfect amount of space. Each family had their own room and bathroom for the moments we needed privacy but we could still be around each other to fellowship. Check In and out was easy, and there are plenty of grocery stores/food places nearby. Easy access to freeway and very quiet/private neighborhood.
My family (husband, parents, 4 small children) and I stayed here while visiting LA. The house is very clean and had everything we needed. The two upper rooms with a rooftop deck for hanging out were amazing. The neighborhood feels safe and is close to the highway, allowing us to drive to places easily. There are many surrounding restaurants and stores.
What made our stay the best was easy communication with the owner, who is very sweet and accommodating.
We would definitely stay here again if we come back to LA!

The property is clearly advertised as a Garden Escape, and the lush landscaping (organic fruit garden) near the entrance is well maintained and shown in the listing photos. While it may feel wild to some, it’s regularly cared for and there are no snakes in the garden area.W e regularly maintain the property, including pest control, and it's been enjoyed by many families

I felt very at home in this house as well as very attended to by the host. The area of the home was in walking distance to grocery stores and only minutes from coffee or anything else you might need. It was also close to the airport, parks and entertainment . The house has a lot of space for everyone but also two of the rooms were located far enough from the rest of the house that if you rented one room it is still private as well.

We were three families plus a grandmother and nine boys ages 5-16. There were the perfect number of large beds for adults and twin spots for kids. The two rooms that are separated from the house were each like a separate apartment, which worked well for us. The kitchen was well stocked. The street parking made me nervous but we always found a spot pretty easily. The location was good with easy highway access.
The property owner was very responsive and went out of her way to make sure we had everything we needed. We were very pleased with this rental.

We’re had a good stay here! The location worked well for us because we had several days spent in LA and several in Malibu so it was usually about a 30 minute drive either way. The freeway entrance and a Trader Joe’s are both super close which was nice. I appreciated that most of the bedrooms have connecting bathrooms - we were never in each other’s space. The majority of the property was quite clean, but I think the previous guests had put dirty dishes back so I only gave 4 stars there. There is only street parking which we found difficult a few times. we did find parking - it just took some time and was less convenient. The listing also says there is a hot tub, but I wouldn’t consider the large bath tub in the master bedroom a hot tub…
Mostly - location and actual space were great. Bedding was comfortable. We also found a steamer and an iron in a closet which we gratefully used! Loved that there was a washer dryer and extra towels.
The property was very clean and the property owners were very attentive to our messages and needs. We cam got visit family in the area, so really just needed a place to sleep as we spent the day out with our family. As it says, the house is on a VERY busy four lane road. We opted to park in the neighborhood and walk to the house. The neighboring homes are super close so we could easily see and hear the neighbors from the windows inside. However the property owners were very respectful and we never would even have known they were there, so having them onsite was a plus for us as it added a sense of security. The kitchen has a large quantity of dishes, but not a great variety. So if you are looking to cook meals there I would check and see what you need to bring (baking dishes, platters, etc.) Should we visit our family again, and need a place to stay we would absolutely consider staying here again.

While Los Angeles being big city is a bit dense city by nature, we are planning to address privacy from neighbors, While we build a wooden fence on one side of house, on the other side neighbor decided to take our green living Ivy fence exposing bedroom to the neighbors backyard - ouch. We are planning to find a solution that is acceptable for neighbor to keep the place as private as can be in the given environment.
You are always welcome back anytime, We would be happy to host you and your family/ friends. Hopefully this time you can use upstairs rooms too & get the full benefit of the property:)
Bedrooms and beds were super comfortable. Bathrooms and showers were too. Patios and separate on-site apartments came in handy for our 2 youths. Excellent location and safe, friendly neighborhood near groceries and gas. Great restaurants and short drive to beaches and theme parks.
The property was large enough to easily accommodate our whole family and they had a great time. Located right next to the 101 so easy to get around. Lusine was a great hostess.

We enjoyed our stay very much. Absolutely loved the outdoor space and garden area. Beds were very comfortable and there was plenty of space for our variety of guests. Kitchen was supplied well with spices, utensils, dinnerware, and other cooking supplies. There were places nearby to grocery shop, a Starbucks, and a gas station nearby, and an amazing Mexican restaurant called Salsa and Beer. Lucine was very responsive and accommodating before, during and after our trip! We were very comfortable there and would definitely consider staying there again.

The place was great and the location is fantastic. Hosts were wonderful and communication excellent. Could be a little pricey for us to use in the future, but overall it worked very well for our larger group.
Nice home, quiet for being on a main street. Street parking only but we managed to find it in front of the house.
Lusine was attentive. We reached out for a few things and she was attentive and helped quickly.
The layout is a bit different. 4 bedrooms in the main part of the house, and then (2) one-bedroom suites outside the courtyard and up the stairs. These two rooms are private, but they share a common wall with the main house where Lusine lives. It was private, her living area is totally separate from the rental house. We did not see her except when she came over on request for some items.
It worked nicely for our group. Two of the adult couples in our group used those rooms while the “kids” and other adults used the main house.
Lots of sofas for the living space to gather and watch movies or play games.
There is a trader joes less than a block away. The freeway is super close.
We went to Universal studios and it was a 15-minute drive (no traffic when we went).
We would definitely come back. Thanks, Lusine for all the little things you did to make the house feel like home. Well stocked kitchen with spices, pots, and pans, large refrigerator, shampoo and conditioner in the bathrooms, extra linens, all the little things so we didn't have to do extra shopping.
oh and the beds were super comfy!
It was a great stay for our large group.

We love creating leaving space that brings up brightness to our lives. We love nature, in love with plants, trees and other living beings. Trees and plants had special place in our hearts. Because of that we created this urban garden with many fruit trees and plants in a standard small space like residential plot we had in Encino Park. It’s gratifying to see them growing from the seeds and beautifying our world with their presents.
We, Lusine- host, Susanna- mom and two kittens Lily and Pepe are staying in the back of the house. We love sharing our space with guests and enjoy meeting people from all over the world.
