The villa is painted a rosa terracotta colour like a villa in Venice so we love the charm of it too. Amy, It was lovely to have hosted you in the villa and we welcome you back in the future. I appreciate you having taken the time to write your review. New pics are on the way as it is true that there have been many improvements and the pics do not show how very big the property is.

It rained every day of this group's stay, and was really bad luck for them and I think this had an overall negative outlook for everyone. It was such a shame. Location of the bedrooms and layout : All of the bedrooms are accessed and attached to the main villa, so this statement is not accurate at all. All of the bedrooms are accessed from within the villa except for the private flat upstairs which is attached to the main villa and has a set of stairs going upstairs and a private entrance door, 2 bedrooms, a full bath, kitchenette, spectacular sea views, 3 private terraces, (one of them huge with sea and La Concha mountain views) and sea views inside the flat, which my guests have loved as it affords total privacy and accomodates 4 guests. Poor communication and no communication at all during the length of this stay prompted me to breifly go to the villa once to make sure everything was okay, which was the day before their departure and once earlier on. I had not got a response to 2 comments made to me by one of the guests, that ''there were issues'', so I came over to the villa 2 times, once breifly trying to speak with the host of the group who made the reservation because she did not respond to my requests within the dashboard messaging centre asking her to communicate with me but she was not available. Sometimes this happens and I think its fine, as everyone seemed to be having a great time, so I left. I was there for a few moments. Only on the eve of her last day in the villa did she finally respond to me requesting her check out time. The second time I came to the villa I had a quick converstaion with the host of the reservation asking her what if any issues were there due to the comment made to me on the first day by one of the girls in the group. The only agression that took place was from a guest who I quietly asked their host to ask not interrupt our conversation which she quietly did, and that is all as I never spoke to any of the other guests and only to the host of this reservation group. I explained to her that in order to be able to communicate effectively , I only wanted to speak to her and one person, which I do as a rule, so I only had to be there for a few moments as I do not like to have to come to the villa at all and never do unless there are extenuating circumstances and I am called or there is no communication at all and need to know the check out time of if I I am asked to come, which rarely if ever happens. I have never ever been agressive with any of my guests in the past, nor would I ever dream of being agressive with them in the future. I do not live on the grounds of the villa at all. I came over to try to ask the head girl as she was the girl who made the reservation, if there was anything wrong that I could resolve and she said 'No absolutely not' and asked the other girl to leave us in peace to speak to each other. She was very polite and the conversation was limited in time, just a few moments and she told me there were no issues at all. Then a few of the women asked the pool man to leave which was a bit upsetting to him, but he quickly finished his job and informed me and left. STUDIO downstairs - I think the bedroom being referred to is the grande studio downstairs which is very big, sleeps 5 people and is very popular as it has double doors which access the outside garden, terraces and pool. Because the studio is also a double suite with its own bathroom ensuite it has two advantages, it not only accomodates 5 guests but it is accessed from within the villa as well, much like a double suite in a hotel, like the Marbella Club is known for and is always enjoyed as it allows guests to go directly to the pool and inside to the studio without tracking wet feet inside the villa, so this is actually enjoyed as an asset, as it is accessed from inside the villa as well as the outside. I have never had anyone complain about this, to the contrary it has always been seen and enjoyed as a great convenience to the villa as well as the private apartment upstairs and have been told its so nice to be in such a spacious villa that lends itself to giving privacy for large groups and families alike. Having doors opening out to the garden, pool, jacuzzi, sea views, fresh air and so on is a delight to my guests who rent this villa and it such an enjoyable layout in keeping with the character of Spanish homes which have the advantage of having fresh air, cooler temperatures in summer, because its layout with double doors opening out as this villa does to the gardens and views of the sea and its elevation above the sea and yet so convenient to Puerto Banus very enjoyable indeed and this is in part why I am a premier host and will always strive to be one. One bedroom known as the mountain view bedrooms adjoins another bedroom and this is usally enjoyed by children, grandparents or close friends in a wedding party. It has its own hallway and a bathroom for these two bedrooms. 'Where I live' - I do not live on the grounds and I do not come by frequently at all. The communication was very poor (and I put this in my initial review with this reservation) because despite asking the head of the reservation to call me if they needed anything my calls and messages in the inbox asking about their check out time, and what the ''issue'' might be were not responded to so I finally came by once to speak with the head of the reservation and we acutally had a very nice conversation which I remember being quite good. I am quite taken back by the comment that I was agressive and intrusive. I have never ever been agressive towards any of my guests, nor did I make any complaints, I merely asked if everything was alright and if the host was having a good time with her friends. To improve the quality of all future stays and to avoid having to ask anyone about their checkout times/possible issues they might have, and in order to avoid any sort of conflict like this in the future, I have decided to make sure check out times are given to me before future arrivals at the villa and that any complaints about the villa, are addressed within the first 24 hours so that my team or maids can make the adjustment or tend to whatever needs to be done promptly and efficiently. This is how we operate. I hope this will make all reservations run smoothly in the future and that they end with a brilliant outcome of great memories as I have so often been told about when guests are departing the villa on their last day. I did ask the girls in this group if they had a nice time and was told ''yes, very'' so this review does come as quite a surprise. I never expressed an issue, I was actually trying to find out what the issue was as one guest kept passing me by on the first day commenting to me that there were issues...which was vague and when I asked what they were she just kept walking past me, this happened in the street in front of the villa when she was getting into a taxi and I had helped ensure a delivery for them. I find this a very ineffective way of communicating which is why I spoke to the head of the group. I also would like to say that I have many hen parties here in the Spring and they delight in the villa and its layout which is habitually descirbed to them in messages and over the phone. Thank you for taking the time to read this and I hope anyone reading this review will feel comfortable with asking me any questions about the layout and any other quieries they may have before making their reservation. I did rate this reservation before I read her review and would not recommend renting to her in the future because of her poor communication and because of her inaccurate review. Thank you.

This lady brought 18 people to the villa without my approval and the villa is maximum for 15 people so of course there were 3 extra people who happened to be men that I did not know were coming. I realized this on the morning of the check out when I came to do the normal routine check out. The lady who arranged this rental was not there and I was confronted by a man she had apparently added into the group of what was supposed to be 15 people. He was not happy and I had to explain to him that Susanne should have not over filled the villa without my permission. I was a little confused on her check in because she wanted my maids and myself to go and be gone even though the villa was not quite ready, as I have explained just because an early check in is allowed, it does not mean that the villa preparation will be completed by the early check in, but by the normal check in time of 4, so now I am making this clear to anyone who rents this villa. In addition to this the group that arrives should arrive together and vacate the villa together, Or notify me that some will leave early as happened in this case, and some later. It was not nice to leave her guests unahappy at the agreed on check out time, and leave early in the morning without telling me that was her plan. In addition to this, the house was filthy and covering the floor in the dining room and kithchn were sticky with ant repellant which took an inordinate amount of time for my maids to clean off with boiling water over and over to get it all off, and there were no ants prior to their arrival but obviously some had come as there were sugar coated cereal crumbs all over the floors and countertops of the kitchen. At no time was I confused at all, but I was a little unnerved to have been treated with such utter disrespect on this woman's arrival and then by the man who complained he had nowhere to sleep for the days he was there, and having tolerated being screamed at and pressured for the key to the upstairs apartment even though I had already given it to Suzanne so she could go to the grocery store. She neglected to tell her friends that she had the key !! I will no longer allow double check ins and this will be made clear to all guests renting this villa. I might have been nervous, because all of my guests with the exception of one or two have been absolutely wonderful with me, polite and appreciative of the house and attention to detail it is give. Even under these harrowing circumstances, I tried to be polite at all times. This horrendous accusation of me of not giving them the key went on for about 20 minutes and then finally one woman in the group came to me and said, that one of her friends had the key. So yes, it was a confusing situation indeed. There are not ants and absolutely no rats by the pool, that is rediculous, and anyone looking at my reviews will know this. This is a country house however like all the houses in this area near Puerto Banus and so there are of course animals around but not rats. The villa has a Spanish layout in one of the sections only and this provides for a connecting suite, exactly like they have at the Marbella Club and other 5 star hotels in this vicinity, and I have never had anyone in the 20 years of operating a rental business voice a complaint such as this. It is an asset and both suites are grande in size and have their own large ensuite bathrooms, and a separate entrance to the outside directly to the garden and pool, marvellous heated jacuzzi and in the large white studio suite accomodating 5 people. It seem as though in her review of my villa she is trying to cover up the real problem which is that she brought 3 extra men, making the total 18 and not 15 people, one of which was furious and screaming at me on the day of the check out complaining that he had no where to sleep during the duration of his stay and I told him to talk to the woman who arranged the rental about this problem and not me. This happened after the woman had already left the villa. I have noted however that yes, on my inspection and for 2 days after the departure of these guests there were ants in the kitchen due to the fact that there were pieces of ham with fat left in the butler sink that was days old, and food bits in the main sink and worst of all 2 bags of 1 kilogram each of open sugar that had partially fallen on the countertops and an incredible amount of insecticide which almost knocked me out in the dining room, so much that my maid has had to remove all the material and wash it serveral times. Even the floors were sticky with it walking around so it really was appauling. Of course in addition to the bags of sugar there were cereal pieces left under the dining table and kitchen countertops as well. There will be ants coming in to feast off food like this if left for days at a time, in this case it was 4 days. My manager and I had to arrange for a workman to come in and also scrub and paint the walls in this area of the villa. I did find that the lady arranging this group was brutal in her attitude along with some of the other guests right on arrival as it seemed they did not want me and my maid here so we promptly checked but then perhaps the extra men came and she did not want me to see. My neighbor told me he heard lots of loud laughter coming from the villa and so it was apparent that they were all enjoying themselves very much which is always my heartfelt desire for all of my guests but one must tell the truth and the guests must tell the truth. I have sent a comment to the lady who headed this group of guests voicing my concern about the overloaded villa, the angry man screaming at me who looked like he had not slept well in days, and most of all the fact that i have had to explain to VRBO and to the man in the villa at check out and here in this review that the insecticide used in abundant supply is not a solution of keeping the kitchen and dining room clean. Thank you Clare for taking the time to write such a detailed review. It allows me to make adjustments and also let guests know that we have folding luxury sun beds on the big living dining open air covered terrace making the total sunbeds 9 at the moment but I usually have 8 in the garden, as well as the adirondack white relaxing chairs of 5. I am always adding more sunbeds as we have a few that break during the Spring and Summer rental period and need to be replaced. Our flat upstairs has amazing views of the sea, Marbella and a fridge and kitchenette, full bath. To get back from town and Puerto Banus hop in a cab which costs roughly 6 euros back to the villa. Taxis are luxurious white Mercedes that know the villa very well, but walking down to the sea, shops, resaurants and Puerto Banus is a breeze. I could not have asked for a nicer person, Clare to bring her lovely family of girls celebrating an upcoming wedding and enjoying themselved immensely. The villa is surrounded by the best that Marbella has to offer. Easy access behind the villa also leads to a plethora of restaurants and shops of every kind, including a convenience market and a big supermarket, farmacia, Inch delivery or restaurant as well as many others that I recommend. Any host considering hosting Clare in their property with her friends and family will not be disappointed. They were polite, happy and beautiful and extremely well mannered. Thank you for taking excellent care of my villa.

Thank you for your review but it is not accurate. First of all the hot tub does work and was heated for the duration of this stay. Regarding any tiles if I had been notified early on on the first or second day of this week long trip, I would have had the tiles repaired and the problem solved within 24 hours. We solve any problems promptly and in this case an underwater scuba repair company came to assess the situation and repair it unfortunately we were not told of any problem until the eve of their departure day after a 7 day holiday. Nevertheless the tiles were repaired and replaced by an underwater scuba tile repair and installation professional company. We have had absolutely no complaints at all about any sharp tiles all Spring and Summer long about the hot tub or pool having any sharp tiles in it and it has been thoroughly inspected by a professional company. The tiles are a thick smooth gracity tiling and it has been used regularly. I was not notified at all of any problem with the tiles until I recieved a message on the last afternoon of their stay so I came rushing over in an emergency on the last evening the day before the depature the next morning. There was no complaint whatsoever from this charming family for the duration of their stay from the first day until the last day about any tiles having done any harm to their children. The children were playing in the shallow end as I was told this for many days and long hours and then the tile company explained to me that children's feet get very soft and tender with the water in the pool and jumping around repeatedly so with the soft skin, this must have happened on the last day....It is a shame because Suddenly when I was left a message and told that there had been toes cut in the pool I came rushing over. When I got there there was total calm, and the children were all fine, there was not blood, no bandages and they said they were all fine, but I tried to give them antibiotic cream and bandades but the father and step father said, ''no its fine, they are all alright''. Nothing more was said to me except for the grandparents and wives saying how much they had enjoyed themselves and so I left within a few minutes. I apoligized and hired a professional well known pool tile repair company to come straight away the next day. What they found was a large smooth stone to the side of the pool just under a bush next to the pool steps that I would never have seen, where perhaps they thought a child could have dropped it onto the tiles as it was in the shallow end where they found some broken tiles. I was told by the professionals ''The shallow end is where children spend alot of time playing and jumping around and their feet get soft,after a week of being in a pool and children's feet are soft to begin with''. This is a professional underwater tile installation and repair company. They come with their scuba gear and repair underwater. If I had been told straight away that there was a problem it could have been sorted out straight away by this very good professional tile repair company. We pride ourselves as we are a professional rental company on getting things solved as soon as possible if there is a complaint. When the scuba diving tile repairman was finished he explained to me that the skin on children's feet is very soft especially after they have spent hours playing in the pool, just like the skin on feet and hands get when spending a long time in the bath and so it becomes less resilient and very very soft. and that if they spend alot of time in the shallow end playing ball and jumping around as was this case and as these children did, then the possibility of a cut is heightened. I did send a message to the gentleman who arranged this stay to say it had been repaired because his parents and parents in law said they wanted to come back, and that it had been very good service, and so I was surprised to see this response. I also gave a gift for his wife's birthday party of six fluted beautiful champaigne goblets in three boxes but was not given so much as a Thank You and yet the whole family told me they had had a wonderful time. This was a bit of a disappointment but sometimes things are forgotten. Morning of the check out - I told the grandparents not to worry about the mountain of trash left behind and not taken out to the bins and the food on the floors and kitchen countertops because there were so many children and this was normal under the circumstances right before leaving to the airport. I was happy to see everyone leaving happy and this is what we strive for making sure everyone has had a good time in the villa. The underwater repair company is very professional and effective and the two men who came out to work on it and who studied and assessed it told me that it looked like a heavy object like a large stone had been dropped onto the tiles by the children playing there in the shallow end, that is what it looked like to them and they showed me a large smooth rock just beside the pool in the bush next to the pool steps so we think that is how it occured and I was not told of the children getting cuts until the afternoon of their last day of their stay whereupon I came rushing over only to find total calm and was told not to worry about it by the children, their mothers, and their aunts, I was told by the grandparents what a wonderful stay they experienced, and that ''it was very good service'' and that they ''want to come back to visit'' The family was celebrating the wife's birthday and I gifted them a set of very high quality champagne flutes which they took with them and there was no thank you. It was a little disappointing to say the least. I also could have made a big complaint about the broken pool tiles, after what the pool repair company told me, as there were 3 boys and a girl and they could have actually broken the pool tiles with the large stone just as the pool repair men said, but I did not want to make a big fuss about it for two reasons....the damage from the stone could have been much more and they were all so happy with their stay especially the next morning when they checked out. And I did not have unequivocal proof that this is how they were broken. With regards to the living room and absence of air conditioning it is because the double large living room door is open to the shady terrace where a cooling breeze always comes in off the sea, and the large front door is always open as well as people are always going in and out to the garden and pool. There are two fans and iin the living rooms and ts remarkable how the sea breeze air coming off the sea comes in through the double doors which are open to the shady terrace of the villa. On departure ´The kitchen in particular was left in a big mess with an inordinate amount of food etc. left on the countertops and on the floor but I told them not to worry and that the maid was coming soon. I really hope the adorable children are fine, they were so happy when I came over to check on their toes. All was well though, thank goodness. I think that my service and attention and the villa deserved more than a three star review but thank you for coming and enjoying it anyway. In closing, I felt and my manager felt that there was a lack of appropriate communication, especially because the tile issue could have been addressed on the first day if they were broken then. Thank you very much for your review. It is a good and helpful example of what people can expect when they arrive at my villa. It is a plus to have 4 very private separate sleeping areas in the villa because they provide just that, privacy from the other couples and children. I try to make sure that everyone who books my villa understands the floorplan and layout of the villa as it is not a typical flooplan found in new homes or traditional western homes that you find in England and America. It has bedrooms which open out to the terraces with their double large style french doors to the entrance corridor outside leading up to the front entrance, as well as entrances from inside the villa. I was worried about getting another disappointing review regarding the layout of the villa as you had a larger amount of children, and the lovely baby than we normally accept, but it worked so well for you all as you were all intelligent about putting all the children together in the large studio bedroom and yes, it is true the parents staying in the black and red bedroom have the additional luxury of being able to go in and check on the children when they want to. I am very glad that you enjoyed staying in my villa and hope that you will come back again next year. It was great to see the all your children enjoying the pool so much when I came by to check on you. The majority of our guests are large groups of 15 people but we would like to have more families like yours come and enjoy the villa too.

Dear Janet, Thank you for your review. We always make a note of anything guests mention needs improvement to the property and strive to make those changes constantly improving our villa based on client feedback. However the WALK TO BEACH IS NO MORE THAN 15 MIN. and sometimes people project upon their surroundings based on how they feel about themselves especially if they are feeling a bit down. I feel quite offended by your comments after I gave you all the discounts you asked for, & not once did you mention anything about not being satisfied whilst in the villa. Quite the contrary. The facts are the following - 1. CUSTOMER SERVICE - Janet wanted the pool heated in August, when it was not necessary. We heated the pool as warm as bath water anyway because she claimed her 2 yr. old baby grandaughter did not want to get in it. Janet did not want to pay for the pool heating so we gave it to her for free. She asked for and we gave her a discount at the time she booked the villa. Janet´s security deposit was given back to her in cash on her departure. We arranged transportation to the villa and airport for her family of 14. We gave pool service every day which they did not see as pool man comes at 6 a.m. when they were asleep. Recommended a low cost, traditional Spanish restaurant in San Pedro where she and her family went and she and her family said they loved it. Brought a dollhouse which 2 yr. old liked, heated jacuzzi for free. Brought extra chaise cushions. WALK TIME TO BEACH. JANET HAS NOT PROVIDED PROOF of her claims which are contrary to the facts concerning 2. DISTANCE TO PUERTO BANUS AND BEACH 10/15 MINUTE WALK - The villa is located 1 kilometer to the beach and is reached by walking in 10 to 15 minutes. FACT - It takes 15 minutes to walk 1 kilometer at a normal pace. I can prove the villa is a 10 minute walk to Puerto Banus & 15 mns. to the beach. I have asked Owners Direct to remove Janet´s review until she gives PROOF ! UTILITY ROOM is accessed from a terrace, has a washer & dryer. Please contact me for proof of walking times & the villa´s location. Based on our experience of having Janet stay in our villa is that she was not at all grateful for the discounts on the rental price, the free pool and jacuzzi heating & seemed depressed. There is a HALLWAY between the bathroom and 2 smaller bedrooms which is next to the kitchen and behind a door, w) easy access to watch over the children which we added on for the convenience of our guests.
