Our villa is located in a quiet cul de sac on the prestigious community of Hampton Lakes. Less than 15 minutes to Disney, the villa is ideally located for theme parks, shops, restaurants and golf courses. If you are looking for a spacious villa with privacy, look no further. There is over 2800 sq. ft. of living space comprising 5 bedrooms, 4 bathrooms, 2 separate lounges, modern fully equipped kitchen and full size pool table. If you are a golfer there is a couple of sets (maybe not top class) Free WI-FI, Five TV.s, If you have a fire stick take that with you and you can link into your home favourites. Or just choose a book from the selection in the villa and relax by the pool. The barbecue and covered lanai are very popular for that evening al fresco dining, especially as the sun deck area has been greatly extended and the pool, deck and lanai are not overlooked. The villa is located within 5 minutes of interstate 4, giving access to all of the theme parks and the beautiful gulf beaches, the villa is also ideally located for numerous golf courses and shops. We just want you to enjoy the villa and the surrounding areas and have a great vacation.

Communication with the host was excellent. The villa was very spacious and comfortable. Could use a bit of upgrading of some of the blinds. Unfortunately when we were there the weather was unusually cold so we couldn’t enjoy the pool as much as we wanted even though it was heated. Great villa for families.

Beautiful Villa and Wonderful Stay

Kath was so wonderful to work with and took the extra care to make sure that we enjoyed our stay. The villa was well appointed and comfortable, and it was centrally located between Disney and Universal. The neighborhood was beautiful and quiet, and it truly felt like a retreat. Our second stay at the villa, and once again it was brilliant. All the amenities we could have wanted, fantastic pool, and a great place to rest. There is a little road noise outside, but otherwise the outdoor area is very secluded. Thanks again for a great stay!

Perfect Family get away

This property was absolutely perfect for my family and I. The owners were quick to respond, very thoughtful, very detailed oriented and had everything possible that you would need at the house. Don’t waste your money on a hotel when you can stay here with plenty of room, pool, pool table, grill etc. We will definitely stay here again when we come back to Florida.

We have been coming to the US for many years - this house by far was the best one that we stayed in. We had a problem with the pool heat and Kath was on it immediately. We enjoyed the pool after a great day of golfing. The house was very well equipped with everything a family would need. The location was perfect. I can't say enough great things about house.

Great House, very attentive owners!!

We have rented quite a few homes in the past few years while taking vacations. The house was great, everything you would need and want. Very close to Walmart and other shopping needs, 30 min drive to Disney. The owners were very nice, even emailed us a couple times through the stay to ask if we needed anything. Our next trip to Universal will hopefully be in this same house!

Have stopped at this villa multiple times now, do not want to go anywhere else. Clean, spacious well equipped villa, has everything you need. The villa is ideally situated to get to the Theme Parks and shopping malls and there are supermarkets, 1 and 5 miles along the road for convenience. Home owner is extremely friendly and helpful

Wonderful Villa. Very, very clean. Spacious. Great home amenities. Pool with privacy. Great Neighborhood and Great Location --- The only exception here is that there is a bit of nearby traffic noise sometimes.•Was there anything at all that was less than perfect?Air Conditioning is locked and cannot be set lower than 75 F. Even with other measures in place, it was a little uncomfortable sometimes, especially in the west-facing rooms in the evenings with the sun beaming.Pool was not heated well on some days. We just did other activities instead.The day before our checkout, the Hot Tub (Spa) blower/jets would not work that day. We did try to get this remedied. We called the Pool Maintenance Business (info listed in the Villa Information Binder) and left a voice mail. We did not hear back from that business.

Simply amazing!!

We rented the villa as 2 families (4 adults & 5 kids) and it was absolutely perfect for us. So spacious and comfortable, and exceeded expectations in every way. The pool was a great size and the pool table was a massive hit with our boys (and the dads!) The location was great for all parks and we found lots of nice places to eat within a short drive. We had an absolute ball, communication was great with Kath from day 1 and I wouldn’t hesitate to recommend. We hope to return in the future and would love to stay here again.

Amazing Stay

This home is spacious, well stocked, and clean. The yard, lanai, and pool are an oasis with privacy, BBQ, lots of sun, sheltered from wind, and effective pool heat (a worthy investment in Dec/Jan!). Disney and Universal are a reasonable commute. There is a bit of highway noise due to close proximity, but we got used to it quickly and it didn’t bother us at all. The host’s care and communication is exceptional. Thank you!

Thank you Andrea for your fantastic review. Over the winter months it is very difficult to keep the pool heat up. As a family you adhered to the advice regarding pulling the pool blanket over the pool at night (all be it i know tedious) but this really does work when the temperatures drop severely overnight. We also have our pool girls add a liquid pool blanket as well. Like yourselves we just love the privacy the back lot offers and positioning of the pool. Hope it wasn't too cold when you arrived back in Canada. Our next guests are also Canadians who come down for 6 - 7 weeks to escape all the snow in Ontario ( do believe they were expecting 24 inches within the next few days) I hope the children had a magical Christmas at the theme parks and enjoyed their special surprise. Lovely, well stocked villa in excellent location close to the Disney and Universal Parks

We were very impressed with many aspects of this villa. It is very spacious, is one of the best stocked villas we have stayed in for essentials needed for any visitors, and has a large outdoor area which gets sun all day, in addition to the large pool and spa. Wonderful for cooling off after a day in the sun! Also great for those who like a bit of shade with a spacious covered area too. Hampton Lakes on the US27 where the villa is located is a very nice estate to stay in, within 30 minutes drive of the parks, and close to many restuarants, shops and supermarkets. So in an excellent, central location. The owner Kath was wonderful with us, answering all our questions before and during our stay. We would recommend this villa to our friends and family and hope to return for another stay in the near future.

The property was exactly as advertised - lovely villa and hosts were faultless. Kath assisted us throughout our stay and helped us straight away with any problems. Directions from airport clear and the process of entering the villa all provided to us before departure. We had a few problems whilst there due to the weather, a car bump and no fuel at the pumps! Perfect Getaway

The property was more than what we could have expected! The house was very clean and well stocked. There were a total of 9 in our party and there was enough room to accommodate everyone. We really enjoyed the swimming pool and used it almost everyday. The yard was fenced in so we had some privacy. You don't usually have that in Florida. We have rented houses from different places in the past, but this was by far our favorite! Kath was amazing! She kept in touch from the time we booked it until the time we arrived. There was a gift left for us when we arrived! Thank you so much for letting us rent your home!

Decent stay

The home was clean and spacious and the pool is so private. We paid to have the pool and hot tub heated and really enjoyed using those. The kitchen is very well stocked. Overall it was a good home for the price and size but we wouldn’t stay again due to the temperatures inside the home. The thermostats are set at 79 degrees and can be reduced to 74 but at certain times during the day they jump back up to 79. For a June stay, it was extremely uncomfortable. The owner was kind in their explanation that they are following recommendations from their energy provider however I have stayed in many florida vacation homes and have never experienced an issue with the AC not keeping up nor have I experienced being prevented from turning it down below 74*. The upstairs bedroom was typically 90 degrees. Unbearable.

Just fabulous

We have just been home a fortnight, but we wish we were still there. Kaths villa is just perfect. We stayed with friends and we did not feel on top of each other at all, we each had our own space and privacy, so if you wanted to go with another family, you could share no problem. The villa is beautifully clean and well appointed, it has everything that you could possibly need. Where it is situated is perfect, some lovely restaurants near by. We can recommend Longhorns steak house, Manny's chop house and Bahama breeze and there are two Cracker Barrels which we love. There are more lovely looking restaurants which we will try when we go again next year. We did Disney this time and the villa is so well situated, not far from the parks at all, it took about 40 minutes to drive each day, but we went at Easter and it was extremely busy, I think at other times it would take less time. We also visited the Disney town Celebration, which is beautiful and so worth a look. Kath and her family are so lovely and extremelly helpful. They truly go out of their way to make your holiday special and help you with anything. As are the folk who look after the villa, they are only a phone call away. The neighbours of the villa were also so lovely and helpful. We can't wait to return

Best of the Best!

Very beautiful and spacious villa on a quiet cul-de-sac with a private fenced in backyard with a pool and hot tub. We had 6 adults and 2 children in our group and the floor plan was perfect. Upon entering, we immediately felt at home. On the kitchen counter was a personal card from Kath, a bottle of wine, and snacks. Kath is one of those people you just feel like you've always known. She's genuinely interested in your family as well as making sure that your vacation is the best that it can be. She was very quick to respond to any questions/concerns prior, during and after our trip. Anything that you could possibly need was already in the villa (except food, clothing and your personal items). Plenty of towels and washcloths were available as well as dish towels and dish cloths. We spent the majority of our time at Disney parks except for the last day we spent our time relaxing in the pool and hot tub and cooking on the grill. Plenty of pool noodles, toys and seating for all! This was our best Florida family vacation! Thank you for sharing your villa, Kath, we thoroughly enjoyed it! If available the next time our family vacations in Florida, we will definitely request this villa!

Beautiful villa in an excellent location

We had a fantastic time in this villa, it’s was very spacious and very well stocked with all of the necessities for a family holiday. The pool is fantastic, my children loved it and used it daily, it is extremely private and not overlooked from any angle. The surrounding outdoor area is also very spacious, so once the pool fence was closed, there was plenty of space for playing with toys/Sunbathing etc which was ideal for our family. The location of the villa to Disney and universal was around 20-35 mins (with traffic) depending on the park and a very easy drive. We loved that the villa was situated so close to the US27 (for supermarkets/ restaurants etc) however, when sat outside on an evening you would never know, as it’s so quiet! Kath was a lovely host, she answered questions prior to our arrival and during our stay- which was great and ultimately saved us money- as pool heating was definitely not needed during our stay- as Kath had already advised. Overall, this is a fantastic base for a family, it’s a spacious home from home in a brilliant location and we wouldn’t hesitate to stay again. Thanks Kath!

A brilliant stay

The villa was brilliant, the facilities were fantastic, we loved the location. Everything was as advertised, and our family generally felt it was one of the nicest villas we have ever stayed in. We did have issues with the pool heating during our stay, and whilst that was unfortunate, the owners were brilliant in their communication, quick to get a repair sorted, and refunded the expense. Other gripes were limited, though as others have mentioned the upstairs bedroom can get rather warm. So in general, a great a experience, and hopefully we look forward to staying again in the future

Enjoyable stay

This was the eight year we have been renting Villas in Davenport Fl. We are seniors and I have a reputation of being hard to please. This villa is the best we had so far. I tried hard but could not find a thing to complain about. The owner is a very nice person who was always available to answer our questions. The Villa has everything available that you need.The location is close to everything. We liked it so much we already booked it for a month for next year. Highly recommend this place.

We are the Stavers Family, Kath. Mark, Chris and Lily. We just love Florida no matter which month of the year we visit. Consequently we decided to buy our beautiful villa. We live in the North of England so tend to have longer holidays in Florida in the Spring and Autumn time to escape our poor N.E weather.

Why they chose this property

Having looked at many communities in the area, we chose Hampton Lakes as it appears far superior to most of the other communities we visited. It is always beautifully maintained and has a warm and friendly neighbourhood feel to it. Hampton Lakes is also ideally situated for The Theme Parks, Shopping Malls, Restaurants and Golf Courses yet just far enough away from the crowds to provide peace and relaxation.

What makes this property unique

We fell in love with our villa as soon as we saw it. It is just so spacious inside with a huge back lot. We had looked at other villas where the pools were overlooked at the rear or from the side. This did not appeal to us as we do like some privacy around the pool. The pool and extended deck are south facing, are completely private and get the sun from dawn to dusk. We just love to have a barbeque by the pool, eat al fresco in the covered lanai and afterwards relax in the spa with a glass of wine as the sun sets. This is our idea of heaven.
