About this property

Sundowner house, beach front, one of the best views on the island. Sleeps 6.

Sundowner House sits with an unparalleled view of the beautiful light blue sea. You can watch fish swim past from the patio– ideally done at “sundowner” time! The house sits 35 ft. above the sea and 25 yd from it, with beach frontage and safe swimming. Hoopers Bay is one of the most beautiful on the island, and extremely quiet. The house has three bedrooms, 1 with a king bed, one with a queen, and the other with twin beds which can be moved together to make another king. There is a mooring in front of the house, marked by a polystyrene buoy. This was installed in August 2022, and is a helix anchor point. All living rooms have fans, air conditioning and a full unobstructed sea view. In response to comments made by one tenant, we took on board what was said, and decided to give Sundowner a facelift, and the following renovations were carried out . The kitchen units, sink and bar were all replaced, and a new refrigerator/freezer bought. For the dining area, a new dining table with 6 chairs provided. All cracked ceramic floor tiles in the house were replaced. The master bedroom has a newly tiled floor, a brand new king size bed in 2018, whilst it's shower room has been completely renovated. It now has a walk in shower. The end bedroom has been altered, the wooden door to the outside has been filled in. The patio has 4 new sunbeds.

Please note, the HOUSE IS ON THE BEACH. I am frustratingly unable to get removed the note that it is a "7 minute drive to the beach".

Two paths lead from the house, which join up then take you to some steps onto the beautiful beach.
Exuma is one to the best bone fishing areas in the world, and it has some of the clearest and cleanest seas to swim, snorkel or dive in. Facilities are available in George Town to do all these things, and also hiring boats. Brochures have been placed in the house to help you in this matter.
The house has satellite WIFI using Starlink so is very fast.
There is split A/C in all bedrooms, kitchen and lounge/diner area.
2 outdoor showers.

One good suggestion from a renter is to bring with you a few paper products that are light and easy to carry, such as trash bags, detergent pods, tin foil, baggies etc as they are very expensive to buy on the island. If you use the App "What3words" the driveway to the house is identified by "sunlit.fattens.mentioned"

This house was in the perfect location. Right in between Smitty's and Prime Island Meats. Geoffrey was so helpful and informative. The house had everything you needed and a beautiful view. Not sure what else you could ask for.

Best location on Hoopers Bay

Stayed here 3 times. Can’t beat the location and size of the property. Slightly elevated so the views of Hoopers Bay are awesome. Steps away from one of the nicest beaches in Exuma. Easy to get to Georgetown, Smittys, or Prime market. Great house that we will book again.

Absolutely incredible

My family and I booked the Sundowner for a week, and it was incredible. Jenny was so kind and helpful, even when I accidently mixed up phone numbers and called her at what I'm sure was an egregious hour. The house was very clean and had what we needed to cook and clean. It even had seasonings. The crown jewel though was the ocean. Absolutely glowing with that turquoise Bahamian blue water. Just a very short walk down to a beautiful secluded beach. We will absolutely be back. What an amazing trip!

House is on the beach and in a great location. Super close to the airport and grocery stores. The house is on a beautiful and very quiet beach. The house is stocked with snorkeling equipment, rafts, beach towels and lots of other items that are difficult to pack. We had a great time!

First time at Sundowner House

This was our first stay at Sundowner House. We had been to Exuma the previous two years but had stayed at a different location. We found Sundowner to be extremely conveniently located. Walking distance to Prime Meats and Mikes Pizza and less than five minutes from Smittys grocery and pharmacy. The house was clean and spacious with fantastic views and great beach frontage. You can be in Georgetown in less than 10 minutes from there and the airport is close by as well. The owner was communicative and even offers to have a few groceries on hand which can be a huge help especially if you are arriving on a Sunday as most things close early that day (if they open at all). There is also a local property manager close by that was responsive if you need than. Great stay and wonderful place. We will definitely book again.

My family and I spent a week and a half at the sundowner it exceeded our expectations. It is everything that the owner says on VRBO. Gorgeous beaches everywhere the beach at the front of the property is beautiful. The wildlife on Exuma is breathtaking. Must take a boat tour with Roberts island tours. They were great recommended by Jenny.

Fantastic Location and wonderful host

Sundowner House was perfect for our family - lots of room, very clean and a fantastic location right on a beautiful beach. Having breakfast on the patio with a gorgeous view was the perfect start to the day. the location on Hooper's Bay is great - kind of int he middle of the island convenient if you want to go north or south. Close to the grocery store and George Town. Jenny the property manager and the owner were great at answering all my questions about where to go and how to get there. I highly recommend this house for a family or group of friends. it is a fantastic value. Would definitely go back.

Functional

First, location is great and the views from the deck are spectacular. From there, I would call the house functional. Don't expect a bunch of bells and whistles with this one other that the view and location. Three bedroom and three bathroom worked for our group. The kitchen was well stocked and everything worked but there was nothing spectacular about it with a small cook top and no dishwasher. Being right on the beach was great but if you have issues with hills or stairs, you are going to want to stay away as it is a trip down a significant hill to get to the beach. A few beach items were in the storage room but no chairs (note that the owner states that beach gear is questionable so no complaints from this). Would we stay here again? Maybe but it wouldn't be my first choice.

Wonderful stay

We had an absolutely wonderful stay for a little over a week at Sundowner House. The house is exactly as described. It was just perfect for our family of 5. The location is truly unbeatable. We visited practically every beach on Exuma and ours on Hoopers Bay was our favorite. The house sits up a little higher than some of the other beachfront homes and we were so grateful. The breeze kept the bugs away and the views of Hoopers were breathtaking- and it is just a few steps down to your private beach. The sea turtles are just a short walk down the beach. The homeowner and property manager were wonderful and kind - and more than accommodating. The home was stocked with everything we needed. The grocery was super close by and restaurants only 5-10 mins away. We would absolutely rent this home again. Thanks to the homeowner and manager for your kindness when our flight was delayed. You have a lovely property!

Perfect Rental For Us

My wife and I were making our seventh visit to Exuma and we finally convinced her sister and another couple to come with us. This is the first time we've rented a house and this one could not have been better. Absolutely perfect location. Close to Georgetown. On Hooper's Bay. Near a couple of stores. Perfect. If you want an ultra-modern, super ritzy house, this is not for you. It's a homey, comfortable home with everything you need for comfort. Everything worked. Lots of little home comforts - i.e. books, puzzles, kitchen utensils of all kinds, binoculars, swim fins and floats, etc. All little things that made you feel like you were at home. Highest recommendation. We'll be back.

Location is EVERYTHING!

Sundowner is sweetly positioned on one of the best bay's on the island with the clearest water and the most pristine beaches! The beach makes for a beautiful morning and evening walk with no bugs. Down by the docks, the weeds allow for a great beach shelling spot. There's a natural reef/structure to the left of the beach that has amazing fish (Barracuda, Sea Turtle, Sea Cucumber, Starfish). There was a resident shark that visited a few times. We weren't too worried as we know Lemon Sharks are fairly common on the island. Geoff, and Jenny were amazing hosts and anytime we had questions, they were there to answer! The house itself had most everything you need for a successful stay. Plan on buying/bringing toilet paper, paper towels, tin foil, kleenex, etc. LOVED having a walkout for each room! The patio was our daily resting spot for boat watching. Smitty's down the road was great for basic things like gallon drinking water (cheapest), and a full pharmacy. Prime Meats is walking distance, be aware, the last hour of the day, is hectic. Locals come get last minute items. For pizza, we preferred Splash more than Mike's (pizza battle). Peace & Plenty has resident Turtles. MINOR Feedback - 1) Driveway walls are super tight for vans. Add gravel to bottom to prevent bottoming out (every time). 2) Low patio walls can be sketchy for littles. 3) Kept having small bugs getting in from somewhere on the counters & food. 4) Master shower door doesn't close all the way. 5) Grill vent rusted.

We had a fantastic Monday through Friday stay at Sundowner. It is a perfect location and convenient to the airport and Georgetown. The beach and water are just steps away and the veranda has a gorgeous view for your morning coffee. There is an excellent blender for making your own cocktails and the convenience store is just down the street. Geoff’s recommendations in our welcome letter were spot on. We enjoyed a couple of great dinners at the Exuma Yacht Club which is about an 8 minute drive away. We will definitely be back!

Wonderful property and hosts. They sent us detailed information about the island and it was so helpful when we had their recommendations for renting a boat and other things to go see and do! Highly recommend. The beach was like our own private beach and they had plenty of floats and things to hang out in the water for hours with. From exploring many other beaches on the island and stocking island…the beach at the house was our favorite beach, next to the sandbar of course. :)

Wow. Can't say enough about our stay. Steps away from one of the most beautiful beaches. Just FYI we saw many turtles when snorkeling steps from the house. The house owner Geoff was great at sending emails with things to do. We will definitely going to be back next year.

British, and my father first bought land on Exuma in 1964. He was formerly an RAF pilot and airline Captain, but passed away in 2020 aged 94! I inherited it and am now fully retired. The first house on Exuma Dad had built on Tar Bay, but we needed more protection from hurricanes so moved location to the current one in over 30nyesrs ago.

Why they chose this property

Bought the land and built the house in 1990, due to its stunning location. The width of the plot allowed me to have 3 bedrooms all with a sea view.
