Luxury village winemaker's home, a/c, amidst UNESCO World Heritage vineyards
Imagine living in your very own Burgundian winemaker's house in the heart of one of the best wine regions in the world. Imagine a spacious home, lovingly renovated by the owners in conjunction with a fantastic architect and highly experienced local artisans. Imagine the perfect balance between authenticity and modern luxury so that you have a true Burgundian experience in deep comfort.
Imagine an enormous terrace on which to sit and watch the world go by, a large, secluded garden for relaxing and sun bathing and your own small vineyard to inspect and observe wine growing at close quarters.
This is 10pulignymontrachet - or 10pm for short.
10pm consists of a two structures joined together but separated by that thick Burgundy stone that keeps rooms cool and comfortable - "the Main House" and "the (not so) Little House".
Walk through our front gate and you will see the large gardens to your left and the Little House (on two storeys) in front of you. To the right of the Little House you will see a short flight of shallow steps up to the Main House (which is all on one floor) and the large terrace. Beneath the Main House you have the chaufferie which contains the laundry and ironing facilities, our bikes (5) and various items of garden furniture which are at your disposal.
If you are a party of six or fewer, you can take the Main House on its own (please go to property number#1073106 to see this). In this case, between March and October, the Little House will remain empty so that you will have complete run of the whole property. The Main House consists of three double bedrooms, each with its own en suite bathroom, a family bathroom with a roll top bath, a chef's kitchen, comfortable living area, laundry room and large terrace.
If you are a party of seven to 10, then you have the option of taking both the Main House and the Little House together and this listing is for that option. The Little House consists of two double bedrooms, chef's kitchen, living room and one bathroom. It has a patio area to the front and vines to the back.
We also have a large, secluded garden for sunbathing, barbecuing etc, a garden swing in the old style and lots of garden furniture to use as you wish.
You access the Main House from the Little House via a short flight of low stairs - freedom but togetherness!
Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.
Having said this, it is also within walking distance of two Michelin starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.
The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and enduit and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!
10pm was completely renovated to offer luxury accommodation, combining original features with modern facilities, including air conditioning and some very atypical plumbing (ie powerful 'Raindance' showers)!! We refresh 10pm every year to keep it looking fabulous!
We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.
Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.
As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...
They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.
But this is your choice. You will be equally happy if you want to run under your own steam.
To go into a little more detail, the Main House comprises:
Three spacious double bedrooms with deeply comfortable mattresses and classic décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.
A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.
A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker and also the filter coffee maker.
The dining table in the Main House seats 10 so that, if you are using both houses, you will dine together.
There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards. There are also a couple of smaller bistro-style tables for a less formal sit down and relax.
The Little House (which is not so little!) comprises:
Two classic and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia...
A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower.
A large and airy through living/dining room with views over both our vineyard at the back, and the front patio.
A separate fully fitted modern kitchen also with views over our vineyard.
The garden to the side of the houses is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.
To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).
There are laundry and ironing facilities in our chaufferie which is underneath the Main House, a secure storage space for your wine, and secure off street parking.
We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.
The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.
We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.

We are a couple of travellers (the picture is of us in Iceland!) who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.
We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.
We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.
We have designed and created 10pm for ourselves, our friends and family and like-minded guests.
We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.
We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.
For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!
Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.
If, like us, you want to be in the centre of things but not surrounded by a heaving, noisy, smelly circus, then this is the place for you.

We created 10pm with luxury in mind. The "Raindance" showers and the beds are big enough even for really tall people (so our US guests tell us!), the beds have deep mattresses and luxury linens. The kitchen is designed for people who love to entertain, full of the equipment you might need.
It is peaceful but in the centre of the most famous white wine villages in the world and within a stone's throw of all the action - perfect!
As well as the large garden, we have an enormous raised terrace from which you can see mountain and vineyards of Montrachet - wow! Dining al-fresco is also really easy as the terrace is just off the kitchen.
Then, when you decide to stir outside...
If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.
Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.
By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.
Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.
Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty

Why battle through the crowded tourist areas to get home and have crowds milling on your doorstep at all hours? But the neither do you want to be in a remote spot a bit too far from other people. In our village you get the best of both worlds and, most importantly, a true Burgundian experience!
This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.
Our house combines an authentic Burgundian home with great comfort, modernity in the right places, friendliness and conviviality with a great location which means you are not far from anything.
10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.
Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.
And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bars (caveaux), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.
