Such a special place in the heart of Venice! Convenience store nearby, many restaurants, walk to the boat taxi 3 minutes, and quiet place too! So much space and very unique!

Just a short walk from the SanToma vaporetto, this property is a wonderful location to explore Venezia. It very much matches the photographs that are posted. There is access to a small private dock on the Grand Canal which offers a beautiful panorama of the waterway and all of its activities. My daughter and I loved our stay.
We loved the location and the quaintness of the apartment and gardens. We also enjoyed having access to the private dock, although we thought that was connected directly to our rental property, it was still very closeby! Would highly recommend!!
We had a great stay at this perfectly located apartment. Close enough to all the action, but secluded enough to get away from it all. We spent multiple hours on the dock with wine and cheese just watching the comings and goings on the Grand Canal. Ernst and Annalisa made check in easy and we’re great at answering any questions we had. We loved our stay here.

Palazzo Pleasure
Who could pass up a chance to stay in a real palazzo located on the Grand Canal in Venice? We’re glad we didn’t and we highly recommend this apartment to others as well. This was to be our second visit to this amazing city and we were looking for something special and I think we found it. The apartment had everything we needed and was located in a great area; near to the #1 or #2 vaporetto stops in both directions, and a short walk to both the Rialto Bridge and Saint Marks Square.
We had an amazing stay and really enjoyed having our morning coffee, afternoon spritz, or a light dinner on the small dock that provided access to the Grand Canal. It made us feel like a native and provided hours of enjoyment.
If we ever get the chance to return to Venice we hope to stay here again.
First, I should say that we really enjoyed our stay at this very nicely decorated and functional apartment. The person checking us in was very good, and did her best to answer our questions. The problem was that the listing called this a "Grand canal Love Nest, and suggested that "It's possible to use the Grand Canal view". The pictures showed a nicely laid out table with chairs on the small dock. My mistake was thinking this dock was actually connected to the apartment, and I was looking forward to morning breakfasts and evenings relaxing on that dock watching the grand canal. The reality is that the dock was not attached to our apartment, it was through a passageway with a locked door, and I was told the only access was a one hour "apertif" that would be served us our second night there between 6-7 PM. That's it. To say I was disappointed would be an understatement, and that is really the only reason I gave this listing a lower score. I chose this apartment mostly because of my assumptions (based on my reading of the listing) on how much I'd be able to use this dock. This listing is close to the Grand canal, but you really won't be seeing it or have access to it except for that one time unless they make changes.
All that said, we really liked that apartment, and if we hadn't had those expectations coming in, we would have been very happy with our choice, and would have recommended it to others.
This was a wonderful flat with not only access to a private dock, but also a very quaint garden area. The apartment was well stocked with everything you need for a comfortable stay. It was a perfect spot to start and end the day. Definitely a place to return!
This is a lovely place in a very pretty, quiet setting, but close to everything. The furnishings are nice, everything is comfortable. I would always be happy to come back here!
This property is a truly unique experience in this one of a kind city.
The communication at every point was clear and concise. In spite of the delay in our arrival due to train issues, we were greeted by a friendly young man who gave us a brief but clear overview of the property. The property has everything you need for a self contained stay, and is conveniently close to a small supermarket should you want to make your own meals.
As for the property itself - the bed is firm but comfortable, the AC worked nicely, and everything is designed for proper security. The grounds are breathtakingly maintained to where you truly feel as though you are in an oasis in the city.
It's true that the private dock is only available during your one hour private sitting, so don't wrap your plans solely around accessing the canal. While the dock experience is only an hour, it is truly a magical experience. This was the highlight of our tenth anniversary celebration, and one we will remember all our lives. Our "butler" was kind but unobtrusive.
This is our third time together in Venice, which is one of our favorite places to visit. Our stay was brief but, thanks to our stay here, one of which we have long lasting memories.
This place was great for a 2 night stay. I’d probably not recommend it for more than 2 nights. The location is as great and we were able to experience a lot of Venice in 48 hours. So it was comfortable and efficient to lay our heads. Bathroom was clean and our stay was very easy. A few notes- the bed and pillows are FIRM. So, for 2 nights it’s totally fine. But after walking Venice all day if we had stayed a 3rd night I know we would have been craving a plushier bed. Also, not a huge deal for us but there is not direct access to the canal like the picture may suggest, so you’re not exactly on the water. But overall, great stay for us.
Bait and switch. There is no private deck or air conditioning. The private deck they refer to is not even in the same building and is locked during all hours.
I wish I could give ZERO STARS! Host treats you like trash! I had a terrible experience with the host Analissa. We arrived at 830 pm which they charge a late check in. No problem. The first issue started w the ac broken and it being so hot in the apartment. We didn’t even get a chance to check in. After traveling 24 hours from the US We waited nearly 2 hours for the technician to fix the ac which was unsuccessful. They offered to move us to another apartment but would have to move again the next day. We turned down the offer since we did not want to unpack and repack our bags and opted to cancel the reservation. The host said I would have to call Vrbo to cancel the reservation which told me is not try and that the host should be contacting them.
I messaged the host what Vrbo had advised and they responded with extreme offensive accusations and told me that “I have to wait as long as I have to”. They proceed to accuse me of “being rude the girl checking me” in when I actually became friends with the girl over the two ours we were waiting. The host accused me of acting in bad faith and blamed the problem on me wanting a refund so I can check into another hotel. She then continued with “do you know how many people I meet like you?” Annalisa also said give me your PayPal so I can do my job and stop contacting me with useless emails (while I’m still trying to resolve the issue. Very unprofessional. It’s sad to see how viscous and disrespectful people can become once you become useless to their wallet. The host has been reported to Vrbo. I also had to call my credit car company to dispute the charges.

Charming apartment with private water dock on grand canal
We enjoyed staying at this well appointed and quiet apartment in Venice. The communication with the property managers and the warm welcome from our host made this stay stress-free. Great and central location to all we wanted to see. The water dock was an excellent way to spend the evening with wine watching the sunset. Grazie mille!
Well described. It is a cozy apartment with the bed lofted over the living area. We used it for a place to lay our heads as there is so much to explore. It suited us well and a was a bit away from the real busy area near the square. We enjoyed this place for two nights. While at first it appeared to be an issue to have someone greet you, we are very glad we did as he told us all of the places to go and where and how to find our way home.
We would stay here again.

Die Beschreibung geht von Balkon und direkter Lage am Wasser aus. Dem ist nicht so. Es ist ein Gartenapartement im Hinterhof . Fenster gibt es, gehen aber in ein kleinen dunklen Gang. Bei dem Preis das nächste mal ein Hotel!

When I went to visit Sydney, Nova Scotia/Canada, I read on the Internet that a couple wanted to go to Sydney/Aurstralia but made a mistake and found themselves on the other side of the world; the Canadian mayor offered them a free homeymoon stay - Just adults right? How can you go wrong like this? ... Reading this review, this curiosity came to mind as we have 2 similar apartments in this building: one with windows overlooking the water of the Grand Canal, the other (this one) with windows in the garden to sleep peacefully all night long, access to the private Grand Canal panoramic pier, and is highlighted in the description and in the photos! I wonder: how can you book the wrong apartment and then complain about the apartment itself? It's just -your- fault, right? Not enough, even do the review by posting your mistake! You are my hero. - For the record: I also offered these guys an aperitif on the Grand Canal (as it will be served to all our customers in this apartment), really chic - I know... you can't resist passing others your faults - Happy homecoming, but don't miss the plane or you might find yourself in Sydney Nova Scotia (wonderful shellfish)

This place is simply wonderful.
It is perfect for a single or couple wanting to feel like part of the city but away from noise and bustle.
Down a narrow alley a lovely iron gate opens into a quiet, beautiful courtyard. While I was there I was fortunate to have one of the sculptures from the Beauty and Beast art exhibit standing guard. (If you get a chance check out this exhibit.)
There is a small half gate to the left that gives entrance onto the walk leading between the rose bushes carefully tended by Coronato (please excuse the spelling.) A right turn takes you to the door of the apartment. These are all short distances, several meters, but give a feeling of privacy and ownership. I always felt very special coming home here.
The spacious studio is so well done! The decor is balanced and beautiful never feeling cluttered. The lighting is good and by choosing different lamps and sconces one can achieve different moods or functionality. And the placement of the small skylight lightens things up even with the shutters closed but not so bright to waken you in the morning.
The placement of sofa and easy chair separated from the bed create a useful sitting area. There are many amenities such as the TV that I did not used. The bed is very comfortable. The pillows are very firm and this might not suit everyone.
I appreciated many hangers in the beautiful wardrobe and the unit of shelves next to the bathroom sink. Some may find the shower on the small side but the pressure was very good and there was plenty of hot water, very hot and really, how much time do you spend in the shower.
The kitchen is very well appointed with small good fridge and 2 burners and essentials: salt, pepper, balsamic...
I truely loved being able to go sit on the small pier each morning with coffee. Beware, the last day I took a roll out to have with my cappuccino and suddenly there was a seagull sitting on the neighboring piling giving me the eye, willing me to drop my breakfast. Really they can be aggressive about food, especially in the campos near take away.
The location of the apartment is excellent. Only a couple minutes from the San Tomas vaporetto stop which is serviced by the more efficient Line 2. It is also an easy walk over to the Rialto Bridge. Either are good to get on and head down to San Marco or up to the train station.
There is air conditioning-quite comfortable, not glacial.
I could happily live here.
