A lawned garden leads to the river’s edge and mooring, with an 8-seat private motor launch, available on request directly with the owner at an additional charge, to help guests explore the popular waterways and pretty Broads villages. The property has a large, fully enclosed decked area, the perfect location for relaxation and watching the boating activity. Having its own water frontage also means fishing is literally on the doorstep (seasonal and licensed). The property is situated just minutes from the heart of Wroxham, which is known as the ‘Capital of the Broads’, with its waterside restaurants, pubs, cafes and shops. Sailing, walking, nature trails, bicycle hire and golf are all available locally. The coast, with its sandy beaches, is only 12 miles and visitors can experience the delights of the attractive coastal villages. For the children, a day out at BeWILDerwood in Horning or Wroxham Barns are a short drive away. Alternatively spend a day in the city of Norwich, 8 miles, with its cathedral, museums, theatres and a vast array of cafes and shops. National Trust properties well worth visiting include Felbrigg Hall, Blickling Hall and Horsey Windpump. Shop 750 yards, pub 1 mile.

Mr Barrett will require a lead name for the insurance, this person must be 18 years of age or over, and this person will be responsible for the boat. Between November - March, there is a £100 security deposit, and £100 hire charge on the boat launch, payable by cheque in advance.

Had an excellent few days here - it is a lovely cottage, very comfortable, well equipped, and great location. We were very impressed that Emily was on call and satisfied our needs immediately. The only problem we found were that the mattresses on the king size beds were not very comfortable, and could do with replacing. We would love to return as this was a very relaxing few days and we enjoyed watching the wild life.
A little tired and needs a bit of maintenance. Very hot and only 1 fan. One oven shelf ? No proper baking trays. Boat stopped working on Wednesday and was not fixed till 11am Thursday so lost a day of boat use. House for 8 people and only 7 garden chairs.

Lovely property in a perfect location.
Lovely property in a perfect location. Would suggest probably supplying a small welcome hamper of basics like milk, bread, tea and coffee etc as we've had at previous properties.
Nick and Emily are fantastic and extremely welcoming so all in all would highly recommend this property.

The location and house was stunning but sadly many things needed repairing like the glass gate which was held closed by a piece of wood, bulbs not working and cracks on the wall. Details that could easily be remedied but were irritating and I expected a much better standard for the price. I'd go back next year if those things were done but according to previous reviews they have been like that for over 2 years. Such a shame.

We were four couples having a pre Christmas break and had a great time.
We were four couples having a pre Christmas break and had a great time. The open plan living area was great with a superb view onto the river. The bedrooms were spacious and clean with en suits in each. The boat was an added bonus and we used it to go to Horning for pub lunch. We also went to Horsey gap on the east coast to see the Seals which was very impressive. We will definitely be returning.
