The fees are priced per bed/bath/floor. If only a few people stay and limit the use to the main floor then the price is $160 per night. This home can sleep 8-10 or more people depending on the sleeping arrangements and space booked. We charge more per person.

This is family oriented, private, beautiful brick home located three blocks from historic 3rd Street and 291 highway. Two bedrooms (king size bed, double bed, two twin beds) and two (full and 3/4) bathrooms are on the main floor. Patio room has a futon sofa. The additional floor includes two bedrooms (double and twin bed) and a full bathroom (when included) but is an EXTRA booking..

The kitchen is fully furnished and ideal for family dinners and events.

The additional bedrooms and bathroom(s) available per request for an additional fee (basement apartment).

Internet and wifi included.

Dogs may be approved per a request but must be leashed when outside and crated (while left alone) and additional fees may apply. Dogs should be kept off of furniture and carpeted areas please.

Please inquire if you need the additional bedrooms and bath for a quote!

Most of the beds are upgraded and new! Very comfortable!

Parties are NOT allowed and alcohol (abuse) is STRONGLY DISCOURAGED.

Please note: This home has mutliple floors, one of which is completely separate with a double deadbolt door/separate entrance.

Guest(s) have the choice of booking the entire house or (only) the main floor. If guests want the entire house then all floors/bedrooms should be booked (which of course is more). They do not share living areas/space.

Our group spent a wonderful 12 days in this lovely home. The host was very friendly and ready to help in any way she could. The home was clean, well prepared, spacious and well furnished with everything we needed. We were a large group and there were plenty of dishes and beds to accommodate us all. Fantastic location only 20 minutes from KC, close to lakes and beaches and a charming downtown. HyVee just a couple blocks away and plenty of restaurants nearby. Lovely, quiet neighborhood.

We visited Westwood over thanksgiving. This beautiful home brocaded a perfect retreat for our busy family to come together and relax. There was plenty of space for us to spread out and have quiet moments and wonderful space to gather and play games. Nikki is wonderful. Responds in timely manner, and ready to help with any need. My parents built this home when I was 13 years old. It is beautiful and very well maintained. I inherited it in 2015. We are very protective of it and only want to offer it to people who will respect and appreciate it.

Why they chose this property

Beautiful brick home with a fully stocked kitchen, patio room, dining area, living room and two bedrooms and two bathrooms on the main floor. Patio room has a hideabed. Additional bedrooms available on the Top Floor upon request and additional fee. Optimal for families and multiple couples traveling.

The main floor bathrooms have handicap rails and are suitable for elderly or the physically challenged.

This home has a basement apartment that is completely separate so there may be others onsite.

What makes this property unique

This home was built by Glen and Lilly Frazier in the 1970’s. Glen was a union, master plumber and plumbed the home himself. Lilly was a perfectionist who excelled at home care. This home has been lovingly cared for, for decades. We appreciate any and all care you provide while you use it. At the very least, we expect those who utilize it to refrain from damages that are purposeful and/or based on lack of consideration.

This home is not intended for parties but rather family get togethers, business meetings and other social gatherings with an emphasis on good etiquette and consideration of the property and neighbors.

Any use other than the above, will be deemed not in the best interest of the home, neighborhood or owners and is subject to immediate termination of the use (without a refund).

Some of the items in the home date back to the families and heritage of the Fraziers and Johnsons. Glen Frazier’s ancestors were some of the first families in the area with one of them being the first major of Lee’s Summit.

Please enjoy the home but respect the areas blocked off for everyday use.
