House Rules

We are very relaxed hosts and we hope you will find your stay here relaxing too. However there are a few house rules in place to ensure your safety and security and to make sure you have a great stay.

Security:
The house has outside security cameras and are placed in the front, side and back of the house. These are recording and monitored 24 hours a day. They are for your personal added security and also monitor the driveway where your car will be parked.

Smoking/Pets:
The house is absolutely non-smoking and unsuitable for pets. Smoking inside with the windows open, in the kitchen or in the bathroom with the extractor fan on is a bit like smoking on an aeroplane. Mischievously hiding in the toilet to sneak in a few quick puffs is still gonna get you in trouble ☺ Smoking anywhere in the house will incur a £300 deep cleaning fee. For those of you who do wish to smoke, please use the designated area in the garden where you will find a cigarette bin. Please can we ask that you place your stubs inside the cigarette bin as this will enable the garden to stay clean and tidy. Please do not smoke on the driveway or side path, as the neighbours get upset.

Damages:
All damages and breakages must be paid for. Just as if you were at your friend's house, if a glass or plate breaks it's a small accident and no big deal. Should an item be lost or more serious damage occur such as damage to the property, stained walls or upholstery, soiled floors, bedding, furniture, fittings and household electronics that need specialist cleaning or replacement, you will be expected to cover the cost of repair or replacement. If, after your stay, the house needs unusually extensive cleaning or repairs that go beyond normal wear and tear and as a result of this the house is unavailable for further bookings, a charge equal to a day's stay will be levied for each day that the house is in a non-lettable state as a direct consequence of any damage caused during your stay. If you lose any key, you will be charged for the replacement of the lock.

Life is a Party:
We enjoy a party as much as anyone else and London is the perfect place for it. When we recently refurbished the house, we specifically instructed the builders to do away with the kitchen and install a fabulous bar instead. However, they are sometimes bad at following instructions and built a beautiful kitchen instead ☺ That, coupled with the fact that we live in a lovely quiet neighbourhood and all the neighbours get on very well, unfortunately means you will have to take the party elsewhere. We would be more than happy to provide you with information on the hottest parties in town.

Therefore, the house is let to you on the understanding that it will be for guests' use only. This is in place to avoid any disruption to the neighbours and stop a few spoiling it for the many.

We reserve the right to perform a routine inspection should we receive any complaints from the neighbours that a party is taking place. If the need arises we will use images from the security cameras and pass these on. You will also be in breach of our terms of service and this will result in your reservation being terminated with immediate effect with no entitlement to a refund. In addition you will forfeit your deposit and there will be an added charge of £300 to pay for the extra cleaning.

Functions:
The house has been let on the basis of a maximum of 5 guests. Should you wish to have 2 or 3 friends or family pop round, this is of course ok. However, should you wish to have a function, i.e. barbecue, large family or friends gathering etc, there is an additional charge of £500 per function. This must be pre-approved and the usual neighbourhood guidelines respected as if you were in your own home.

Please be aware that breaking any of the house rules will lead to you forfeiting your deposit.

Check-in:
Check in is from 2pm until 10pm. On the day before arrival, please confirm your arrival time so that you can be met at the house at that time. On the day, if there is a delay, please let ua know as soon as possible since we also have a thing or two to do. Late check in or after hours check in will incur a fee of £20. Early check ins might be possible, but please check with us first.

Check-out:
Checkout is by 11am, including all luggage. Late checkouts might be possible, but please check with me first. We understand that you have been living in the house and enjoying its amenities. We would expect that at check out time, the house is fairly tidy and clean, any crockery is in the dishwasher, any rubbish has been placed in the outside bins, all lights are off and all doors/windows have been locked. This would be greatly appreciated as it helps us easily prepare the house for the next guests.

In Hvar-Croatia, the hotel policy is that if it rains during your summer vacation, they will refund your money. Unfortunately, this being good old England, as much as we would love to do the same, it would soon put us out of business. However, we do wish you a very pleasant stay and please feel welcome in our home and our city.

We really enjoyed our stay at the Layfield House, it was close to the mall and a short walk to the tube station. All the rooms are air conditioned which was a plus because London was warm during our stay. The house has everything you need and the neighborhood was quiet at night.

Great place to stay near Wembley!

We thoroughly enjoyed our stay at this property in London. The tube and bus stops are not far from the house. The property is very close to a mall with everything you could need - from supermarkets to a food court. The house was spacious with everything that you could need for a wonderful London vacation.

Great location

We had a very nice stay at Layfield House. Everything was exactly as documented on the website. Especially good location if you have a vehicle - very easy access to North Circular and M1. Heathrow just 30 minute drive. Brent Cross shopping mall two minute walk - great for groceries and supplies. Excellent heating and hot water system. Very quiet neighborhood.

A home away from home

One of the best Vrbo that we have ever stayed. Quiet neighborhood, nice neighbors, amazing to have convenience store down the street! The linens were top notch, which is something I'm very picky about. Great location, very comfortable sofa (one of the largest I've ever seen) that fit all five of us to watch a movie! Great kitchen, lovely back yard and more than enough room to spread out. With four teenagers, this was a must! We miss it already!

convient to city center

this was a very convient place to visit london with the high prices of down town places. my wife loved the mall which had mpost of the major stores. everything was as stated in pictures . great tv in livingroom and two of the bedrooms kitchen was well staffed. but do not park anywhere on street. host was very nice and helpful

Lovely Community and Apartment

Very quiet neighborhood. Owner was unmatched for communication leading up to arrival through departure. Apt is about a 15-20 walk to the Brent Cross and Hendon Central tube stations. About 10 pounds to take an Uber. Great pub “The Hendon” nearby as well. The house was filled with amenities. The owner goes above and beyond to ensure a good stay. Would stay there again.

Outstanding property, wonderful landlord

We thoroughly enjoyed our stay at this property, it is completely as advertised and David’s communication and helpfulness was above and beyond. We would definitely stay here again. The rooms are comfortable and well appointed, the beds are better than the vast majority of hotels I have stayed in. The tube stop is a little farther away than we anticipated, but that is likely due to walking speeds (and age). The corner shop and mall are very convenient. My kids were very happy with the wifi. I still find hard to believe that we were able to get such a nice place to stay with three rooms so close to London for such a reasonable price.

Nice flat north of London with three comfortable beds. Large kitchen and bathroom. Hosts very responsive via texting with easy check in/ check out process. Good water pressure and temperature in bathroom. Overall place was clean but glassware and floors could use a good scrubbing. About a 10+ min walk to tube station or bus stop which may be quicker to get to central London pending traffic. Easy parking for multiple cars if needed. Location was safe with security cameras and had a good nearby jogging route through a park.

Lovely stay

Check in was super easy. Communication was excellent. Owner was directly accessible and very responsive. House was well equipped and well maintained. It is located in a average looking residential neighborhood with easy walking access to the tube, buses and shopping. We used public transportation exclusively with no issues. Get an Oyster card and download Citymapper and you are good to go. One last thing…..go to Paros Italian for dinner or lunch at least once. 15 minute walk from the house and one of the best family operated restaurants ever. Beautiful people and amazing food. Definitely recommend this property for a relatively inexpensive family option in London.

Great Owner

This home is located in an older London neighborhood and is well maintained and quiet. Our hostess David, made sure we were able to reach him and let us know he was available 24/7 for and issues. The home was clean and bright with ac in the living area and bedrooms. The kitchen was modern with many appliances to cook with including a indoor grill, blender, toasted sandwich maker and two ovens. The bedrooms located upstairs all had ac. The beds were comfortable and clean and there was ample supplies of towels and bathroom amenities. There is a washer and dryer located off the kitchen in a shed area. The walk to the underground is about 15 minutes and the walk to the train is also about 15 min. Having the underground and the train both so close was great since service on the underground was interrupted we easily switched to the train. We had a wonderful time and truly enjoyed our stay in London.

Perfect Home Away From Home

Layfield House is a comfortable home in a great location. We were a family of four adults, staying for 12 days. We had to quarantine the first week and found the house spacious enough that we didn't get on each other's nerves :-). The house is up-to-date, with a well equipped kitchen, roomy TV/ living room, reliable WiFi, desks [if you need to work] and comfortable bedrooms with high quality beds and bedding. There's a pretty back yard with a patio, table and chairs. The location is ideal. The street dead ends into Brent Cross Mall affording close access to a great variety of shops, grocery stores and a large bus station. However, there's no public traffic access, so the street is very quiet, plus the neighbors either side are friendly. In addition to the bus terminus, Hendon Central [Underground] and Hendon [Overground] are a short walk away for traveling into London and beyond. David and Shully kept in touch and responded to questions/enquiries with lightning speed. The check in process was very easy through WhatsApp texts and videos. If we return to the UK, as a group in the future, we will definitely look to book Layfield House.

Amazing Stay for London Visit

Easy to get to this lovely Layfield House from Heathrow. Use the Step Free option on the Tfl Go App. (London Underground app). Step Free means Lifts/Elevators with luggage, only flat walks to stops. Then once you've there, we used a bus from Brent Cross shopping Centre, no additional fare. If you like, one can walk 15 minutes directly to Tube/Subway stations (Hendon or Brent Cross) but we liked a few minutes on the famous double decker buses. Plus the bus stop is really close, 5-10 minute walk. Layfield House is perfect for families or two couples. Front Lounge / TV room has separation from the kitchen and dining area. Teenagers or two couples can spread out downstairs. 3 bedrooms and washroom / bathroom are upstairs. Back yard has a table and a little green space. David is an incredible host. Warm and welcoming, he was so helpful from our first contact and booking, into the days leading up to our trip, and all through our holiday. I think his Layfield House is the best value in London. It's 3 bedrooms for the price of one bedroom downtown. Underground gets you to city centre in 20 minutes.

Great London property

We used this property as our London base for a one week stay (two adults and two teens). Having never been to London before, we had no idea if this would be a good location. Turned out great. We had a car for a few days, so it it was very nice to have a driveway to park in. The remainder of the stay we used transit. It’s about a 12 minute walk to the Underground, then 30+ minutes to city, depending on where you’re going. Overall the area seems safe. There is a sketchy alley you have to walk through to get to Underground. Fine during the day, but not so much at night. The home itself was great. So much better than a hotel. Plenty of room to spread out. The teens loved having their own room. Kitchen was well stocked. There’s a small market at the end of the street with the basics, or a larger grocery near the mall. Laundry was nice to have (but you need to provide your own detergent). The property manager was fantastic. He always responded within a few minutes, even before the trip with an 8 hour time difference. I’m not sure he ever sleeps :) Do be aware that LHR is quite a treck, especially with traffic. Took us an hour and nearly £100 Uber on arrival. Acton station is a quick 20 minutes from LHR, with frequent trains and lots of luggage room, and then from there can Uber to the house for much cheaper (and potentially quicker). Did that on the return to LHR and worked great. Would definitely stay here again and we thank David for his tremendous hospitality!

Very nice accommodations. Excellent communication.

The place was very comfortable for our family of 4 (two adults, two teens that each had their own room). The host, David, provided a very detailed walk through of the property and was exceptional with communicating before, during, and after our stay. David was also flexible with our check-in time, which was sincerely appreciated. Property is close to large indoor mall (Brent Cross) for shopping and eating (including a Starbucks). Smaller convenience store less than a 2 minute walk away that was open late and had plenty of drinks and snacks at the ready. Although maybe not a close to central London as other properties, it was still easy enough to get there, and we'd definitely consider staying at this property again.

affordable stay just outside London

This three bedroom townhouse was roomy and comfortable for our five night stay. The home was clean and included many amenities (except a coffee maker). Having use of a washer and dryer was helpful so we could pack light and wash clothes when needed. I would suggest some extra towels for guests if possible. The location was outside of London about a 15 minute brisk walk to the train station and a 25 minute ride into London. Plan on a 45 minute trip in and out. If you would like to save some money on accommodations and don't mind the commute in and out of the city I recommend this property. Parking is also available if you are brave enough to drive!!

David not a very trustful guy

David accused our family of four of damaging a bath bath and damaging the arm of a chair and decided to retain 500 pds of our deposit.David would not answer his phone would only liase through text or email.We are very clean tidy family and even cleaned the property before we left which he complimented us but i would never trust this host or stay in his property again.A complete scam and rip off i certainly wouldnt trust him again especially as we took photos of any issues when we arrived at the property so David knew these problems were already existing.Im sorry im deeply disappointed with our stay at this property but especially with David Regards Gerry and Breege

Great London Visit

We had a great time on our visit to London. The check in and out process was very easy. The owner left great instructions to help acquaint us to the place and the area. The flat was very comfortable and fit our family of four well. We left a few things behind and the owner was kind enough to box it up and mail it to us. Overall a great stay.

After over 25 years of working my socks off in London’s rat race and enjoying many amazing travel experiences, I decided last year to semi retire and am now spending some time in Asia to broaden my horizons.

David has been my business partner and very close friend for over 25 years. He too is very well travelled and excels in property management and hosting. He has many years of experience and uses his knowledge to provide the guests the same high level of hospitality he receives when travelling around the world.

All communication will be done with us. And due to the different time zones, between myself and David, we are available 24 hours a day and you can expect an almost immediate response to any and all enquiries or needs.

What makes this property unique

Please note that if you wish to book more than 5 guests at the house, there is a fee of £25 per night per guest.
