About this property
Langbrook Estate Cottage
Welcome to The Cottage – your home-away-from-home on a Yarra Valley farm, where kids roam free, grown-ups finally exhale, and the mountain views seem to go on forever.
The living area is designed for long chats, deep breaths, and slow mornings. Of course the Cottage has a kitchen with everything you might need for snacks, sips & spontaneous feasts. The spacious lounge is perfect for cozy nights in front of the wood fire, movie marathons, board game nights or a little friendly rivalry over a game of billiards. Inside, there are two large queen bedrooms, plus a single bed with a trundle in one and a daybed in the living area for extra guests. All together the Cottage sleeps 7 and guests tell me they 'have the best sleep ever' in those beds; might be the country air too. There are 2 bathrooms with everything from fluffy towels to fancy soaps — it’s all here. This self-contained, family-friendly retreat is perfect for making memories.
Step outside and the fun continues: a sparkling private (unheated—for now!) pool for summer splashes, a tennis court for some on-holiday competition, and a big BBQ area built for long, lazy lunches. Plus we have a new hot tub for a bit of oohlala and the best seat in the house for sunsets which is really just nature’s way of showing off before bedtime. Kids will love the open space and play area, while grown-ups can wander the gardens or simply kick back with a glass of wine and those sweeping valley views.
This is a working farm, so expect to meet our Charolais cattle, their calves and we a cheeky pet called Bella who still has a bottle(I know!) Spot kangaroos at dusk, and maybe even cross paths with a shy koala or a cheeky wombat. Don’t forget to look up for the wedge-tailed eagles! You’ll also find a vineyard, an insectarium, a little truffière up the laneway, and thousands of trees we’ve planted over the years—it’s nature’s playground out here. Our guests are constantly telling us 'that photos do no justice to the beauty of the farm' so I am guessing this may contribute to guests also saying 'we don't want to leave!'
Free WiFi keeps you connected when you need it, and we’ve included a continental breakfast to ease you into your first morning.
We are usually busy with farm life, but if you’d like a farm tour or need anything extra, just give us a call—we love a good distraction! And we are so proud to share what Greg's parents have built over 40 years plus are pretty chuffed with our own contributions too eg a total refurb of the BnB's. Been a crazy few years.
Langbrook Estate is perfectly positioned just 10 minutes from the charming township of Warburton—where great coffee, local shops, and that laid-back mountain-town energy await.
Spend your days exploring Yarra Valley wineries and restaurants, or hop on the nearby Warburton Rail Trail or the latest amazing facility out our way the Warburton bike park for the more adventurous—both iconic and loved by both locals and visitors for walking, cycling, and soaking up the scenery.
For a family-friendly day out, Healesville Sanctuary is just a 25-minute drive away, where you can get up close with Australia’s most iconic native wildlife and not far from the Yarra Valley Chocolaterie for sweets galore! We also have the most divine products in Wesburn with an amazing cheesemaker whose shop is full of delectable delights, an artisan breadmaker, a whole foods shop which is so intriguing and plenty of stops for a coffee or something a little stronger?
Whether you’re here to relax, explore, or do a bit of both, Langbrook puts the best of the region right at your doorstep.

Check-out instructions
The host requires you to complete the following before checking out:
Start the dishwasher
Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights
Please leave the keys were you found them. Large garbage bins are outside each of the units.
Gather all used towels into a pile. Understandably we don't want to be washing just for the 'fun' of it.
Assign one of the crew/family to do a last look under beds, in drawers, under couches as all your belongings are precious.
Failure to complete these may result in a negative review from the host.

About the host
Hosted by Cathrine Phelan-Smith

Hi, my name is Cathy and along with my husband we have moved onto Greg's family property of 300acres, Langbrook Farm. I was in the Education sector and Greg in Agribusiness so we took the plunge to start our own businesses here on the Farm. I manage the 3 BnB's whilst Greg manages the 13 acre vineyard however we do lots of other farm bits too whilst helping each other out. Our kids are busy attending Uni and living very full lives the other side of Melbourne so we are 'empty nesters' as such.
Why they chose this property
The Yarra Valley is truly so rich with tourist attractions, some of the best wines and restaurants and heaps of other delectable foods. There are so many opportunities for keeping healthy and fit for both young and old with the Lillydale to Warburton rail trail, the new Warburton Bike Park for the more adventurous, an amazing local indoor pool centre just up the road and of course the most naturally beautiful Yarra River. The natural beauty of the area is amazing with the Yarra Ranges wrapping us in their views from snow peaks in the winter to the never ending vineyards creeping up and down the hills.
What makes this property unique
It is not very often that you have a private farm stay with all the amazing facilities we have. We find that once people arrive they seem to slow down and not want to leave the property. We have a very long lane where guests can meander amongst nature and catch some glorious views. We offer a farm tour also with many surprises and not just for the 'city folk'! I feel that because all our accommodations are self contained this lends a more relaxed feel for our guests to just sit back and breathe in that beautiful country air, not know the time and just reconnect with family or friends.
