This is luxury holidaying w AC throughout w 4 beds (1 is a huge bunkroom), 3 new baths, a fab kitchen with a butlers pantry - it's an entertainers delight!
The deck has a weber BBQ and ceiling fans and seating for 10+ ppl and joins the house to the pool/spa..
Magnificent kitchen in the open plan living area with TV, A/C, open fire place and a gas fireplace overlooking the pool and spa.

The local beach is 150m away and is dog friendly, check times as they differ.

There is secure on site parking for a boat/ jetskis or 2/3 cars behind a locked gate. There is off street parking for cars all around the perimeter of the property, given its on a corner.
Fantastic open fireplace in winter and divine sitting in the northern sun on the daybed.
Linen and bath towels provided.
Earlier/later check in/outs can be discussed dependant upon other bookings.
Dogs are welcome and the property is fully fenced so they can't escape but must stay outside. No cats because of allergies.
There is an outdoor clothesline, washing machine and dryer, IKEA highchair and a few plastics for infant dining. Let me know if you want to rent portacots.
This is not a party house, despite sleeping 16. The house is surrounded by permanent residents.

A comfortable, well equipped modern holiday house perfect for multiple families getaway. The pool and spa are more suitable for the kids given its size. The spa is not always hot but on warm days, didn't matter much for the kids. Modern facilities make it a nice holiday house, just across the road from Rye Beach and a short walk from town centre.
The property served its purpose for a large group of people staying away together. The main reason for booking the property was for the spa. That was lovely!
Julie was very responsive to messages during our 2 day stay and got things fixed quickly.
"WARNING: DO NOT STAY HERE!I'm still fuming about the absolute disgusting state of the property we leased for our holiday. We arrived at 2pm as planned, only to be made to wait in our car for 50 minutes while the owner dragged her feet. When we finally got in, we were greeted by a dirty house with live ants crawling on the benchtops and dead ants stuck to the window frames. The outdoor area was deserted, the pool was a murky mess with a nasty leak, and the floors were grimy with spider webs hanging from the ceiling.When we tried to bring it to the owner's attention, she was dismissive and made excuses. Her solution? "We'll pay you back your cleaning fee" - which, by the way, we are still waiting for, over a week later.Needless to say, our holiday was ruined and we'd be doing everyone a favour by warning them to steer clear of this health hazard. Don't waste your money or risk your health - stay away from this property!"

Nightmare guest, aggressive from the start. I cleaned the house for 5 hours, then she arrives and ants appear. Not a single one since. Apparently its a health hazard. Cobwebs on an outside bbq, oh the horror.
Great property and great location. We were a party of 16 and we didn’t feel like we were sitting on top of each other. Some went for walks along the beach, some did some shopping which was within walking distance of the property and others just lounged about in the alfresco area. The house is equipped with everything you need, even a sandwich press. Some beds are more comfortable than others, so try and be the first person there to try the beds 😀.
I stayed away for my 40th Birthday. The house has a good layout with a large entertaining living area and a seperate rumpus room with couches and tv that our kids stayed in and used a lot.
I also found that when I was outside in the back yard near the pool, when the glass sliding doors were closed, it significantly blocked out any music and noise from the inside of the house.
Overall, it met expectations as it can sleep 16 and was a beautiful modern home. I would stay again.

Privacy - its got a 1.9M fence?
BBQ - no mould & theres a 6 burner stove top?
In winter I ask to byo towels, this is communicated.
Spa has rain sensors, it def works
There's no cupboard locks, I have a small cupboard for my use. This is common in STA
You booked for 14, not 16, so 2 beds were unmade.
No idea re this "locked room", do you mean the shed?
What happened to the complaint on kitchen utensils until I showed you the photo of them all. This guest had shocking weather and hence went on the warpath

Misleading property - great location
This property is in a great location, only a short walk to the beach! However the description and photos are very misleading. The house needs a refurb, the couch was stuck together with tape, holes in the plaster, shelves falling out of wall on an angle, paint peeling off walls, play equipment old and rusty and unuseable, dishwasher does not clean, just to name a few. Upon arrival the house was very unclean, we were walking on sand inside the house from the first moment, sticking gum on couch and a rubbish bin full of rubbish within the couch, dust and cobwebs everywhere, BBQ burner rusted through, etc. The list goes on.

There was an error by my cleaners, they missed the clean before your arrival. They rarely make mistakes, but they did. It'd be nice if you'd contacted me upon arrival. I was only aware of the error upon reading this review. Do you replace a perfectly great leather couch bc of a tear that is thoroughly taped together? The play equipment is completely useable, but yes, it rusts in the sea air - should I replace it too? I didnt know the dishwasher was faulty, I'll get it serviced.

In need of some love
This house has an amazing location, and we loved the short walk to the beach and shops. The outside area is also very good. However, the property itself is in need of some love and attention. What could be a fabulous house is let down by the following:
-Not very clean
-Broken items, including: TV in the kid’s room, Vacuum cleaner, no shelves in the fridge door, hole in the Trampoline cover
-shower in the ensuite is such a bad design, that you have to mop up after every shower
-Very limited glassware, which was a problem with 12 of us
-Not really enough seating in the living area, and couch in really poor state of repair.
-All toilet roll holders falling off walls
-Problem with door handles in some rooms
-No Wardrobes in any of the bedrooms
This property is very cheap in the off season, and we did have a great time, despite all the properties flaws.

Location was perfect. House was a great size for myself and my guests. Check in and out process was super easy. Would definitely recommend this property.
Great location to restaurant and hotspring. House is great for a few families with kids. Need to bring own linen and towels. The host has rules to have everything cleaned however there is also a cleaning fee charged so I am not sure whether it is still required for us to clean everything but we just be good and try to keep the house as it was when checked in.

$250 for 14 ppl including 6 kids - a clean was needed. Even branches were pulled off trees. Happy you loved the house - we’ve done lots of upgrades.
My friends and I had a fabulous time staying for two nights at this property. The kitchen was well stocked with cooking equipment and the lounge area was very comfortable for us to play some of the boardgames from the cupboard. Beds and bedding all provided which was great. East check in with a lock box and great location close to shops and beach.
