ROSE COTTAGE
Built in the 1890s, this was the original farm cottage that has since been updated to make it cosy and relaxed self contained, private accommodation for up to 4 adults. The owners are very ecologically conscious having had solar power and solar hot water for more than 20 years. The solar power is now stored using a 20 kWh battery system. The water used in the cottage is pure country rain water. The Cottage:- -- open plan living and dining area with adjoining kitchen. -- 2 bedrooms. The main bedroom has a queen bed, second bedroom has a double plus a single bed. We encourage guests to bring their own linen (Sheets, pillow cases and bath towels). If linen is requested please note the additional fee of $75 per stay. Doonas, blankets, pillows and tea towels are provided. -- main bathroom has a toilet, shower, basin and laundry facilities. -- second toilet with basin is adjacent to the bedrooms. -- fully equipped kitchen including Saeco coffee machine -- living room includes a wood heater and also a reverse cycle heater/air conditioner. --an enclosed carport -- small fully fenced garden. Access to the rest of the garden/farm
SPRINGWOOD FARM -- only 1.5 hours from the Melbourne CBD, the Neerim area is a hidden gem. The cottage is located on a working farm located in one of the greenest and most fertile regions of Victoria. While much of the 22 ha farm is used for fattening prime beef, the farm also used to produce walnuts and blueberries in season. Many species of birds, including King Parrots which we often feed. Kangaroos regularly come out of the forest to graze in our paddock below the cottage and, at night, you need to be vigilant to avoid the wombats that come out to eat on the roadsides. After wandering around the farm enjoy the peace and tranquility of the cottage, either sampling the local wine and fresh produce in front of the fire or sitting on the front verandah enjoying the sounds of the birds in the garden and the forest and watching the Kangaroos as the sun sets.
LOCAL ATTRACTIONS -- Stunning opportunities for the photographer - landscapes, birds, other wildlife. -- Skiing - only 73 km from the summit of Mt Baw Baw, cross country and downhill skiing & kids snow play area. (Snow chains for hire in Noojee, Icy Creek and Tanjil Brem. -- Neerim South township, 8 minutes from Rose Cottage. Cosy family pub, Pharmacy, butcher, baker and supermarket etc . Local pool in summer -- Wineries -- Arts and crafts, locally in Neerim South or a short venture to Yarragon, etc. -- Markets operate on different Saturday or Sunday mornings of the month e.g. Rokeby, Warragul, Noojee, Jindivick. All within 15 - 30 minutes away, full of local produce, plants and collectables -- Water falls (Toorongo and Amphitheatre loop walk just past Noojee) -- Tara Bulga bush walks -- Swimming/fishing Blue Rock Dam (Willow Grove 45Kms)There is also an outdoor pool in Neerim South. Check operating hours. -- The farm is adjacent to state forest containing plentiful native bird and animal life. The forest is crisscrossed with fire trails. However, these tracks are poorly maintained but offer adventurous walks for the hardy, situated only 200 metres from the front gate.

My short-term stay at this home stay was fantastic! The hosts were incredibly welcoming, the room was cozy and clean, The peaceful surroundings and helpful local tips made my brief visit memorable. I’ll definitely consider returning for another short getaway in the future.
Rose Cottage has all you need for a quiet, country getaway. Clean, cosy place with comfortable beds & beautiful views. Books, games, toys, tv, if you want to stay in for the day, or visit the Ada tree or Toronga Falls. Lovely 3 day visit!
This property always ties in with childhood memories, so it is always glorious. The calm and beauty of the location make it the perfect place to unwind, but all services you need and want are just 5 minutes drive away.

Rose Cottage was exactly as advertised. We were very impressed with the location and cleanliness. The hosts communicated everything prior to our arrival really well.
Breakfast on the deck looking at the view was exactly the country experience I was looking for. Everything we needed was provided. The hosts were welcoming and very responsive to our communications. We thank them again.
We stayed at the farm to escape our busy lives and just unwind for a few days. It was the perfect place to take in some fresh air, read some books while enjoying the views and just relax. I highly recommend!
Jane and David are warm and friendly hosts. The cottage is in the most peaceful of surrounds, with rolling hills and serene scenery. The cottage is comfortable and has everything you need for a short stay (even Netflix)!
Perfect place to stay for a few days. Very peaceful and beautiful surroundings. Log fire made living room nice and warm in the freezing winter nights. Bedrooms were very very cold, but main one has electric blanket on the bed. Cooking facilities were good and the cottage has a good dining area.

Comfortable cosy house with everything we needed for a relaxing weekend. The bird life and views of rolling green hills were amazing. We loved the beautiful views of Spring-flowering trees out of each window and the cheerful wood-fired heater. Lovely nearby walks. A perfect place to unwind and enjoy a good book!

( perhaps a dead animal) but otherwise a very comfortable place to spend some time

Just to let you know, we pulled out the dishwasher but nothing there. Agree probably a small dead animal under the floor. All gone now!

Our names are David and Jane and we "retired" from Melbourne to this beautiful part of Victoria. We chose it because of its proximity to Melbourne whilst giving us the peace and tranquility of the country. We now grow walnuts and fatten beef cattle. We have a strong interest in photography and this photogenic area gives us many opportunities to unleash our creative passion.
Why they chose this property
We had previously travelled through this area on many occasions and every time we were very attracted to it. The feeling of peace and contentment never went away. Apart from the beauty surrounding us, this area has a reasonably high rainfall. It is always green. The property has two permanent creeks and a dam. It has a mixture of flat and undulating land which is very fertile. Close proximity to Neerim South shopping , local wineries, scenic walks etc add to our enjoyment.
What makes this property unique
Rose cottage is an amazing place. Obviously added onto at various times through its history. The ceiling in the main living room is original, as are the walls in the bedrooms and hallway. The kitchen is light and sunny with room to have breakfast. The livingroom has a combustion fire which keeps the place warm and cosy. The views from the windows are wonderful. The east facing verandah is a wonderful place to either start or end the day. The view is of the native forest and the green paddocks, often including cattle. In December 2012 we built a house for ourselves hidden behind the big hay shed, ensuring privacy for everyone.
