The property has hiking trails and a turn of the century bluestone rock quarry. The famous Willowemoc and Beaverkill are minutes down the road offering the best in Northeast trout fly-fishing.

Beautiful piece of land. Brook/stream across the road is amazing for tak8ng a dip. Simple and straightforward. Everything we need to decompress after 3 nights of actual camping about 90 minutes away in Hainesville.
Patti is a great host and communication is very smooth. The house is on a quiet mountain road. She has a great property with hiking possibilities all’s round.
We were looking for a quiet spot to get away from stress and get back to nature. This was perfect. You really can hear a babbling brook across the meadow from the house, there are some nice hiking trails on the property, and you're within striking distance of plenty of beautiful hikes and fishing. There are small towns a short distance away for stocking up or eating out, but the property itself is secluded.
The house itself was perfect, clean and well maintained. Our best VRBO experience by far.
Close to Bethel Woods and Lake Superior. The birds, wildlife and occasional call of a rooster in the background was enjoyed. Comfortable quarters for all! Tune out and tune in to nature.
If you’re looking for a peaceful quiet beautiful place to get away and just “be”, this is it!!!! We couldn’t have asked for a more perfect place. The house is clean and has everything you need. The property is amazing as advertised. You can hear the brook sitting on the deck or fire pit. Patti Ann was very responsive with my questions and gave us many suggestions as to where to go, what to see and gave amazing directions. We will definitely be staying here again. If this is what you’re looking for, we would never stay anywhere else! If you’re looking for fine dining, this is not the place for you. If you’re looking to relax, hang out and drink and just spend quality time together in nature this is the place for you. Whether you are a couple or two or a small family. Thank you again for your hospitality!!! By the way, there is a tub at the end of the driveway that people come from all over to fill up with brook water. It’s amazing how many people do. The property was beautiful. I especially loved that you could walk across the meadow to the spring water creek! The house was clean (beds could use new mattresses) but overall cozy! Close enough to Livingston Manor downtown where there are adorable shops and some fun food choices. Of course Woodstock original grounds is in Bethel about 30 minutes away. Check in was a breeze, we received a nice email with recommendations of what to do in the area. I would go back!
My buddy and I drove to this cabin from Chicago to fish and record music, and it was the perfect home base. Plenty of rivers, a great quiet neighborhood and wonderful mountain towns to explore. Book it.
While on a 3 week journey through New England, we wanted a couple days of doing nothing. And since it rained the 2 days we were there, that's exactly what we did! Its a wonderful old house with character and coziness. Lots of opportunity to hike on the property and enjoy the outdoors. Grocery 5 min away.

My wife and two children recently stayed at this property for the weekend. The house was very comfortable with all the space, amenities, and cooking supplies you could need for our family of four.
The property is lovely. There are multiple diverse hikes that me and the little ones enjoyed right on the property, and being able to walk over to the stream was a huge plus.
Our host was very responsive and provided great local tips and instructions. Would be happy to visit again!
We had a great time! The place was just as described, the porch is beautiful and the fire pit is wonderful. It's close enough to all the good stuff Livingston Manor has to offer and far enough to be quiet and green and just beautiful. Our kids had a great time as well and we felt that this house was a really good fit for a family with small kids.
PattiAnn's place was the perfect getaway for a much needed weekend in the woods! A few girlfriends and I headed to Livingston Manor to reconnect and enjoy the last burst of fall foliage. PattiAnn gave excellent recommendations for local spots like The Smoke Joint, Kaatskeller, Upward Brewing, and Brandenburg Bakery (order ahead for cronuts!). Though the weekend was short, we did squeeze in a gorgeous hike at Giant Ledge, which was about an hour away and totally worth the drive.
This was our first Vrbo since COVID and we'll definitely be back. The place was incredibly clean, quiet, and serene. There's even mountain spring water right at the base of the driveway! Lastly, PattiAnn was easy to reach and quick to respond to any questions or concerns.
The mountain air is immaculate up here; fresh, clear, empowering. There is water running from the mountain spring above to the side of the road directly on the property. This is the softest, purest, cleanest water I've ever tasted; it puts all bottled waters to shame.

The house is quaint, not large; perfect for a 3-4 person group. The location is remote—very rural. Rita, the neighbor, left us homegrown cherry tomatoes and fresh eggs courtesy of her chickens.
The property has a few creeks; they are calming and picturesque. My wife practiced Yoga under clear blue skies while the sound of creek water rushing over rocks accentuated the woodsy setting. I could almost see a health & fitness infomercial breaking out.
About 10 miles away, in the town next door, is a plaza with a Shop Rite, Dollar Tree, Walgreens, and Dunkin Donuts—suitable for all our short stay needs. The Dollar Tree here in particular has a larger than usual crafts section, which is great for cheap disposable activities when you're inside on a rainy day with a child.
But it did not rain during our stay.
The only comment I’d make is that the cleaning crew should pay more attention to the dryer, as there was a good amount of lint in the filter that had not been disposed of.
Patti, the owner, is very accomodating and pleasant to work with. Aside from my car getting stuck on top of a tree stump and waiting hours for a tow truck to bail me out, we had a nice and relaxing stay.
House was cozy and in a beautiful location. Very private, you can’t see any neighbors. The house is equipped with everything you need for a stress free vacation. Great hiking within the property too. Great communication with Patty and Rita, the housekeeper was very sweet. We were sad to leave but we’ll return. Great time!
The owner gave us helpful tips about Livingtson Manor and it is a beautiful area to enjoy the outdoors! We were delighted to drink from their fresh spring straight from the ground. Their property lends itself to extensive hiking and just enjoying the sun on the deck. The home was well-stocked with basic cooking essentials and very clean. We loved the weekend and will stay there again!
This place is so special! My husband and our baby daughter had a fantastic weekend here: we were very sad to leave. This is a perfect place to relax and unwind. Although the temperature was in the 90s the house is almost set into the mountain and stays nice and cool even in the hottest part of the day. The owner was thoughtful and communicative and the place was equipped with all you need. Highly recommend!
