Charlie & Roy's Farm Stay Berry

Charlie & Roy's is a guesthouse on an old vineyard which was once part of a winery.

The home itself is all on one level and very comfortable. It has four bedrooms and sleeps 8 people (1 king double, 2 queen doubles, 3 single beds). There is also a cot.
The home has a fully equipped kitchen with oven, stove, dishwasher and fridge, 2 bathrooms (one ensuite) and a large lounge-dining room with Foxtel and air-conditioning.

Outside, there is a large lawn which is perfect for playing ball games or just enjoying the sunshine and having a BBQ.
The friendly horses, sheep and donkeys (behind secure fencing) love a visit too.

The property is nestled beneath Wedding Cake mountain and is set on 173 acres of pasture, and forest with a creek and a large lawn area. It is just 4.2km from the village of Berry and is close to bush walking trails, wineries, and beaches.

There is garage parking for 2 cars and a driveway. If you have extra cars, let me know and I can arrange extra parking.

A mere 10 minutes from town, the tranquil farm setting with magnificent view allowed my family to relax in comfort. We got to meet the stock, all by name. Definitely a go back to place, and we probably will.

The house and location are beautiful. I would highly recommend this place for families as it suits all age groups and close to Berry & Gerringong & beaches etc The owner answered all my questions before our arrival and very clean.

The property is in the most tranquil location, it was so relaxing. It was so nice to be able to feed and pat the farm animals. It’s the perfect place to spend quality time with family and loved ones.

Beautiful, quiet place

The house has a beautiful view on the valley. It is quiet, relaxing and you can hear the birds at nice. The garden is very big with horses, dunkeys and sheep as neighbours. It is very close to Berry and in the country side at the same time. The house was very confortable and warm with everything your need. We enjoyed very much staying there for the weekend.

Lovely stay

My husband and I and 6 teenagers stayed for two nights. The property was beautiful and in a lovely quiet location - lovely bush walk close by. We didn't get a response to a text I sent to the owner about the kettle not working (after a fuse blew) which not hugely problematic but would have been nice to get a response. Also some extra wood for the fire would be nice - we didn't run out but were cautious to ration it. For anyone looking for a peaceful relaxed getaway this is perfect - we really did enjoy it. The vista was beautiful and the animals at the back of the property were the icing on the cake. Kids enjoyed playing soccer while we watched on with a drink in hand. We thoroughly enjoyed our stay.

Easter break with friends

We stayed in this property fort Easter 2022 with friends. The location was wonderful - close enough to Berry but in the country with beautiful views, fresh air and no noise. Kids loved feeding the very friendly horses and sheep. Place was comfortable and big enough for two families. Would highly recommend to anyone wanting a kids weekend away or group of adults wanting to be in a peaceful setting.

Perfect short getaway at Charlie & Roy's

Narrow driveway made it difficult for reversing (but we found a way) and a few things not included per online listing detail, which the property owner promptly advised as we came closer to the booking date. Otherwise, after some flexibility around COVID lockdown restrictions and delays, which required rebooking around a wedding we were in Berry for that weekend, our group was finally able to experience Charlie & Roy's after two years of a worthwhile wait! Thank you, Alyson, for your flexibility and prompt response as issues and queries emerged! Beautiful grounds, in a quiet location close to Berry centre. Lilypond, vineyard and cute farm animals surrounded by beautiful mountain area were spectacular. We stayed only one night and regret not being able to enjoy the place longer. The fireplace was a highlight where being an unusually cold December this year, we were fortunate to be able to use it and it provided a relaxing end to a great day! Similar to another comment below, we rationed the kindling so that the place remained warm until early morning. Particularly and if during winter, helpful to have extra kindling especially for those less experienced with fireplaces. The guesthouse is well maintained and clean with comfortable bedding. We hope to return in the future.

Lovely Stay at Charlie and Roy's!

We had a wonderful family stay at the farm for the weekend. The house is spacious and has everything you need, we were 6 adults and 2 kids and there was plenty of room. The fireplace was a highlight as were the donkeys, horses and other animals. Alyson the host was amazing - we had to move the stay a couple of times due to Covid and she was so lovely, flexible and accommodating. I would definitely recommend this property.

Loved the property, views and animals. Driveway could be wider as it was difficult reversing out especially in the dark. Rocks at the edge of driveway were a hazard, bushes need cutting back.

Convenient location for a short getaway

This was a great property for our 2 families for short weekend getaway in Berry/Kangaroo Valley. The farm animals especially the horses were the highlight of our stay - the kids would run straight out if they saw any of animals approach the fence! The only challenge we had was not having a dishwasher in the property but knowing the water challenges in the area - I can understand why there isn't one. We were eating out mostly so didn't mind doing the few dishes when we used the kitchen! Very relaxing stay - away from it all but still close enough to all conveniences and activities of Berry and Kangaroo valley.

Clean fresh property!

The place was lovely & clean very open. Although the neighbours to the left are quite close with no property boundaries. The views were beautiful. Only downfall would be there was no aeroguard available, as this time of year the mosquitos were quite bad. Overall great stay
