Timbalah is an exquisite country house that can accommodate up to 14 guests. Located in the heart of stunning Fitzroy Falls it is ideally positioned, only a few minutes walk to the escarpment trails. Timbalah is only moments to Mali Brae Farm, Mt. Ashby Estate, less than 15 minutes to Moss Vale, Bowral and Kangaroo Valley. Timbalah's one acre landscaped bush block neighbours the spectacular waterfalls and expansive valley views which are literally at your back door step.


Timbalah is beautifully furnished ensuring the utmost comfort throughout your stay and provides a luxury retreat, or perfect wedding guest accommodation. The kitchen is a foodies delight to prepare a gourmet meal. You may however wish to forgo cooking and use Timbalah as a base to sample the best restaurants, vineyards and cafes the Southern Highlands has to offer.

Only 1.5 hours to Sydney and Canberra, Timbalah is the perfect country escape.

The house is very large and in a great central location with lovely walks nearby. There's a ton of room and the facilities were great (spa, barbecue etc). A few things to note: the master bedroom is not enclosed, so sound travels up from downstairs — something to be aware of if you wanted to have a sleep-in or go to bed before other guests. Some of the mattresses needed updating. Overall the house wasn’t very clean, which was disappointing. A little dated and in need of an update, we’d describe it more as a fun homestead for families as opposed to a luxurious country retreat.

Great getaway

This property is in a great location, easy to get to in the Southern Highlands. We were able to accommodate our whole family in the one location without being on top of each other. I think this will be a new trend for family get togethers on special occasions.

Plenty of space, good for children, ample sleeping and cooking facilities, lovely gardens and nice walks including Fitzroy Falls nearby, log fire … and an attentive host

Jewel in Fitzroy Falls

Wow! My reaction when i walked into the door of the property. A large house with wide open spaces and plenty of space for an extended family stay. With a cottage at the rear of the property and spacious garden there was plenty of space for all. The garden attracts local birdlife and the property is located in a quiet area within walking distance distance of the waterfalls.

Beautiful Country Stay

Had a beautiful weekend away with the extended family. Plently of room and lovely living spaces to enjoy. Enjoyed the fireplace while the kids played pool all night long. Sweet little garden perfect for a morning coffee. Highly recommended

Wedding Weekend!

We celebrated our wedding at Mali Brae Farm, and a few of our closest family and friends had the pleasure of staying at Timbalah for the entire weekend. The location was perfect, just a short distance from the wedding venue.The house itself is spacious, with comfortable beds, and the BBQ was fantastic! The only minor drawback was the internet being down in the area, which resulted in limited service inside the house. Additionally, the property could benefit from a little TLC, but aside from that, everything was absolutely wonderful.Tim has been exceptional—extremely responsive and incredibly helpful both before and during our stay.

Great escape with friends

The house is beautiful and so much bigger than imagined! Rooms were clean and tidy and kitchen well stocked with utensils etc. There were a few lights in need of a globe change but most things were in order. Thanks for a great place to stay! We would love to come back!

The property was perfect for us. It was large airy and bright. The kitchen was well appointed with everything one could possible need. The beds were comfortable. The showers were great. My only criticism is that I felt the house could have been freshly cleaned before we arrived. Some surfaces were sticky and the pots and pans were not very well cleaned as well. But upon saying that property is very liveable and we will return in thefuture wasn’t

Christmas getaway

We had a fabulous time relaxing and celebrated Christmas in this beautiful property with our four adult children their partners, grandchildren and fur babies. The house has everything you could need for a comfortable stay. Our only issue was we could not open some of the windows to ventilate the house. and the fridge in the cottage was not working properly, all minor things that can be rectified. Tim is a great host and answered all our questions promptly. He made us feel welcomed and even dropped in with a gift to wish us all a Merry Christmas. I would definitely stay here again.

Country Getaway

This house was absolutely perfect. We had 10 adults with so much room and things to do. From enjoying the views in the spa, rounds of pool to playing games this house has so much to offer. Location was great as we went out for a walk to the waterfall. Tim was great to communicate with. He offered great recommendations for food when asked and always responded in a timely manner. There may have been cobwebs, but it did not bother us as we were surrounded by bushland! The oven was a little tricky to work out but once you figured it out it was great! Highly recommend this house! Cant wait to go back! Thank you for the great stay

Great house for large families, beautiful location

We used this property as our base for my mums 60th. We travelled into Kangaroo Valley, visited vineyards, utilised the spa and billiard table, went to Bowral for dinner, visited the local Fitzroy and Twin Falls, cooked big family meals and overall had a lovely experience. The house is lovely, full of character, with so much space to enjoy the different areas. The large dining table was perfect for family meals. The kids loved the lawn games provided and the spa. the pool table was almost always in use and we also enjoyed the fireplace. Our suggestions for improvement would be better heating solutions through winter to the three bedrooms out the back, a spatula (that isn’t broken!), some basic instructions for working the oven (as the writing has worn off some of the dials and this required guesswork) and a towel upgrade. Highly recommend Timbala!

Character filled retreat

We loved the character of the property and thoroughly enjoyed our stay on a very rainy weekend to celebrate several birthdays across a group of families. The layout of the living spaces was really comfortable and conducive to us all gathering together at one time or splitting into smaller groups to chat or play a game. There were a few leaks which wasn't totally surprising given the weather but none of them affected our stay. The fireplace was lovely, at times we found it a little challenging to manage and it could make the space a bit smokey and Id suggest packing warmly as the bedrooms could be on the cold side. The kitchen was well set up for us to cook our own meals but do note the cooktop runs very hot. The stairs and multi level living spaces worked well for the infants and almost 3 year old and we hope to return to the property for another holiday but may wait a while to do so as it would be very challenging for mobile 18 month olds to navigate. Tim was friendly and responsive to messages throughout our stay.

Lovely house in a great spot - but so cold!

We loved the house with its huge great room, but visiting in early August we found it absolutely freezing when we walked in - literally colder than the fridge! It took us most of the first 24 hours to thaw it out, but after that was quite comfortable - as long as we kept the wood fire burning and the air con and every heater on. And we're not people who normally have our own homes anywhere above 20 degrees in winter. The accommodation is quite quirky, with the main bedroom on a sort of mezzanine above the great room. That one has to go to the couple who go to bed last and get up first, or they'll feel as if they're getting undressed on a stage! Apart from that, a lovely space, with plenty of space for both kids and adults, and several dining options. Great location - literally just a few minutes walk from the West Rim Walk!

We had an amazing stay. We wanted a country getaway from our busy lifestyles and we got exactly that. The property was beautiful- the indoor fireplace was lovely and the whole place was so clean. Tim was a very good host, we really appreciated the extra touches of a bottle of wine and chocolates. The kids had a great time too, huge backyard and the walk to the falls was very easy,Think we might make it annual getaway with the family.Thanks Tim!

The house has so much space - it’s perfect for a big group. No one’s on top of each other. Beds were comfy Plus owner is so kind and made sure we had a relaxing and comfortable stay. Location is great too. There’s a playground on the street. And a small walk from Fitzroy falls Would add that if you have small kids - it’s a little sketchy walking on the main road with them - although it’s not for long. Anyway - house is great!

We had an absolutely fantastic weekend stay at this beautiful property. The house itself is amazing — spacious, stylish and perfect for our friends’ reunion. Everything was just as pictured and we had an incredible time.Tim, the host, was wonderful to deal with — great communication and very easy to chat with, which made the whole process seamless.As our stay happened to fall on a very cold weekend, the bedrooms at the back did get a little chilly — perhaps heated blankets or portable heaters could be a nice touch in the future.That said, this was only a minor suggestion — overall the property was wonderful, and we’ll definitely be back again (next time with my fur baby, as it looks very pet-friendly too!). Highly recommend!

Family Christmas in July

Timbalah was the perfect place for our family/ friends annual get together for a cold Christmas. The house was easy to find, street well sign posted and had enough parking for our 3 cars. Timbalah was very welcoming and the heating kicked in quickly as the area turned on cold torrential rain and mist for our 48 hour stay! Accessing the house was easy (tip - screen shot the instructions as signal in the area was terrible until we accessed the wifi!!) The dreadful weather didn’t dampen our fun. We had books, games, the snooker table, lots of food and wine and a fireplace. Perfect! We all slept well in our comfy warm beds. The bathrooms were huge, and we did enjoy a big bath. The well appointed kitchen and large oven was great for our Christmas roasts and vegetables….and no washing up with the dishwasher. The table was big enough for us all to gather around for all our meals. It was good to have wifi for our Netflix family movie post Christmas dinner. Tim, our host, was very responsive to our queries and generous- especially with the firewood. He gave us some good tourist advice on local walks and good cafes in Mossvale. Fitzroy Falls was spectacular with all the rain. We all loved our stay. Thankyou Tim!

Winter holiday

The house lived up to our expectations. A couple of items need fixing.The DVD player did not work.The 2 sandwich toasters were not clean as well as the ordinary toaster.The coffee making machine had used pods in it. Other than these items we were happy with all.

Tranquil break

Great location for getting away from the rat-race. Timbala is a very large property suitable for a party of 10 adults or up to 14 with children. The large kitchen, hot-tub and pool table were a hit.

Very disappointed.

The property is tired. No internet!We had no hot water in one bathroom, which left us with only 2 working showers.The kitchen utensils, pots and pans were filthy, therefore we needed to wash everything before use!!The kitchen floor was dirty and we needed to wash it with an old, dirty and very smelly mop.
