Good location/40 minutes drive from Ski Apache and close to Sierra Ski Rental, Albertsons, etc. Enjoyed view and gas BBQ grill, and indoor fireplace. Spacious for families. Game table and pool table were nice to have. Quiet neighborhood. Great parking near door for unloading/loading.A few disappointments like no kitchen towels, no dishwasher soap, dirty oven, and we had to wash pots before we used them. A few areas needed light vacuuming before we arrived (living room/dining table/pool table). House has four levels, which was fine for our group, but stairs are narrow, so be aware of this. Also some settling has occurred so the bottom floor bathroom door doesn't close properly.

Large and Cozy

We loved our stay here. It is great for multiple families who would like privacy but also be able to get together because of the multiple floors. Its 4 floors. Also great if the kids want to all be down stairs while adults upstairs. Very close to restaurants and shopping.

Nice but can be better

We were a family of 13 and for very well! But the condo is a bit outdated… carpets either need a deep cleaning or to be replaced. Over all the condo needs some cleaning as well! There was a used toothbrush on the floor in one of the rooms… cobwebs everywhere, the showers need a deep cleaning, the floor was slimy. And a little more organization… maybe one closet for all the towels, iron and iron board and better pots and pans. We really liked the area where it is located, may consider staying again some other time.

the first picture is not even accurate.leather sofas have been replaced with cloth that smell like dirty dogs.floors tilt and several walls have significant cracks. the unit did not seem structurally sound.carpets should have been replaced years ago.

Hi Gary, we take guest feedback seriously and passed your comments on to the homeowner who would like to clarify the following:– The leather sofas were replaced with a cloth sectional to address wear and tear. Our cleaning crew inspects for odors and stains after every stay to maintain the highest standards, and it’s important to note that we don’t allow pets. Carpeting is present only in the bedrooms and staircases. While it has been regularly cleaned, we will reassess its appearance and consider future updates.– Located within a condo association built in the 1970s, the property is proactively monitored for structural integrity by the association. There have been no issues, and the property is structurally sound.The homeowner and their team work hard to provide the best possible guest experience, and we look forward to this property hosting many satisfied visitors.

The property was dirty. Carpets were filthy, hadn't been vacuumed and the floor hadn't been swept. I contacted the property manager and the location where I made the reservation and the property manager went to "clean, " but the place looked the same. They just sprayed a scent and left. I will never, ever book a home through this site again. I was VERY disappointed.

However, we thought that we did address these specific issues in a timely fashion. -Once you contacted us and expressed your concerns, we came to the house to sweep the floor and vacuum the carpet. We also made sure to address other issues such as the screen door that was off its tracks. We sprayed a scented product inside because you had complained about a bad smell so we hoped this would help the issue. We are sorry if this was not to your liking. -After completing all of these tasks, we spoke with you and were under the impression that you were satisfied with the state of the unit. We encourage all guests to express any concerns or dissatisfaction during their stay so that we can cater to your needs appropriately. Not as described!!

This property was not to par ! Carpets are old and filthy , couches old and dirty, cooking utensils and pans were old and rusty , sinks were clogged and not working. This unit needs a lot of work ! I don’t know how this home passed inspection the stairs were so dangerous we could not utilize the bottom rooms or game room too dangerous for kids or adults to go up and down those steep and narrow stairs . I will be contacting via telephone to request some compensation . My family were very disappointed 😔

I hated to hear about this groups disappointment. We bought this townhome a few years ago because we loved the large kitchen and main living, the huge gameroom with pool table and bar and the fact that it had 5 bedrooms that we could always invite another family to come and stay. We decided later to make it available to rent to give other groups the chance to vacation together in one large space and I have loved hearing from others how much they enjoyed it. Negative reviews are bound to happen, but I can tell you it hits me in the gut because I want everyone to enjoy their vacation experience. In this case we didn't know of these issues during the stay and would have like to have the chance to promptly react. i We had been there a couple of weeks prior and the carpets seemed fine (although dated - they are 80's maroon! :)). They get shampooed twice a year and obviously vacuumed after each stay. We thought we had all the kitchen supplies necessary, but we are going to do a complete inventory and get things replaced that need to be. , This is a large place over 4 levels; so in fairness to the reviewer there are lots of stairs - it probably isn't the best place for the elderly or toddlers. Unfortunately, there is not a place in the entire complex that doesn't have stairs. I have tried to do right by this reviewer in refunding an additional amount and I do apologize that her experience was not positive.

The on-line review didn't mention anything about 4 flights of stairs. The contact person wouldn't answer his phone nor return my calls. One of the lower EMERGENCY exit doors would not open at all. Other than that, decent condo.

Disappointed by this property.

I feel like the description of this property is misleading. I did not realize this is a condo that shares a wall with the adjoining property, nor that it is four stories. There are lots of steep, narrow stairs that were difficulty for my older parents to navigate. This property would be a nightmare for someone with small children. As I said the property also shares a wall with the adjoining condo. The group staying next door were extremely loud. Their music kept our walls vibrating until midnight, when we had to call the police to ask them to quiet down. The property also seems very dated. The carpets have to be 30 years old, and while clean they make the place seem old and dingy. The cleanliness and quality was also not up to the standards we have been accustomed to with previous VRBOs. We found an empty stick of deodorant in one of the beds. The first night one of the bed frames broke in the middle of the night and we had to move the box spring and mattress to the floor for the rest of the trip. One of the showers did not drain well. The A/C froze up one afternoon and did not work for several hours. Overall, our expectations for this property were not met and we would not stay there again.

A fantastic place for an extended family summer getaway or a group of friends on a ski trip, there is room for everyone! The multiple levels allow for activities to continue on without too much disruption to those sleeping. The location is secluded but close to downtown, with great views.

This townhouse is beautiful. The view from the deck is great. The location of the property was perfect. Literally minutes from all different types of entertainment. Beds are comfortable. The game room was a great bonus to have. We look forward to another long weekend there.

Very large but needs some TLC

The home was large enough to acommodate 6 adults and 5 kids. The beds were also very comfortable! The location was central to everything and had very peaceful surroundings. I wouldn’t however recommend this for crawlers or young children not good with stairs. It’s a 4-story condo which makes it very difficult to keep kids off all the stairs. The bottom bathroom had hardware for a towel rack and toilet paper rack but they were both broken. We had hot water 50% of the time too. One of the bedrooms down stairs had an outlet that looked like it had sparked at some point and had black stuff on the outlet. The second floor was a gameroom area which we didn’t end up using but looked lots of fun! The poker table glass light fixture was broken and was repaired with tape. The entry level had 3 bedrooms. I think the whole house could use a paint job. The top floor was the kitchen and living room room where we spent most of our time. It was a great place for entertaining. It looked like there was a leak next to the fireplace at some point. There was a broken dining room chair and the couches had definitely seen better days. A decorative pot sat on the fireplace that we moved immediately due to kids and we noticed it had also been broken and taped as a repair job. We couldn’t get the fireplace to work either. The floors or carpets (probably carpets) were so dirty our feet were brown after walking around barefoot all day. The microwave was broken so we couldnt heat our food. Multiple kitchen beakers tripped two or three times. Again the place was super large and would be good for a large family with a bit older children. We had 3 under 4yrs old. This place would receive 5 stars but needs some TLC. :)

A wonderful condo for a large family group with kids.

We had a wonderful time at Lookout Estates Unit J2. There were thirteen in our family group. Six adults and seven children—five being teenagers. The game room on level two was a godsend. The children all took turns playing pool. It kept them occupied for substantial periods of time. The swimming pool was also very good. The fully equipped kitchen was very useful for preparing family meals. The deck on the top floor was gear in the morning and evening. The view of Sierra Blanca was spectacular. We saw a lot of deer and elk feeding in the ravine just below the deck nearly every day. The condo is very conveniently located near Midtown Ruidoso with shopping & restaurants nearby. Overall I would highly recommend this place for a large family group like ours. Kudos to Mr. Deffenbaugh and VRBO for making this lovely place available for people such as us.
