We had a great stay, loved the house, loved the location- such a great beach. Thank you Brad for checking in, making sure all was well & that we had all we needed (it was & we did!). Would love to come back and stay again :)
Wonderful stay for our family. It was actually more spacious than we expected. The host brad was great. This area is our fav spot in Rhode Island. Can’t wait to visit again.
My wife and I enjoyed our stay. Check in was simple. The property had everything we needed, and Brad was very attentive to any need we had. We highly recommend this property. You will not be disappointed!
The kids and I have a great time at this cottage by the sea. The community was very nice and the evenings spent on the local beaches were breathtaking. The cottage was clean, safe, and absolutely perfect for a summer beach getaway. We highly recommend this place!
The cottage was tidy and very cleanand comfortable. All the modern conveniences were available to us. The neighbors were very friendly and the beach was just a short walk away. The entire weekend was very relaxing.
A perfect place to enjoy the beauty of RI. The house was well furnished, bright and airy. The view from the balcony of the second-floor bedroom was magnificent. It was a short walk to the beach. Quiet, peaceful, idyllic.
Grew up here, brought my family back from southern Illinois to see the area (block island/Newport/the pier etc…) weather was perfect, caught up with extended family. Place was nice for 3 of us. The linens not being included & the mandatory insurance was new for us… we cleaned it up like we were never there in appreciation of the location.
The cottage was wonderful! Decorated like a beach cottage, very comfortable and BEST place I’ve stayed in RI. I loved being able to walk to the beach and Breakwater Village was lovely.
Brad was very accessible when I had an issue with the air conditioner.
Only problem was having to leave at the end of the week!
We highly recommend this property! This adorable cottage was perfect for a beach getaway. Its beach decor and amenities provided everything we needed for the week. Brad, the owner, was very accomodating! The cottage is minutes from private beaches. The water was clear and warmer than expected! All restaurants and stores strictly abide by the CDC guidelines and we felt very safe. We hope to stay here again next summer!

Awesome quiet little coastal community. The house is a 2 min walk to the private beach and is very convenient when going back and forth with kids. The outdoor shower is a great feature for washing off sand and beach gear. There are many great shops and restaurants within a 5-10 min drive. The owner Brad is very accommodating and goes the extra mile to make sure that you have a great stay. The house is a little on the smaller side but has modern features. The balcony on the 2nd floor overlooks the ocean.
Brad was a wonderful host and the community is very sweet and quiet. Wonderful private beach a short walk. Gorgeous sunsets! The view from the second floor master bedroom was beautiful and we loved that deck and large windows, nice shower. The downstairs is a little tight, but well appointed. Small 1st floor bedroom- Full bed a little dark but fine as you are only sleeping there! Very nice community- everyone so friendly. We had a great time biking,kayaking, eating and a day trip to Block island. All in all a wonderful vacation. Thank you Brad!

Lots of opportunity to improve including adding working doors for the "outdoor shower", get rid of the ant problem, fixing the door keypad & fixing the downstairs toilet so it doesn't run. Location & views are great & the home is nice but not as big as the pictures make it look.

Thank you for your feedback Susan. It is a new construction home so I apologize if you had any issues with the keyless entry and the toilet. I did mention to you when you I met you at the property that I contacted both Schlage and the plumber to fix the issues. Luckily you were still able to use a key to gain entrance to the property and the toilet was working, but was running. I’m also sorry that you failed to read my detailed email with house instructions and manual to inform you of important details regarding your stay. It may also seem small when there are 8 people staying in the house. I am glad that you were able to enjoy the views to Block Island and take advantage of the 3 beaches.
Breakwater Village is truly a special place- so quaint, quiet and beautiful with gorgeous sunrises and sunsets and cool ocean breezes. The property renovation is also really nice. The second floor is gorgeous. The first floor now also needs some updates, by way of more comfortable furniture for dining, relaxing and sleeping. It is quite worn and tired compared to the second floor.
The “full bed” in the first floor bedroom is very comfortable but the Queen pull out needs to be replaced. Additionally, almost all of the windows need privacy shades or coverings, which was a bit compromising, given how close the neighbors are and how bright it is in the early morning.
The patio outside also did not have a railing, which was a little nerve wracking, given the four foot drop, especially with our young child.
It was clear that the renovation was about 90% complete for our stay with these last few things remaining on the to do list. Advance notice of the same would have been appreciated.
One last suggestion would be to consider providing linens and towels and a few more replacement trash bags, laundry pods, etc. for the weekly rental cost. This nominal investment would make for a more convenient and relaxing stay for guests.
This place was absolutely charming—just steps from the beach and lighthouse, which made it feel extra special. The host was incredibly kind and responsive, always available to help with any questions. We also loved being so close to a cute coffee shop, perfect for slow mornings. It’s a wonderful spot for a girls’ getaway or a small family trip. Highly recommend!
