The Space:

1011 N Bayfront B is professionally managed by Newport Beach Vacation Properties. This 2 story back unit allows vacationers to enjoy bay front living at its finest. With a beautifully designed open-air layout, vacationers have found the perfect family or romantic home.



This back unit is loft style, with 2 bedrooms on the upper level, with a view of the harbor out the floor to ceiling windows of the unit. Please note that with this being a loft style unit, the bedrooms do not have separating doors. The master bedroom, while on the second floor, is open to the living space below. The second bedroom is more private, with an enclosed stairwell tucked away past the kitchen. 2 full baths in the unit, 1 in the master bedroom and the other downstairs near the full kitchen and open living area. There is a 1 car garage, including a washer and dryer at the foot of the stairs of the entry of the home. The garage can also be accessed through a stairway with access from the dining area of the unit.



Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. On the Balboa Peninsula you can relax along the pristine beaches, go surfing nearby, check out the Balboa Fun Zone, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.

Getting Around:

Vacationers can explore the beach on the Balboa Peninsula via the ferry off Agate Avenue, or just enjoy the walkway around Balboa Island. The Balboa Village and Balboa Pier are also a short ferry ride away. Rent a bike, Jet Ski, stand up paddle board, or Duffy boat. Whale watching and deep-sea fishing trips are available daily. On the Balboa Peninsula our guests can relax along the pristine beaches, go surfing nearby at the Wedge or Newport Beach, check out the FUN ZONE which offers entertainment such as a merry-go-round and other attractions, and eat or drink at one of the many restaurants and bars. The walkability of this property is excellent and the premises are a close stroll away from the Marine Avenue shops and restaurants that make Balboa Island a perfect vacation destination. SLP13129



Other Things to Note:

*Please note, both bedrooms are not completely private. Master is an open loft style to the living area. Back bedroom over the kitchen does not have a door at the top of the stairs.



- 10 pm noise curfew ordinance strictly enforced by Newport Beach Police

- Must provide your email and be able to access our company online portal for house info.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

North Bay Front Condo Lovely accommodations ! Updated ,nicely furnished and well stocked for most needs. Beautiful Bay view , easy walking to all points of interest. The Hosts were friendly and responsive to questions and requests. Would definitely stay there again.

Great Location

This property is a great location. We had friends book the front of the house and we had the back which made for a great trip. There are a lot of stairs if you have little ones, but they did have baby gates. The rooms are very bright in the morning because they are lofts.

Very sparse with the amenities. Need to let people know how many steps you have to go up and down to get in out.And even get up to the bedrooms. Unfortunately, between making the reservation and going there, I injured my knee and it had been very difficult getting around the unit.

It is pretty clear in photos and in the description of the home that there are essentially 3 sets of stairs within the home, one to get to the entry way and one for each bedroom. If we were made aware that you needed a more accessible unit we would have been more than happy to move you to a different home prior to your arrival or even during, but we did not hear from you during your stay. Again, we do apologize for the inconvenience and we hope to be able to host you again in the future for a better stay.

Balboa Is vacation

The peace of our stay was substantially altered by major street drain repairs which neither the owners or property management co had notice of more than 3 days before our arrival. The management co was VERY helpful intrying to rectify the problem and offered a move to larger property options in the surrounding Peninsula though we choose to stay. We will definitely choose this same property for future stays.

Overall, I recommend this vacation rental. Reviewer Comments: This our first time staying on Balboa Island and we got lucky with this house. It was new, clean, and had good views of the water. There were two separate loft style bedrooms and one had it’s own bath. The home has enclosed garage parking which is a plus on the island. The location was perfect with a short walk to the Main Street with all the restaurants, cafe’s, and shops. The management group does an amazing job of communicating once you book the dates and the check in and out process was easy. I would highly recommend this home.

Not sure why bedroom above kitchen has floor to ceiling windows- so u can’t leave open as you are on display to all . So no view of water although unit is on water. Bikes would be a nice addition.

Balboa Stay

The property was in a great location but it was not made clear that both bedrooms had no doors and were open as they are both lofts. The one bathroom is incredibly small and the other had to go down stairs. We had people banging on the connecting wall when we were simply watching TV at 10pm. The code to the garage did not work but only worked with the remote once you were in the unit. I think if the description is made clearer it would help manage expectation.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: No privacy in front upper loft. Those watching TV in family room can see you getting in and out of bathroom or shower. Bathroom is the tiniest I’ve ever seen with not even a towel rack to hold a hand towel on wall, and no vanity area and hard or impossible to turn around with the door closed. - had to use the closed toilet seat to lay essential items. Exhaust fans in both bathrooms did not work. Back upstairs loft had to be accessed by steep stairs- a concern at night. Garage could only be accessed by front door or side door stairs so need to go down stairs for washer and dryer, use key pad for garage door to get to laundry area then carry items back upstairs. Views were amazing, liked location- but wouldn’t stay here again. Just overall very inconvenient living. I actually like stairs but this constant need for up and down was annoying.

You can walk everywhere and this place was only a couple of blocks from the restaurants and shopping and the beach. Our 14 year old loved riding his skateboard to get hot chocolate in the morning. The house was VERY clean and we are so glad it has two bathrooms. I would highly recommend.

A Great Week in Balboa

My family and I just had a lovely week in Balboa at the unit on North Bay Front and Apolena. I grew up in LA and would rent a house every summer with my parents from the 70s through the early 90s. Having moved out of California as an adult, I wanted to give my two young daughters the same experience and they had a blast. The unit is very clean and looks like it has just recently been made into a rental. Great natural light, excellent location 50 feet from the beach and a very short walk to all the shops on Marine. The only thing that was a bit odd about it was that its not really a 2 BD as there are no doors on the rooms. It’s two separate loft areas but noise does travel. The more private loft does not have a bathroom, the less private loft has a tiny bathroom. Loft aside, of the many rental properties on Balboa that I have stayed in over the years this was certainly one of the nicest. Would happily stay again.

Very Uncomfortable

I do recommend staying on Balboa Island. This particular property doesn't have a balcony or patio, the picture that is shown is for the downstairs unit. The bedroom that has a bathroom attached has the most uncomfortable bed I have EVER slept in. The bathroom isn't shown in the pictures because the size of it would be a deterrent, there isn't even a towel bar to dry out your towel. The bathroom is too small to change in and since the bedroom is a loft, you get to change in front of the neighbors and your guests below in the living room. Fortunately, there were only 3 of us staying in the condo, I don't recommend for 6 as listed. There is a quite small couch or rather love seat that will only accommodate 3 people. The kitchen is acceptable for people that plan to eat every meal out. The kitchen didn't have a chef's knife, paring knife, container with lid, filters for the coffee machine, or any cleaning supplies for the counter tops. I have stayed in countless home rentals and all of these items are usually pretty basic. I really contemplated giving this review, as I usually only give props to those that I have had a great stay at. I am hoping that the owner takes this as advice to further improve their guests experience.
