"Good Karma Retreat" is one of a kind and boasts modern elegance throughout. Come and experience this exclusive oceanfront property for yourself. Situated right on the Atlantic, "Good Karma Retreat" features the largest sliding door system on the Outer Banks and endless windows, providing you with panoramic views of the ocean and sound. This house was built to worship the sun and sea. With 8 Bedrooms, 10 bathrooms and plenty of living space, the layout of this house is perfect for groups of any size- a large family or a quiet, relaxing retreat.

Upon entering, you will find all of the indoor entertainment you could possibly ask for! Whether you want to kick back and watch a movie in the theatre room, play on one of the many game tables, or play arcade games, there is fun for all ages! The theater room features a projection screen with surround sound, and seating for 10. Just outside of the theater room, you will find a pool table, shuffleboard, foosball table, and 135 game arcade! Other amenities include a seating area with flat screen TV, wet bar and full size refrigerator and a laundry room with 2 washers and 2 dryers. Step outside and you will find a private pool, swim spa, outdoor 40" TV, dune-top gazebo overlooking the Atlantic, volleyball court and outdoor dining area with grills.

Take the elevator to the mid-level, where you will find most of your sleeping accommodations, and covered deck facing the ocean. This floor includes a King Master Suite with handicap-friendly features including a roll-in shower and built-in seat.

On the top floor, you will find a top-of-the-line gourmet kitchen and large dining area with available seating for 16 and an island with seating for 4. The living room is exquisitely detailed and features the single foldable glass door system, enhancing the breathtaking ocean views from inside or outside of the home. On the west side of the home, you will find an additional seating area with Soundside views, allowing you to truly experience all of the beauty and serenity that the Outer Banks has to offer.

Overall location was great. Access to beach was amazing. House does not have any beach chairs / umbrellas/ pool floats etc. The outdoor pool area is ok… if you plan to grill you are stuck with a charcoal grill (charcoal not supplied or a lighter for that matter or grill cleaner) also TV situation was difficult. 3 remotes for living room TV all of which were difficult to navigate. Beds were not the comfiest. We will most definitely be returning to OBX but going to explore options to stay

First the kitchen sink faucet handle kept falling off then the sensors wouldn’t work half the time. Second is the instructions for all the entertainment needed to be laid out. The elevator was a life saver for my father who has bad knees an turned 70 over our stay!

The only problem was a maintentence issue with a leaking AC unit which was quickly dealt with by customer service. Only improvement would have been a manual on TV and theater operation, and washing machine and dryer operation. Also confusion over trash collection. We stayed the week after Christmas December 2022 - The House (inside) is impressive and met our expectations. (5/5) The Exterior (pool, hot tub, private path to the beach) did not (3/5) Let's take one at a time Pool - We understand the Pool could not be heated, BUT it could have been Clean and free of Trash. Hot Tub - I would refer to this as a Mild Tub -- The water Temp will only reach 101, Anyone who Owns a Hot Tub knows you will freeze in the Winter at this Temp. Path to Beach - The Private Door and Stair Case needed to be de-sanded to allow the private door to open properly and the stairs removed from sand as well. These are minor issues BUT for this of $$ you would expect more.

great house, needs some TLC

Great house and location. Beautiful view! House needs some work. Upon arrival, the house needed cleaning. We washed windows and cleaned out kitchen/bedroom drawers. Kitchen was disorganized and full of random extra items-many needed rewashing. Fireplaces not working-maintenance came out quickly but never followed up for repairs. Cooktop vent not operational. Third floor porch railing cracked. Shower doors off track and lightbulbs out. Moldy front loading washers. Elevator not working. Plenty of space for the family/kids. Great place if given some attention. We had a nice time!

Overall, I recommend this vacation rental. Reviewer Comments: Overall, our stay was lovely. The house was spacious and in the perfect location. It was very comfortable for our group of 15. A couple of things can use improvement. None of the dishwashers we're working properly and there was a vent flap on the side of the house that kept hitting the house in the wind. We contacted the company about it, but never heard back. Lots of TV's and electronics, but some remotes were missing batteries and there wasn't any instruction as to how to get the surround sound to work, which would've been nice. The hot tub cover didn't have straps to help keep the covers down in the strong wind.

Spring Break Getaway

Overall, I recommend this vacation rental. Reviewer Comments: This was our second year at Good Karma. The stay was mostly positive and overall the place suited our needs well. The Cons: When we arrived it did not appear that the pool or hot tub had been recently serviced. That said, when I called, Beach Realty had someone out fairly quickly to remedy. The middle level air conditioning also did not work so it was pretty warm/stuffy at night. Beach Realty came through with a quick fix, but it didn't last and because the owner wanted to use their own HVAC company it was never fully operational during our stay. The Pros: The open floor plan and covered balcony are great for hanging out. The kitchen is pretty well stocked (although could use baking sheets). The pool and giant hot tub got a lot of use and the location is great.

Overall, I recommend this vacation rental. Reviewer Comments: We used this property for a family gathering and as everyone entered the large family room upstairs everyone just stopped and said Wow. The view through the folding glass doors over the dunes showed the Atlantic Ocean and all its might and beauty. There was nothing but awe.The house was clean and well stocked with 2 ovens and 3 refrigerators. We needed all of it for the family recipes being cooked that week for the 13 of us and laid on the huge family table.The downstairs game room was entertaining between outings. There is plenty of space and areas to gather or get away so that the house never feels crowded with so many people for a week's stay. Even cooking with 4 people flows easily between the family conversation and chef duties.The realty company made us feel at home. They scheduled the professional vendors such cleaning the pools upon the arrival and insuring the heating was working on the pool and the huge hot tub.The TVs were everywhere for this group of Astros and Phillies fans to watch the World Series begin in magnificent style. If there is one feedback item it would be that owner would be smart to switch to some dumb TVs. The smart TV need for switching inputs and remote controls was confusing and different in each room with the 7 or 8 big televisions. Luckily, a couple of us were adept and were able to explain the proper button for channels or volume to keep it from being a problem.This house is a wonderful and beautiful event to see alone but we were able to enjoy it as a family for an entire week. I would recommend that you book it too. The professional quality and level of detail by the booking agent prior to and during the stay is at the level found in a Hilton property. With a mention of the beauty of the resort of Nag's Head beach. Be sure to get your permit from the city for an evening beach bonfire to complete your experience.

Plenty of room for multiple families, Great location

Overall, I recommend this vacation rental. Reviewer Comments: Overall we really did enjoy this house! It's in short walking distance of 2 ice cream shops. Not too long distance walk of a small Wings store. The walk to the beach from the pool isn't bad at all, and having the covered area was great for leaving our beach chairs and umbrellas. We had 3 families, plus our Mother with us. The house gave everyone plenty of space to keep groceries and eat together.Plenty space for clothing (every room has a nice size closet with a few hangers in each). The pool and hot tub were great to have and spend time in. The hot tub is huge. There were very few things we complained about. In the kitchen there was 2 can openers, neither of them worked. The kitchen really could use some new frying pans. We called ahead and asked if there was a Keurig in the home, we were told no so we brought our own. Once we arrived we saw there was 2 Keurig machines in the house. And I think 3 regular coffee pot Makers. I did call the reality company to let them know there are 2 Keurig's incase anyone else asked. The beds in the master suites with the balcony, they are a bit uncomfortable, but we still were able to get a full night sleep. The curtains had a weird smell to them, they could use a good washing. Housekeeping was pretty good, but maybe could use a little better detail. In one bathroom, we dropped a lid and it rolled under a sink, when we got down to get the lid there was trash under the sink on the floor, so a broom obviously didn't see that part of the floor. We didn't believe that the mattress protectors had been washed recently, but we don't know that for a fact, but there was one that had a large amount of dog hair still in it, so we are just assuming it hadn't been washed in between us and the previous guest. So the few complaints we have aren't huge, it's not ones that made the trip any less enjoyable. Of the last few houses we stayed in over the last like 4 years in OBX, this is our favorite. You won't regret picking this house for your stay!

Ok Rental - Housekeeping Issues

Overall, I do not recommend this vacation rental. Reviewer Comments: Great location and size. We really liked this house, we would have loved it if it weren't for some housekeeping issues, listed below. The bedrooms (except one, see below) and bathrooms were clean, it was nice having linens provided, linens clean and smelled clean. Pool area was okay, the advertised jacuzzi really is not a jacuzzi, only 2 seats, very difficult to get in and out. The cabana on the dune was great and beach was awesome. Housekeeping issues, which we reported to the property management were never taken care of during our weeklong stay. Issues as follows: 1. Kitchen dirty on arrival, countertops looked like they were cleaned with a dirty rag. 2. Two dirty dish towels in the sink, which stunk. 3. Cabinets dirty on outside, dried food drips on lower cabinets. 4. Refrigerators clean on inside, outside filthy. 5. Utensil drawer was a distaster, everything just thrown in, many of the items were filthy and had to be washed prior to using them. 6. Majority of pots and pans were filthy, looked like they were not washed, again, had to be washed before using, non-stick cookware scratched and unusable. These items we could live with, but had to clean ourselves.What was really a problem was the dog ****, counted 14 spots, on the carpet in the downstairs bedroom. Absolutely disgusting, it smelled so bad and got worse and worse as the week went on. They were definitely fresh, because when we put paper towel down on them, they turned yellow. Called twice about this and got no resolve. Unfortunately, this was our bedroom. The stench by the end of the week was disgusting and when we got home, our suitcases/clothes smelled like ****. We were able to overlook a few things, but when you spend this much money, it was hard to overlook the dog ****.I would be hesitant to rent again unless I was guaranteed a clean house.

Great house but not handicap accessible and service was poor

Reviewer Comments: One of the bedrooms is marketed as handicap accessible however it was not. - the room is too small for a wheelchair to maneuver easily - a wheelchair cannot access the dresser - a wheelchair cannot fit next to the bed without moving the bed over (which we did) - although the sink is a roll under sink, it is not at wheelchair height so it is extremely hard for the person to reach the faucet and items on the sink. - there are no grab bars next to the toilet. If someone is handicapped, one of the most important things is being able to easily access the toilet. - the door of the elevator is too difficult for someone in a wheelchair to open on their own.Poor customer service: We were there for two weeks and had three interactions with the rental agency. The first time we had to contact the emergency maintenance and they were great. They mmediately called back and all proceeded smoothly. The next time we texted (the letter says they prefer text), but no one replied. Then i called and left a message with staff. It took two days for someone to call me back and then they sent someone over. The third time i called on the Monday of our last week to let them know that the water wasn't turned on in the outdoor shower among other things. By Friday, when we left, no one had ever called me back. For the amount of money we spent, I would expect a much different level of service.In addition, there was no house manual for this very nice but quite complicated house. It's insane that there is nothing about how to make the theatre work, or the complicated TVs, or the sound system, or the vide game console - all of which are touted in the ads. We had a tech guy come the first week who was able to get it all working (after a lot of messing around) except for the sound system. Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was beautiful. We had a bedspread in the top bedroom that had urine stains on it. The floor at the top of the stairs is soft underneath don’t know what the issue is. Sliding glass doors on top floor needed lubricant. There was no functioning can opener. The legs on the chairs around dining room table were very loose. Had to move them to the side. This issue can be very dangerous. Told housekeepers they said write it in the review. Laundry room on bottom floor had no light that worked we used our flashlight while in there. There is a possum under the front deck.

Good Karma lives up to its name!

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall very positive experience. We were 4 couples renting Good Karma for a week. The rental house was as advertised with a very well appointed kitchen; plenty of plates, cups, silverware and cookware. Jews were wonderful and the home theater was nice, once explained. Accordion doors were difficult to open/close and we didn’t have a welcome packet but the rental office was responsive and it was an overall very positive experience. Would rent again! P.S. - the initial door code we were given was incorrect.
