Fleets Escape Margaret River has panoramic valley views over the National Park and offers private and secluded accommodation, Conveniently located in-between Dunsborough/Yallingup and Margaret River Township, only a short 10 minute drive to Gracetown and its pristine beaches. Fleets is designed to be a home away from home, a place to get together with family and friends to escape for the weekend.
The home is built out of limestone with striking barrel-vaulted brick ceilings, bringing a dramatic effect outside and a warm and earthy effect inside. The floors are highly polished concrete with pearl, oyster and abalone shells. The house is designed to complement the natural bush and coastal setting incorporating passive solar design elements for reducing energy consumption and minimal environmental impact.
Fleets can sleep up to 20 people in 6 bedrooms. The bedrooms are situated in the South Wing of the house, a two-storey section with 3 bedrooms on each level.
Bedroom 1: Master bedroom on top floor with sweeping valley views, king size bed, ensuite with shower and private balcony. (sleeps 2) Bedroom 2: Two single beds (can be made up as 2 singles or 1 king as per request) plus a trundle bed and one bunk-bed with gorgeous forest views. (sleeps up to 5) Bedroom 3: King size bed plus a trundle bed and from the balcony you can enjoy a tranquil forest view. (sleeps 3)
There is also a bathroom (with shower) on the top level for bedrooms 2 and 3 to share.
GROUND FLOOR (same level as the grassed outdoor area and carpark)
Bedroom 4: Master bedroom on ground floor with valley views, king size bed, ensuite with bath/shower and court yard. (sleeps 2) Bedroom 5: Two single beds (can be made up as 2 singles or 1 king as per request) plus a trundle bed and one bunk bed with gorgeous forest views. (sleeps up to 6) Bedroom 6: King size bed and courtyard, forest views. (sleeps 2)
There is also a bathroom (with bath/shower) on the ground level for bedrooms 5 and 6 to share.
The Northern wing of the house features an open plan kitchen - dining - living area. The kitchen is state-of-the-art, fully equipped with gas cooktop and electric oven. It has two fridge/freezers, one with chilled filtered water and ice catering for large number of guests. The 3 metre central island bench contains the dishwasher and microwave and has barstools around. Behind the kitchen there is a large store room with stainless steel benches for food preparation, plenty of room for eskies and bins. There is also a laundry and WC and an outside shower. As well as a library where you can put your feet up and read a good book or the kids can play games or watch a movie on the TV with Starlink Internet.
The 3.5 metre Teak dining room table will comfortably seat up to 20 people.
In the living area there are leather couches and a TV with Starlink Internet. There is a slow combustion wood heater providing heat and ambience during the colder months and an electric reverse-cycle air conditioner/heater.
A verandah is located on the ocean side of the house towards the valley with undercover outdoor area complete with a large outdoor table, gas BBQ and wood fired pizza oven.
NOTE - Please be advised there are strictly no functions at Fleets Escape, and no extra visitors are allowed without prior consent. - Guests at Fleets can enjoy it's secluded location adjoining the national park but as it's a rural property the water is supplied filtered from tanks. Landscaping is mainly natural bush with a flat semi-grassed outdoor area below the house facing the natural park. Due to limited water supply during the dryer months and frequent visits by kangaroos the quality of the grass varies throughout the year. The photos online are during the winter months when water is abundant and surroundings are lush and green, please note that during summer the grasses turn brown. It is a bush property and does not have a manicured garden or lush green lawns. - Please also note that we have satellite internet for checking social media and emails only, it may not be suitable for streaming or large downloads.

Beautiful character home in a stunning location in the middle of the Margaret River region. It was the perfect place to host our wedding bridal party during our wedding weekend!
Anna was absolutely amazing host!! Thank you for all your support before and during our stay. The weekend was wonderful celebrating our daughter’s wedding. And the house offered lots of space and was perfect for hosting family comfortably. The architecture is beautiful, adding to the overall charm and elegance of the stay. Great place for a family holiday. A little hard to find at first and a drive to all the local beaches and walks etc. facilities are excellent for a large group
The place is very spacious as we are a big group of 15. The contact person is very responsive . But the only this the big trash bin is quite far from the place which is we need to use car to bring the trash out.Overall very good place to stay

This house has lots of space for everyone to have their own quiet time if needed , loads of outside patio space for the kids, good furnishings to accomodate large groups , within walking distance of a wine shop and great restaurant. (bookings needed) good for a large family holiday .
We had a big family getaway, this home had lots of different spaces, and a little fireplace that people gathered around.
The house is well built and quite soundproof from room to room.
The bed linen and towels were very clean, and the water was hot.
We also had a very nice lunch at Flutes estate, a short walk away.

Beautiful house in a central location. Stayed with 8 adults and 7 kids and comfortably fit. Slightly disappointed that the green grass shown in the online pictures is now just dirt, as this was one of the reasons we selected to stay here. Otherwise great!
Everyone had enough room to escape from technology and listen to nature . The surroundings were so peaceful and beautiful.
The whole set up of the house was very family friendly.
We even managed a pizza night!

The Fleets Escape is a beautiful, expansive home for large and multiple families. It caters for young and old, surrounded by nature with lots of space outside for kids to run around, play and explore, while also catering to adults wanting to walk/wander or cycle. The owners also provide all the basics in good quantity. It was an excellent 5-night stay for us (6 adults and 7 kids).
We had 14 family members catching up for the first time in many years and this property was fantastic. It is a large property allowing great communal dinners and games but also the private space to have time to yourself. Anna was excellent with communications and very helpful with any queries. Highly recommend this property. Jim

Perfect stay for a large group
We all had an amazing stay for a week at Fleets escape. There were 4 couples and 3 children we all had plenty of room and enjoyed the amazing views from our bedrooms. The living area was spacious and plenty of room as indeed was the kitchen. We made full use of the 3 fridge/freezers. We also made use of the pizza oven and had great night cooking for us all.
Overall it's a wonderful property in a quiet location with great views.

I booked for me, my son and family from Broome, 3 boysages 8 10 12, my son and family from Sydney. Unfortunately 2 members had to return to Sydney thus missing out on a lovely week in great location. Only problem for my 15 year old Sydney grandson was a lack of independence {a City boy used to being able to come and go with fair amount of freedom} as he needed to be drive anywhere he might want to go.They all loved playing on the great game you have. We kind of rattled around in the huge house but they enjoyed the great sense of space and the Wildlife we saw.A fantastic place to stay
This place was incredibly spacious and exceeded our expectations. We stayed here with a family group of 19 people.The house has two levels, with the upper level being perfect for large gatherings. The kitchen is fully equipped with cookware and tableware, making it easy to prepare both breakfast and dinner. There’s also a large BBQ pit, which was great for group meals.The only downside is that the water heater isn’t able to support 19 people showering one after another — we had to stagger our shower times to allow the tank to reheat.A washer and dryer are provided, and the TV comes with Netflix and other entertainment options.Since most nighttime activities nearby are closed, this place is ideal for relaxing and spending quality time with family.And don’t forget to keep an eye out for kangaroos on your drive up — it’s a lovely sight! Great location - close to wineries, breweries and beaches.
House was clean, with well made and comfortable beds. Plenty of extra towels and blankets provided.
Three fridges so plenty of room for storage of food and drinks, kitchen was well stocked, gas stove was a bit weak, and the pans were not super friendly to cook with. Some cutlery, utensils and bowls/plates were still dirty. The flyscreens weren't in the best condition either, although there was very little trouble with bugs and insects. Sinks in the bathroom looked nice but are very impractical and the water pressure throughout the house was quite poor. Overall, we really enjoyed our stay and aside from a few minor things, the property was fantastic. Thanks for having us!
All in all a lovely holiday that was enjoyed by all. There were 6 grandchildren ranging in age from 1 to 9, and there was something for all of them to keep them entertained. The hit with the children was the arcade game. The house is fantastic. Certainly has the "WOW" factor. When we arrived the downstairs bathroom had been inadvertantly locked, but one phone call to Anna and the problem was solved.
One thing I'd like to point out is the water pressure is not the best and actually stopped flowing in the middle of a shower a couple of times, and sometimes also in the kitchen. I really don't think this can be helped so just be prepared, or staggering showers may work. There were 16 of us all up so that water was working hard.
We had 12 adults and 5 kids, so a big house with a big kitchen was a must! This property ticks all the boxes and more. The pizza oven made for a great fun night and the fire kept the atmosphere for the wet nights.
Only negative was the water pressure, you could only use one tap at a time. If the dishwasher was on then there were no showers as the water just trickled out. The hot water took a long time to heat and because it is a storage tank, runs out quickly. We soon learnt to split the showers and keep them super short and all other taps off!
Other then this everyone had a ripper of a time and look forward to doing it again!
The Flutes Estate property we stayed in was excellent for our large family group . It was beautifully set up, very comfortable with everything we needed. We loved the fire, the pizza oven, the bbq, the kitchen and pantry facilities. The showers/bathrooms and bedrooms were excellent.
Bedrooms were a little cold at night but plenty blankets were supplied, as well as oil heaters and so once in bed we were very comfortable. It is the middle of winter!!
Fantastic toys etc for the little ones and good TV/Netflix for teenagers and sports lovers!
Wifi access was sufficient for us all. (12 adults)
We enjoyed the many family friendly winery/brewery venues in the area, as well as being close to Margaret River and Dunsborough.
Overall, a thoroughly enjoyable holiday for our family and great communication with Anna - who answered all queries immediately. We would recommend this venue for any larger group /families and would definitely book again.
