You get what you pay for
Place my family and I stayed at was okay. It had the bear minimum. We where only there for 3 days in till we embarked on a disney cruise. My only issue was that we didn't hear anything anything from host or management to see if we where okay or anything...but besides that it was okay

Good, but.....
Overall, it was a good stay. The only thing that was TERRIBLE is that the mattress of the sofa bed in the living room was disgusting! It had a huge red stain, of course we couldn't use it.
The property had a few issues throughout the stay, but the owners fixed them all right away. The biggest problems were they were constantly cutting trees throughout the resort and it was very loud all day long. The bar often closed many hours early, and the arcade was tied to the bar so when they closed, the arcade closed. Most night 3 hours early. The pool on 5 nights of seven closed a half hour early. The tiki bar was never opened during our stay.
The townhouse was great, the owner was very nice as well. We must have misunderstood the instructions because we went to the property thinking that the clubhouse & check in were right there, however it wasn’t heard to figure out since the guard shack personnel are very helpful. We had a great time and hope to visit this location again. Thank you

It was okay
The property was in a decent resort. The pictures made the pool and lazy river look larger than they actually are. The property we had wasnt really that clean, it wasn't discusting or anything but, there was stuff on the cabinet doors, and wall trim pretty throughout. The dishwasher rack wouldnt come out so i had to lean way in to get the dishes loaded and unloaded. The resort itself was clean and friendly staff, the arcade had a bunch of broken down games. Overall, it was an okay stay. I dont know that I would choose this place again.

Everything was great except for the bus load of unsupervised kids that snuck into the pool area by hopping the fence and causing trouble. It was a huge problem with them being dangerous jumping over little kids and being too rowdy.

as expected
upon arrival we found our unit to be appropriately cleaned and ready for our use. we felt that the value for this unit was good. the pool/waterpark complex was nice and well cared for. be prepared for traffic. davenport/haines city/kissimme are very busy and it seems to take 30 minutes to go anywhere beyond "around the corner". we definitely would consider coming back to this unit in the future.

Pictures do not reflect reality
Mold and mildew on shower curtains. Shower heads do not appear to have ever been cleaned. Couch bead was full of dirt and debris with a stain on the mattress. Little bugs crawling everywhere. Only had 4 wash clothes for 8 people and when I contacted the prop manager I was greeted with rudeness instead of helpfulness. Do not recommend.

- The curtain in the bathroom has since been replaced.
- The shower head has been cleaned; it was oxidized.
- The couch was cleaned as well.
- Our Guest Contact showed you where the towels and washcloths were. They were in the hallway linen closet and in each bathroom.
- We were unaware of any insects in the home. We inspected it and did not find any evidence of insects

The house was clean. It's big. 9 of us stayed there comfortably. The pools were great and clean. There were several problems during our stay. For example AC didn't work. We had to sleep with open windows. When we arrived to the property, their was no soap in any of the bathrooms or kitchen. No liquid hand soap, no bar soap, no dish soap. We arrived, kids used bathroom and wanted to wash their hands, and there were no soap! I rented a lot of properties and this is the first time I saw something like this. We got just one garbage bag, one roll of toilet paper in each bathroom. For many days for 9 of us. Little things like this made it less comfortable. Last year we stayed at the same resort but at a different house and their was everything we needed. We never had to worry about those basic things. I think we still would recommend it to others, just make sure you bring your own tissue box, toilet paper, garbage bags, Landry detergent, dish soap, hand soap, can opener, etc. Everything!
Prior to staying here, my husband called the desk and asked if they had a spot where we could leave our luggage for him to pick up the remainder of our party at the airport. The person he spoke to said yes, it was a secure location. Upon arriving, there was no such place. My 7yo and 16yo had to sit outside the gym with all of our stuff while he picked the rest of us up.
We had called the owner about getting in early. They said they would call us when it was ready. We received no phone call and on a chance just went to the townhouse after 4.
There was hair in the master bathroom tub. And mini ants or something in every bathroom and the kitchen table.
The pool people constantly yelled if one of the babies watches fell off. In what world does a 1yo and a 2yo leave a watch on. One staff person yelled in my face about it. Regarding the slide, a staff person let my 2yo go down on my 16yo's lap. A minute later, a new person said no. No consistency whatsoever. You can't tell a 2yo yes and literally a minute layer no.
No children allowed in the hottub seemed extreme. We have a hot tub so our kids are used to it. All the other resorts we have stayed at says it's at your own risk.
There was massive construction going on on Sand Lake drive, to the point where they wouldn't let us in a few times or out of the resort. One of our rentals got a nail on the tire from all that mess.
We had rented it for 9 days. The majority of our party left after 2, it was horrible. The beds were rock solid. It also looked nothing like the pictures.
The pool was the worse. The pictures make it seem spacious and glorious but it's jam-packed into a tiny area, the one pool wasn't heated and the lazy river, (one of the main reasons we chose to stay there) was filthy. And the staff constantly yelling when the watches came off the kids, even though the people who held the kids clearly had theirs on.
We've stayed here once before, about 10 years ago and the only issue then was cockrocaches in the bathroom. They fixed it though and moved us to a different townhouse. We will never be back.
**The ONLY nice thing**
The internet and cable wasn't working within the first few days of being there. The owner was thankfully on site and was able to come by and fix it after many complaints to the desk. It was a simple fix, the booster had come unplugged in one of the bathrooms. It was so nice of the owner to come by and look at it.

- We're sorry we couldn't grant you an early check-in. We had guests checking out and the home needed to be cleaned before your arrival. The home was very clean before your stay and we have no knowledge of hair being in the tub.
- We apologize for the spotty wifi and cable issues you experienced during your stay. When you let us know about this, we stopped by as soon as we could to help you gain a connection.
- We’re sorry you had issues with the bands at the resort. When we spoke to you regarding the bands, we suggested you put them on the baby’s ankles as we’ve seen that done with other guests. The resort rules are strict, and they require all guests to have them on. The resort rules also state that no children are allowed in the hot tub.
- The pictures of our property are as described and accurately describe what our home has to offer. The listing, however, does not state the pool is heated and the weather was fairly nice that week!
- We’re sorry about the flat tire caused by the construction on Sand Mine Road - it was an inconvenience that we had no control over.
- We’re sorry that you found the beds to be uncomfortable. While we try to accommodate all guests' comfort, we're sorry the mattress didn't meet your preferences.
- While we want our guests to enjoy their stay here, we also need them to respect our house rules and treat the property as their own.

Nice resort
The resort is very nice. We loved the pool. It's all clean and pleasant. The property was also clean, planty of room for 9 of us that stayed there. However we had some issues. For example AC didn't work. We only had one hot day during our stay. It was our last day. So, we just slept with open windows. Also, they gave us just one garbage bag ( for 9 people staying for 4 nights) , one roll of toilet paper per bathroom. No dish soap or hand soap in any of the bathroom or the kitchen sink. When we first arrived to the property, everyone wanted to wash their hands. Some of the kids used bathroom and wanted to wash their hands. There was no soap in the entire house! I rented a lot of different places, and hand soap was a basic thing that every place had. Just like the toilet paper! A year ago we rented a different property at the same resort and that place had everything and extra things. We never had to worry about basic things like dish soap, hand soap, toilet paper, garbage bag, napkins etc during our vacation. I would stay here again if AC is fixet and I would know to pack everything, tissue box, napkins, laundry detergent, dish soap, can opener ( they had a complete broken can opener), etc. Over all it was fine.
We had a great stay. The house was clean and it was very family friendly. The owners were a little hard to get a hold of but nothing that caused any real problems.

Enjoyable stay
We enjoyed our stay. There was plenty of room for all 8 of us to stay comfortably. Location was perfect and the kids enjoyed the swimming area. Only complaint was a very moldy shower curtain and lack of response from the property manager when questions or issues arose.
Everything was amazing just the master bed felt like sleeping in a rock but everything else was amazing in the house. We all love the pool area and the staff there.
Enjoyed our stay. The property was very large and accommodated the 5 of us nicely. It was a little further from Disney than we usually stay but worth it for the extra space and the reasonable rates. Overall a very good experience.
Right when we arrived we were charged an additional $134 that was not explained and between speaking with evolve, VRBO, and the resort no one would explain the charge. Customer service was horrible. No one was friendly. We came back from parks two of the days and wanted to eat at the restaurant at the resort but they closed down early and would not allow us to order food. The mattresses were stained.
