We had a great stay at this spacious property. Kitchen was well stocked and the house and gardens were really nice. We did have some WiFi connectivity issues at the back of the house, with the extender not fully functional but otherwise we very much enjoyed our stay. Thanks very much.

Although only a brief stay for one night the accomodation was perfect. Very clean and comfortable, easy to find and beautifully set up. Would stay again for sure.

The property was spacious with plenty of living space in addition to four large bedrooms which made for a very comfortable stay.

Spacious place to stay as a family there are two entertainment areas. Each of the four double rooms were spacious with comfortable queen beds. The bathrooms are a little dated but the rest of the house was great.
Enjoyed our stay. The place was clean, comfortable great areas to sit and chat and entertain and unwind as a couple/small group of friends for dinner etc before our trip to the hot springs. Karen was very responsive organising the trip and replying. Would have rated 5 stars except WiFi was slow/poor connection and the a/c didn't work very well.
Had a catch up with some friends coming from interstate. The house was perfect with all the comforts of a home and space for us to all relax and have a great night.
Secure yard with electric gates was a great bonus knowing our cars were safe from any passers by.
We brought our family together from across Victoria to hold our family Christmas. Perfect house. Lots of different living areas to utilise. Large long table in the family room perfect for a large family feast. Good outdoor areas and private and secure with the high front fence and gate. Recommended.

We booked 3 nights but had to leave the next morning. We didn't feel safe there.
Some bedside lamps didn't work. Rubbish bins in front yard were smelly. No blinds on the kitchen window.( We could see the neighbours windows ) One sliding door in the main bedroom didn't lock. The Wi fi kept cutting out. The overall exterior windows of the house were very dirty and needed a deep clean . There were 2 open fireplaces in the house, but there was no firewood provided on the premises.

- We appreciate your note about the bedside lamp—only one bulb out of eight was faulty, and it has been replaced.
- The development nearby has obscured upstairs windows, and a large tree provides additional privacy for the kitchen.
- The master bedroom lock is an older design but fully functional. We understand preferences vary.
- The Wi-Fi router required a reset, which could have been quickly resolved with a call.
- Coastal conditions mean exterior surfaces are affected by moisture and wind, but interiors are always kept clean.
- The house has ducted heating and air-conditioning throughout. We discourage fireplaces due to health concerns.
We welcome constructive feedback, but some expectations—like privacy, lock preferences, and environmental factors—are beyond reasonable adjustments for short-term rentals.
Additionally, we understand that a message intended for another host was mistakenly sent to us, in which words like "scam" and comments about "karma" were used. While we respect differing opinions, we hope reviews remain fair, balanced, and focused on constructive feedback.
We regret we weren’t given the chance to assist during your stay and hope you find accommodations better suited to your expectations in the future.

The house itself was very nice and HUGE. A great place for family/friends gatherings if you don't mind being in the house the whole time or you are out most of the day. This is because the house is on NEPEAN HWY. It is VERY LOUD so you can't sit outside AT ALL. Which may be why the outside furniture clearly hadn't been cleaned in a very long time. My bed (2nd on the right) creaked every time I moved & the pillows were concrete, however, my mother's bed was very comfortable (3rd on the right). Check in was frustrating as I had to search 3 emails of paragraph upon paragraph of repeated information before I found what I needed. I really didn't appreciate that you don't find out until after you've booked that the "fully stocked" kitchen doesn't stock essentials like olive oil and salt and pepper due to "hygiene reasons"...What!? I have never come across this before. The included bottle of wine was appreciated though. You also only find out afterwards that you need to bring your own hdmi cables if you want to watch Netflix etc. The photos of the street are deceptive. Its just the slip lane. Don't be fooled by the location of "Oliver's hill". Its Frankston South. No board games or complete deck of cards. Hand/body wash were the cheapest Aldi products & only for men. I paid over $500 for 1 night which was just highway robbery considering. Many of these things I could have overlooked but at that price point, I would have expected more and have received more in cheaper places.

I am sorry that you did not find the accommodation to your liking. I appreciate your critiques and will use this to improve the experience for future bookings. However, I do believe that I should clarify some of your points for future guests.
A lot of this information is included in the email and the booking confirmation messages from us - it is clearly specifies that items such as cooking ingredients, toothbrushes and HDMI cables are to be brought by the guests. A fully 'equipped' kitchen is defined as having basic cooking utensils, crockery, glassware, cookware, bakeware and essential devices. It is not a fully 'stocked' kitchen, which would have ingredients.
Additionally, I feel you are however exaggerating the difficulty of the check-in process. Each bullet point is only 1-2 sentences long and the keycode is in the second point.
Finally, the price point reflects that this property can accommodate large groups of guests of up to 8 and not 2 guests in your case.
I'd like to thank you for your critiques and will use this review to improve the experience for future guests.
It was a wonderful property, very spacious with a great outdoor area, plenty of tables & chairs (inside and out), couches - everything!
It was perfect for my cousins and me having our annual catch-up. The second (bar) fridge in the main family/dining room was wonderfully convenient too!
