Explore America’s first registered historic neighborhood from our cheerful guest apartment. Not only is the Armory Park Neighborhood filled with vintage homes such as our circa-1902 adobe, but it’s also conveniently located. Open your mind and leave your car behind: we’re within walking distance of downtown and near the University of Arizona. It's is also a quiet neighborhood, though you will hear the trains that have been coursing throughout downtown Tucson since frontier days.

This is a real neighborhood, too, with relaxed, tree-lined streets and easy-going eateries. The charming 5 Points Market is four blocks in one direction; Barrio Brewing is four blocks in the other direction. And we're just 15 minutes from Tucson International Airport.

Sip a hand-crafted beer—and watch a soccer match—at Iron John’s Brewing Company, or surf the Internet, while enjoying a frothy cappuccino, at one of the half-dozen unpretentious coffee houses within walking distance.

Good centralized location.

Had all the amenities we expected except a dishwasher, but with the two of us we managed. Only negative about the location is the train whistles in the middle of the night. The owner, who live next door was very helpful for all questions asked and pleasant to visit with.

Larry and Laurie were great guests. They were fun to chat with and left the apartment in pristine condition. I'd heartily recommend them to other hosts. (BTW: I do mention the occasional train in my property description.)

Great spot near downtown

I stayed here for a week and worked from the unit and a coffee shop downtown. It's a great cozy spot. It's close to downtown and there are 3 breweries and a park within walking distance. The property owner was wonderful

I would recommend this rental unit.

The rental located close enough for a 20 minute walk to down town. The neighbor is mostly quiet at night. A train does go through the area and some might consider the noise loud although this did not affect us. The small unit has all the basic amenities. Closet space was limited but the washer/dryer was a plus. The TV was small about 18 inches and live programming was limited. First time we used Roku and recorded programs were plentiful. The unit was good wifi . Tim was helpful before we arrived and friendly while we stayed there. Overall this rental was all we expected and at a good price.

Perfect Little Casita!

We truly enjoyed our stay in this historic "Armory Park" neighborhood. Liked being able to take short walks as well as being able to walk all the way to downtown Tucson. The place was well decorated, sparkling clean and quiet. Would definitely recommend it to others! Thanks Tim ... you have a little gem here!

Tucson getaway close to downtown

Tim was great with communication; quick to respond and always available. Check in and check out were extremely easy. The apartment is in a nice neighborhood with plenty of street parking and perfect size for 1-2 people. It is close to downtown if you are looking for entertainment, restaurants, bars, etc. The apartment itself was spotless and has heat and air. Additionally, they had some nice touches to include coffee, cream, tea, granola bars as well as a bar of soap and travel size shampoo, conditioner and toothpaste. The only reason I gave this listing a 4/5 is because I could never get the TV to work. They have Roku streaming. The first night I followed the instructions provided and couldn’t get it to work. Tim came and reset the system the next day and again I couldn’t get it to work later that night. Perhaps I was doing something wrong, but regardless, I struggle with insomnia and the TV helps me fall asleep, so I really struggled with my sleep. Additionally, there is a train that goes by periodically that may be bothersome to some. It didn’t bother me, but for light sleepers it might be an issue. Overall, it was a great place and I enjoyed my stay.

Southwest Ambiance in Quiet Historic Area

Clean, comfortable, and well appointed for a small unit. Lots of character. This was our second stay here. We especially enjoy having our morning coffee in the patio garden under the mesquite tree. Tim and Mary are gracious hosts, friendly, but not intrusive, and immediately responsive if there are any problems. The apartment is well located between downtown and southwest Tucson where our family lives. A couple blocks away, a train comes through two or three times a night blowing its horn. It doesn’t bother me, but my husband wears his ear plugs. Just an FYI for sensitive folks.
