The Main House is a grand and chic Great Gatsby-style home with stunning mountain views, marble fireplaces, 4 beds, 2 baths and 2 elegant living areas.
It has 12 foot high ceilings, crystal chandeliers and many beautiful Heritage-listed features. It has been beautifully appointed with new furnishings, original Australian artworks and luxe details for your stay.
The Coach house is a separate building, recently and gorgeously re-furnished with 2 queen-sized loft/upstairs bedrooms a large and luxe living area with a wood fireplace, large kitchen, elegant dining, and spacious bathroom.
There is a huge 2 acre garden all around the estate, making it utterly private, with your own fields and forest to picnic in and lawns large enough for croquet or cricket.
The only sounds you will hear in this private sanctuary on the edge of the Blue Mountains National Park/Jamison valley are the birdsongs and the wind through the 100 year old trees.
There are 6 bedrooms sleeping 12 comfortably between the two houses.
(6-8 sleeping in the Main House and 2-4 in the Coach House).
Carramar Main House has 4 bedrooms, 2 bathrooms, 2 living rooms, full top-notch chef’s kitchen, dining room, outdoor dining areas (2), laundry, 2 decks, verandahs and a large patio.
Carramar coach house has 2 Queen beds, full kitchen, spacious bathroom, dining room, deck, and a large, luxe living room.
It is best suited for a wonderful family/friends get-together, a lovely luxe girls weekend away or unique corporate retreat.

Each home has a separate driveway entrance and private private parking right next to it.
You can stroll to the Conservation Hut and step right onto world famous hiking trails, which take you straight to stunning waterfalls like Wentworth Falls, Empress Falls and Canyon, Queen Victoria lookout, Lyrebird lookout and others. These are just a short hike from Carramar with no need to drive to start the walk. Leura Mall is a 5 minute drive away and Wentworth Falls Village is a 2 minute drive away.
You will be able to let yourself in and out without contact. You will have the place to yourself and we won't be onsite. However we have a local assistant and handyman nearby for anything you may need :-)
The home is a few doors away from the conservation hut. This means you have direct access with no driving needed so some of the best hiking trails in the Blue Mountains. Empress Falls and Canyon are on your doorstep, along with famous lookout like Queen Victoria and others
A hiking trail down to Wentworth falls also starts one doorstep away
You have your own dedicated undercover parking and private entrance
Leura Mall and Woolworths grocery store is a 5 minute drive
Please note:
We have three separate listings. This listing is for the whole estate and sleeps 14. There is also a listing for the Main House Only (Carramar House) and Cottage or Coach House only (Carramar Cottage) We have had guests book the main house for 8, and accidentally assume they had booked the whole estate.
The Coach house is nestled in the corner of the 2 acre Carramar estate.
While both houses are on the same large estate, each home has its own private access, carparking, own gardens, decks and verandahs.
We welcome pets but have some rules, and will need to ask about your pets and if they are trained before we approve a pet stay
Because we are right next to the Blue Mountains National Park we have a lot of wildlife, including wild ducklings, rosellas, possums and King parrots. This means no cats.
A special note on gatherings:
As a landmark property, we are often asked about weddings.
For weddings and elopements we partner with Conservation Hut. This requires prior approval and additional fees apply.
Please only bring the guests and pets you have disclosed. Any people onsite over the guests you have disclosed and paid for is considered an event.
We have unfortunately had one or two incidents of 'sneak events' since the Conservation Hut opened for weddings. so we have been forced to check on guest numbers and handle this more seriously. The platforms can shut us down overnight for months is this is not handles well, and we could loose our entire ability to host.
We have installed Cameras at the entrance doors and noise monitors. If you invite anyone over the guests you have disclosed and paid for, we will cancel the booking with no refund.
If you are having a wedding or elopement or microwedding (even if the ceremony is not being held at Carramar and is happening nearby), please let us know. It is a requirement of our guest rules. You are not permitted to have any wedding guests onsite at all without approval and additional event fees.
GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.
NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation message. For events like special birthdays or micro wedding, please contact us for approval
CAMERA: A Camera is located at the front door and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit.
NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit.
FIREPLACES: Fires may only be lit in the library or the lounge/kitchen fireplaces. The bedroom fireplaces are not to be used. We provide firewood that is enough for 2 nights for most people
FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must not be left unattended under any circumstance.
FURNITURE: Please do not move furniture – damage to floors and furniture may result in a deduction from the security deposit. Guests must not move any indoor furniture outside.
NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
PETS: Pets are not allowed at the property unless prior approval has been given. Carramar Estate is home to a range of native wildlife including birds, snakes and possums, please keep your pet (and our feathered, furred and scaled friends) safe by keeping your pet on a leash in the grounds. Please do not allow pets on the furniture. Please clean up after your pet.
SMOKING: Carramar Estate is a strictly non-smoking location.
CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.
KEYS: You are responsible for the safekeeping and replacement of house keys. Please leave the key in the lockbox when you depart. Failure to return keys will incur a fee of not less than $300.
DAMAGE & THEFT: You are responsible for damage, breakages, theft and loss at the property. You must notify us of this immediately. The Host may recover repair or replacement costs.
BBQ: Please ensure the gas bottle is turned off after every use. Please wipe down the BBQ plate prior to your departure.
CLEANING: Before departure, please run the dishwasher with any last minute cups/plates etc. Extra cleaning charges and rubbish disposal fees may be incurred in the case of abnormal cleaning requirements. This will be deducted from the security bond.
PROBLEMS: In the event of any problem or complaint, please inform us at the earliest opportunity so we can rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
