The Space:
Aumoana is designed for easy group living, with open, connected spaces and views across the water. The main living, dining, and kitchen areas form the centre of the home. The kitchen is fully equipped with quality appliances and generous bench space, making it practical for shared cooking, relaxed breakfasts, and long lunches. Large doors open to the pool and spa, keeping the indoor and outdoor areas closely linked.
Two super-king suites face the sea and catch the morning light. Both include private ensuites and have a quiet, calm feel. The king and queen bedrooms sit away from the main living area and offer comfortable, softly lit spaces for early nights or slow mornings.
The children’s bunk room includes four king single beds, its own lounge, and a TV, a separate retreat for younger guests and a practical setup for families. Three additional bathrooms and a powder room support the layout, giving the home four full bathrooms plus an extra WC.
A private gym sits on the lower level, and the outdoor areas are set up for group time, mornings by the pool, afternoons in the spa, and evenings gathered around the outdoor dining area with views across the water.

The Neighborhood:
Aumoana sits above Onetangi Beach in a peaceful, elevated position with sea views and greenery all around. The setting feels calm and private, while still being within easy reach of one of the island’s most popular beachside areas. The walk down to Onetangi Beach takes around ten minutes and leads directly to the sand and the beachfront cafés.
Onetangi Beach is one of Waiheke’s longest stretches of sand and is well suited to swimming, long barefoot walks, and relaxed mornings by the water. Charlie Farley’s sits right on the beachfront and is a long standing local favourite for breakfast or coffee, making it easy to start the day without needing the car.
Several of Waiheke’s best known vineyards are close by. Tantalus Estate is known for refined food, excellent wine, and polished vineyard dining, while Stonyridge is one of the island’s most recognised estates and a popular choice for long vineyard lunches. Obsidian offers a more boutique tasting experience, and Casita Miro is well regarded for Mediterranean style shared plates with views across the valley.
For dinner near the beach, Three Seven Two offers modern New Zealand dishes in a relaxed setting just steps from the sand. Ki Māha is another Onetangi favourite, known for refined beachfront dining and a seasonal menu that changes throughout the year.
On the way back toward the property, The Heke is a convenient stop for craft beer, whisky, and relaxed outdoor seating under the trees, working equally well for a casual afternoon or an early evening meal.
Getting Around:
The local bus runs along Seaview Road, with a nearby stop serving Aumoana and connecting Onetangi Beach with Palm Beach, Oneroa Village, and the Matiatia passenger ferry terminal. Buses run regularly from Onetangi, stopping near many of the island’s well known vineyards including Tantalus, Stonyridge, Te Motu, and The Heke, before continuing through Oneroa and on to the ferry.
If you are driving, there is plenty of parking available on site. E bikes and electric scooters are also available for hire across the island and work well for exploring nearby beaches, wineries, and village areas.
Other Things to Note:
The property is set on an elevated coastal site with stairs between levels and an unfenced pool, and is not suitable for young children.
The home runs on rainwater, so guests are asked to use water mindfully.
