Deluxe Downtown: sleeps 8+/250m-Beach/600m-Town
This stunning home boasts exquisite design by humans with impeccable taste, and offers a semi-self-contained space on the ground floor. Guests who choose to stay in the downstairs Queen bedroom will enjoy greater privacy with an integrated living area, separate from the main living area upstairs. This area includes two oversized, ultra-comfortable armchairs, a large flat-screen TV, and a study nook with a printer for remote work commitments. The bedroom also features ranch sliders that grant access to a private garden patio and just across the hall is your beautifully appointed bathroom with a freestanding bathtub and overhead shower
If the downstairs bedroom is already occupied, don`t fret. Simply ascend the architectural stairwell, which is bathed in natural light from the large chapel window above, to explore the heart of the home and its equally impressive features.
At the top of the stairwell, you have three options. Option 1 is to turn left into the open-plan designer kitchen/living/dining family space, which boasts wall-to-wall tri-stacking ranch sliders on two sides that open up to a large outdoor patio. This area is perfect for alfresco summer dining, with quality outdoor furniture and a long polished concrete outdoor dining table, and also features views of the iconic local mountain. Option 2 is to turn right into the large and pristine master bedroom, complete with a king-size bed, generous wardrobe, and stylish ensuite bathroom. Option 3 is to head straight to the main upper bathroom with sea-green wall-to-wall tiling in the shower, a double vanity, and under-floor heating. A separate guest toilet is conveniently located next door.
Continuing along the hallway, you`ll spot a rare advantage for kiwi holiday homes - both a washing machine and a dryer. You can still capitalise on the sunny Mount days with the use of the fence-mounted outdoor clothesline, easily accessible from the laundry. At the end of the hall, you`ll find the remaining two Queen bedrooms, both of which are equipped with wardrobes.
Fluted glass windows throughout the home add a touch of retro charm while flooding the interior with natural light and maintaining privacy.
If you require extra guest capacity, please enquire, as we will consider extra numbers on a case-by-case basis.
RENTAL AGREEMENT
Dear valued guest,
We are thrilled that you have chosen our holiday home for your upcoming trip! To ensure a smooth and enjoyable stay for you and your group, please take a moment to read through our rental agreement.
HOUSE RULES
1. No smoking anywhere inside or on property.
2. Please do not use any type of towel, including face cloths, to wipe off make-up, or use towels on skin that has artificial tanning products applied, as this can add extensive cost to the laundering process and often cause irreparable staining. From February 2024, we will be supplying cotton pads and make up remover to ensure that our linen stock is preserved. If towels or linen are heavily stained, replacement items will be charged to the guests like any other damage to property.
3. Absolutely no parties, events or large gatherings - no noise outside after 10 p.m. or before 7 a.m. We reserve the right to visit and inspect the property if we are alerted to higher numbers of people in the home than expected, loud music or unruly behaviour. Failure to observe this rule can cost guests an instant termination of their booking.
4. Guests must assume responsibility for sorting their refuse into the correct bins (landfill, recycling and glass). Guests who are in house on a Monday night agree to assist by putting the correct rubbish bins out on the kerb on a Monday evening or before 7 a.m. on the Tuesday morning. If guests do not attend to refuse requirements during and on departure from their stay, any labour and/or refuse fees incurred will be applied for through Airbnb.
5. If you used the BBQ please clean it well before you depart - it should be left ready for the next guests to use - thank you!

Hi, I’m Mel, coming at you from (mostly) sunny Mount Maunganui in the North Island of New Zealand.
After Queenstown, Mount Maunganui does the biggest trade in holiday accommodation in NZ, which is really something considering how small a town we are! We’ve got our beach to thank for that, it’s been voted no. 1 beach in the world at least twice by Trip Advisor; that’s a big call, hey? It sure is beautiful, and having lived here for 21 years, and walking on that beach almost every day of that 21 years, I feel 100% confident endorsing those claims!
A 25 -yr previous career in nursing is partly responsible for my clean-freak mentality; as did working in the North American luxury yachting industry, which also honed my ideas about styling and presentation. These 2 careers have combined in an almost pre-destined fashion to my current venture: as owner-operator of Mount Maunganui Holiday Homes. Our point of difference is a meticulous standard of clean and presentation (actually providing it, not just claiming it) and my goal, right from the beginning, has been to offer a luxury holiday accommodation experience at mid-range prices - because I believe everyone deserves a bit of something special every now and then.

Beautifully and tastefully renovated, lots of natural light, elevated position and really generous spaces for all rooms. The 3 bathrooms and one standalone toilet is SO convenient, plus it's kitted out with everything you need.
