At 256 sq ft, this beachy studio with vaulted ceiling is open and bright. Rustic Cape Cod charm meets summertime fun. The cottage has a main living area with a dinette for two and comfortable sofa and chair looking out towards the bay, with views of the water between the facing cottages. There is a small flat screen smart TV with cable and WiFi.

The renovated, nicely-equipped kitchen has a granite counter top, refrigerator, electric range, microwave, toaster, drip coffeemaker, utensils, dishware and cookware.

There is a full (double) bed and a separate bathroom with stall shower.

The cottage has a ceiling fan and a ductless split unit air conditioner.

Enjoy the lovely exclusive use outdoor areas including a front deck with Adirondack chairs and loveseat, a gas grill, an unenclosed outdoor shower for rinsing off after the beach and an area for storage at the back.

Just across the road is access to the association's 1000' of private beach. Swim, sunbathe and beachcomb while enjoying panoramic views of Cape Cod Bay and the Pilgrim Monument. Gorgeous sunsets and sparkling Provincetown lights at night.

The cottage is conveniently located on the shuttle route. Leave the car behind and head into Provincetown for amazing restaurants, shops, galleries, live entertainment, night clubs, whale watches, fishing charters and other fun on the water. Take the shuttle or drive to Race Point Beach or Herring Cove Beach--two of the best in the Cape Cod National Seashore. Six-minute drive to Truro Vineyards for wine tasting, less than a ten-minute drive to Highland Lighthouse for tours and amazing ocean views or Payomet Performing Arts Center for live, outdoor concerts.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover.
