This property was built as a fishing lodge in the 1960s and maintains all of the charm of a high country cabin. The walls are clad in a Colorado pine wood that adds a certain coziness to moments spent inside. The home has been outfitted with tasteful vintage fishing decor and is a great space for large families to relax and unwind in the mountains.
The first floor of this 3-level cabin has a small but fully-equipped kitchen as well as dining space for 8 and a countertop bar area for prepping larger family meals. This room backs to a sliding patio door and leads into a spacious fenced backyard. Next to the kitchen is a living room with a comfortable sectional sofa and 32" smart TV. There is a washer and dryer on this level, as well as a full bathroom with a large tub that's great for kid's bath time.
The second level contains two comfortably sized bedrooms with queen-sized beds adjacent to a 3/4 bathroom and shower, as well as a primary suite with it's own large, private bathroom, walk-in shower, and oversized bathtub. The primary suite includes a king-sized bed. Access to the third level is through a door in the primary suite, and all three bedrooms on the second level include a patio door that opens to a wraparound deck with riverfront mountain views.
The third level can be accessed through a door in the primary suite as well as from a patio door connected to the wraparound deck. This level includes a kitchenette, loft space for kids, a couch, a bedroom with queen sized bed, and a 3/4 bathroom with shower.
This property has a large, fully fenced backyard with an outdoor dining table and adjacent seating area for 6. The backyard opens to the Fraser river and has a large gate that allows for easy access to the water. The Edgewater community constructed the rapids next to the house to create a calming, peaceful sound of falling water that helps create relaxing moments. The backyard is not a sod-like grass field but instead grows with native river grasses that are mowed monthly to allow for better access through the yard.
The cabin has city water and plumbing, as well as electric heat that keeps it cozy and warm in the winter. The cabin does not have air conditioning, but it is well-insulated and stays cool and comfortable in the summer months.
Guest Access:
Guests have access to the entire property with the exception of an owner's closet that our cleaning team uses to replenish toiletries and linens.
The Neighborhood:
The Edgewater community includes a swimming pool and hot tub (please check the "other things to note" section as the schedule varies.) Additionally, there is a small playground area for children to swing, dig, and slide, as well as horseshoe pits and a basketball hoop for fun and games. The property has several stocked fishing ponds where kids and adults can fish, raft, paddle board, and otherwise recreate on the water. There are sandy beaches available on the riverfront throughout the property, as well as fire pits next to the ponds for late-night s'mores and memory-making.
Getting Around:
The cabin is close enough to walk to many restaurants, bars, and other entertainment amenities in downtown Granby including the Railroad Museum, Amtrak Station, Brickhouse 40, Grand Azteca, and many more. There is an urgent care less than 1/2 mile from the cabin, as well as the largest grocery store in Grand County.
Ski Granby Ranch is 10 minutes away from the cabin and includes seasonal skiing, mountain biking, dining, and entertainment options. Winter Park Resort is 25 minutes away to the south and includes world-class skiing, mountain biking, alpine slides and kids events, gondola rides, high alpine hiking, and much more. Rocky Mountain National Park is 25 minutes away to the north. Three lakes are located between the cabin and the National park.

Pool & Hot Tub Schedule
The pool will be closed November - April. It will open May 27th weekend and close after Labor Day weekend in September.
The hot tub schedule is as follows:

(Refunds will not be given if the hot tub/pool are not available as the HOA makes the schedule and it is subject to change.)
All fishing is catch and release, with fly fishing on the river and ponds, and lure fishing being allowed on the kids pond.
