We had a comfortable stay overall, especially thanks to the extremely well‑stocked kitchen, which made cooking for a large group very easy. The heating kept the house warm, there was plenty of seating, and we appreciated the abundant toilet paper, paper towels, and the water cooler. The large TV and the spacious layout were great for gathering as a group.There were a few areas that could use improvement. The lighting throughout the home was quite dim, especially on the stairs leading to the bedrooms, where the last step was easy to miss. Some of the electrical outlets felt outdated, and we encountered dog waste on the path leading to the house. The pool table was in poor condition, and the plastic steps at the entrance were tricky to navigate when carrying items. The layout also felt a bit maze‑like, and the water had a very strong iron smell/taste.Overall, the home had many conveniences and plenty of space, but a few updates and maintenance touches would make the stay even better.

Thoroughly enjoyed!!

My husband and I wanted to do a quick, relaxing getaway trip in spur of the moment. We wanted both peaceful and fun, and this property was exactly what we needed.! I am quite picky about staying at places which is why I choose vrbo style versus hotels. This property is very clean and homey, and thanks to the host a very pleasant and easy stay. We loved Woodstock and recommend it highly, we will come back for sure!

Unique place for ski vacation

I had to find a place for five adults and nine grandchildren for a ski vacation at Hunter. This was it!! An old inn fully rehabbed with a big bar where our babies ate, and what was a commercial restaurant with very big kitchen. And a pool table. Just a few minutes from Hunter.

Incredibly unique rental in iconic area

We couldn't speak highly enough of our stay in this unique rental. From Rich's help and flexibility to the beautiful area, our group enjoyed every second. The adults relaxed and laughed the nights away while the kids turned off their electronics and got back to nature! Everything was perfectly prepared, described, and executed. We had a wonderful weekend with family and friends. The layout of the place fostered quality family time. Whether watching tv on the couch, playing pool, enjoying a drink at the bar or a board game at the table...everyone was together, enjoying themselves...and kids were NOT on their phones!!!!... And the owners were a pleasure and truly only wanted us to enjoy ourselves...which we did!!!

Amazing weekend!

We had a group of 15 from New York City stay at Rich and Lorry's amazing house for a relaxing weekend. Everything was all clean, set up and ready for us, and Rich showed us around the place upon arrival. The bedrooms were a perfect size for two people each for the weekend and there were plenty of towels and linens available. We then had the place to ourselves and had a great time. We definitely made use of the fun bar area and pool table, and loved cooking up big meals in the huge kitchen and on the awesome grill! The outdoor patios were perfect for hanging out and playing cards. The grounds and nearby stream were beautiful. There was plenty to do nearby, but we had some folks who just stayed in the house the whole time, content staying in. Lorry and Rich, we'll definitely be back next summer!

Excellent stay

We had a great experience at this amazing historic house. Very clean with ample spaces to relax. We’ve stayed in many rustic houses, and this was unique and probably our favorite! So much land around the house to get lost in, and the stream was so relaxing to sit near with a good book. There are decks to hang out on, and a BBQ to use. Stocked kitchen. Have to bring your own paper goods and food of course. Lots of towels provided. (Need to bring your own toiletries.) Loved having use of the firepit outside, fireplace inside, and playing pool. We plan to have our family reunion here . There’s so much space ! RENT THIS PLACE! VERY LARGE, SAFE, CLEAN AND AWESOME! Truly a unique experience not to miss!

The Lanesville House

We had a great time in Lanesview! We were a group of 6 couples who just wanted to relax and unwind for a long weekend at the Catskills. We got what we came for and more, the relaxing atmosphere at Lanesville and lots of fun activities in the Hunter Mountain area including O+ festival in Kingston and October fests in Hunter Mountain and Bellayre Mountain! The area had a lot of hiking trails (we went in early October). We also went to the Kaaterskill Falls and Notch Lake nearby. Lanesville served wonderfully as our base camp. It is an interesting vintage venue with plenty of space to accommodate our sleeping, dining, parking, and gathering requirements. The kitchen is set up with everything we needed to cook and serve a group of people including outdoor facilities for barbequing. Lorry and Rich were warm and helpful hosts, giving us tips on what to do and very responsive to our inquiries. Thanks Lorry and Rich, that was just what we needed to end

Absolutely Beautiful and Relaxing

We absolutely loved staying here! Such a beautiful, historic boarding house surrounded by nature. Set just about midway between Phoenicia and Hunter Mountain, we were able to plan our trip to Woodstock, then visit Phoenicia. We ended our first day pleasantly surprised by the beautiful charm of the Hunter Mountain House. It was so spacious and very clean. The kitchen was amazingly stocked, and we were able to enjoy a nice "home-grilled" dinner on one of the many decks overlooking this gorgeous property. (Of course, we brought our own food to cook, but everything else that we needed was available and well-stocked) We enjoyed being able to play pool in the private bar area and then relaxed on another deck, listening to the relaxing stream and gazing at the stars. There is a beautiful and cozy living room area with a big-screen television. The bedroom was very clean and comfortable, and the bathrooms were spotless. We were so relaxed and rested for the second part of our mini vaca, visiting Hunter Mountain and the surrounding area. The hosts were absolutely wonderful and had so many great suggestions for places to see and things to do. We will definitely be back and plan on making this a regular "stop" for our many mini vacations that we take throughout the year. We can't wait to see how beautiful this property must be in the winter, covered in snow and so close to the places where we love to go skiing and snowboarding. Wish I could give 10 stars!!!

Do Not Rent -- Very Dirty & Dangerous

Overall the house was summed up with two words … dirty and dangerous. It was filthy everywhere. The windowsills have not been cleaned in years. There was dog poop, which we had to clean up, all over the front yard. The tables needed to be wiped down. We even cleaned the shower. The house is under major construction which you would be able to see if i could link photos, but im not allowed by the rules. The general house description was not as advertised, the bed count was short by 3 King beds. Much of the house was in disrepair: couches with zero cushion left, duct tape holding together the bar pad, a non-working fireplace, and generally just bizarre issues like a light switch missing but an extension cord wired to it, to power a heater 3’ away in the main living area, soap dispensers were highly watered down and ineffective in cleaning, so we were forced to buy all of our own soap. The most alarming and glaring safety issue was the exposed electrical work all over the home. There are overhead missing light fixtures, wall switches and more that are simply missing, but the electrical work is there and is fully exposed. We were told ‘it’s safe’ as it’s turned off, but that’s not acceptable. Not to mention, if the breaker(s) powering any of these was flipped it suddenly would be a very dangerous situation. We stayed in the house with kids ranging from 3-13, at least 10 of these exposed wires were within reach, with probably another 15-20 out of reach on ceilings. Additionally, there are several ‘hot-wired’ electrical connections where an extension cord is quite literally hot-wired to an outlet or light switch in a permanent fashion, then maybe run through a window and to power some other part of the house, outdoor lighting, etc. There was expired food in the fridge that one of the 8 year olds started eating and described it as "doesn't taste right". The expiration of this exact cheese was February 2022. The kitchen bowls and equipment had dirt and dead bugs in them, specifically the items in the corner near the toaster oven. Behind the locked doors in the kitchen, you could see through the spray-painted windows that there were trash bags and aluminum stacked about 10 feet tall in this small room. DO NOT RENT THIS PLACE!!! VERY DANGEROUS!!! VERY DIRTY!!!

Joe McAteer Joe threatened me with several text messages that I must pay him $1500 plus back as he was going to contact VRBO about the house being inadequate for him. He wanted a free vacation. He rented for 4 days and stayed only 3.5 days and arrived early on day 1 for FREE, I texted him everyday to make sure he was comfortable and he always replied he was. We approached him on several occasions to see if he needed anything and he said everything was OK and needed nothing. He reserved for 6 adults and 4 children. On New Years Eve there were over 17-20 people in the house equipped with dangerous fireworks and all without even asking permission to invite guests into the house that was only reserved for 10 people. They proceeded to damage the floors with deep gauged scratches by moving 5 tables recklessly, we are always ready to help guests and to move the furniture for them &.to especially move tables or anything else if needed. They ignored the signs on the wall asking guests not to move the tables and if the floor gets damaged by the guest the repair money will come out of their damage deposit check. The house was clean before they arrived. We found dirt from our plants smudged on the windowsill, seemingly, staged for photos and the hack begins. Joe was preparing the photos to get a free vacation even though he partied , enjoyed and lived here for 3.5 days out of the 4 which were reserved. The awful weather created “mashed potatoes” for skiers and they were not happy with the conditions. I thought they were leaving early because of the ski conditions to be honest with you. We had a giant snow storm a week prior covering up everything under a foot of snow. Then we had a giant rain storm the made everything muddy. We lost power as well. Luckily the power returned and the water ebbed before the guests arrived. I am not sure how Joe can identify the poop that was revealed by these storms as dog poop. There are bears, coyotes, raccoons, deer, bob cats and more animals roaming free in this Catskills Park and we are bordering the woods that are abundant with lovely animal life. The animals always cross our lawn to get to the water below. It is nature and there’s poop sometimes. We do try to make it clean for the guests but this muddy mess was mother natures art work. We have a slate path between the hedges to walk upon and to keep your shoes clean to the decks that are protected from moisture. He chose the muddy route. We are not under major construction . It is constantly being updated for our guests since 2004. Our water is very healthy as it is full of minerals and tested as the finest around. These guests drank 3 five gallon bottles of water and loved it. High mineral water is difficult for some things. It can stain things like showers, tubs, sinks, porcelain. We struggle to keep the staining to a minimum. These things are always sanitized and very clean but the color staining needs special attention to keep sparkling clean while it is actually sanitized. The general house description is accurate . We were offering to convert 6 twin beds into 3 king beds upon request by the guest. This is no longer an option, thanks to Joe. Why would Joe need 3 extra king beds if he was not planning to sneak in more guests? I wonder. The dish soap was not watered down. We leave dish soap in a spray bottle with a water mixture for the guests to easily spray on the dishes as needed and the dishes & pots will be easier to clean when the time comes to actually wash the dishes. There were also 25 containers of all different types of soaps and cleaning tools under the three bin sink. We have pictures of all the supplies. There were no empty containers or wet mops or rags left behind. There was no evidence of anything being mopped or cleansers left. The sink was left full of dirty and greasy BURNT pots, pans, dishes, glasses, etc. piled high in the giant three bin sink with grease and oil everywhere. Everything in the kitchen was used and moved from one side of the room to the other and left that way. Addressing the flattened lounge chair: We have three couches and a lounge in the living room. It is a pretty set all bought together. For some reason the lounge is thinner than the rest and we leave pillows everywhere for the guests to use to make themselves comfy. The fireplace always works but it was so warm out that there was no need for it . It was time to cool off instead. The guests even left the air conditioners on full blast with the heat on full blast and doors wide open and the windows above the four windows wide open when they left to go for a day skiing on the mountain. Richard, the owner of the house, is a master electrician and fully licensed. He did not leave any dangerous wires around. He did not go against any code or law. Everything was approved and inspected. We sent pictures and not one thing was a violation. They purposely left the house in a total mess and said it was cleaner then when they arrived. Joe repeatedly texted Lorry asking her to make a deal and give him over $1500 back for the rented weekend or he would contact VRBO with his letter. Lorry still feels threatened by him and is afraid he will do something else, we may need an order of protection. The next group of guests ,who arrived a few days after Joe, gave us a 5 star review.

Not for folks who dread closed spaces

Place was as per the description in the posting, however we hoped the restrooms would be clean, dusted, used soaps from previous renters trashed. Way overpriced for the way the experience was. A regular would have been a much pleasant experience. This place is an old bed and breakfast inn or a motel with numbered bedrooms, dining area with tables and chairs. The beds would creak with every turn and bedrooms were small and claustrophobic. Lighting was old and super duper dark. Definitely not kid friendly if you plan on taking them along. There won’t be a next time for us to choose this property. Only positive is that’s it’s 5-6miles from hunter mountain.

Very quirky place

This place is super quirky and worked well for our stay. The pros: -Plenty of space and lots of rooms -Quiet street surrounded by nature -Very nice host -Relaxing environment with a pool table, deck chairs, outdoor dining area The cons: -A lot of the house is in a bit of disrepair or the work on the place is not finished, so there are exposed wires and insulation in some sections -Some of the bathrooms are pretty damp and mildewy -Some amenities can use an upgrade -The property has some abandoned cars and mechanical equipment lying around All in all, a good place to stay if you're not too fussy :)

Quirky place to hang out in a group

We had a good time at this old boarding house and Lorry was very helpful setting up our stay. It is as advertised, good for groups, and a fun rec room. There are entire portions of the property that are closed off and being renovated but our area had plenty of room. It's not fancy but we were comfortable and had plenty of things to do indoors since it rained while we were there. The kids loved playing in the creek by the house as well.

Weekend ski trip

A spacious retreat in the mountains

All the other reviews on this house are spot on. This is a beautiful place to spend a weekend or a whole week. We were 7 adults and 2 kids - completely covided out for the past 8 months looking forward to a break. The location was so good, we would probably like to come back in summer. Key thing to note is that this is not a house. It looks like a bed and breakfast converted into a vacation rental. The atmosphere is that of a hunter's lodge, complete with a bar, mounted heads of game, a pool table, a large TV with free cable, comfortable and cozy sofas, leading to a huge kitchen (actually industrial size) with a large fridge, loads of supplies, umpteen tables, industrial cooking tabs, oven and microwave - enough to ensure that you can cook almost anything. All you need to bring is your food supplies. The bedrooms (6 of them) are on the upper floor, along with the two full baths. The hosts had supplied us with towels and linen sufficient for all of us. Loved the place and would recommend it to anyone who is self sufficient in terms of cooking.

Lorry and Rich's property was huge, unique and exactly what we needed to get out of the city for a weekend. Everything was very clean, the kitchen was really well stocked and everyone had a comfortable bed to sleep in. Would definitely stay again and I imagine it would be a great launching pad for winter mountain sports. We stayed during the summer and it was super close to nearby hikes and not a trek to get groceries/gas. Lorry and Rich were really friendly and hospitable.

Lots of space

There were 12 of us and plenty of beds and space to hang out. Our main mission was skiing, and this was the perfect home base. Many cute towns within short 15 minute drives in either direction.

Excellent Stay

This property was great for our family and friends! Plenty of space and each had our own room. The common areas are huge and a wonderful setup for enjoying each other's company without feeling on top of one another. I highly recommend this property and definitely would stay here again. Good place for a large group

The house has spacious living places and large kitchen area. The area is beautiful with many things to do and the house is in a quiet spot on a side road. It had everything we needed, though some of us would have preferred there be a dishwasher.

Perfect spot for big groups

A big group of friends and I stayed at Lorry and Rich's house over New Years weekend and it was a great spot for our needs. It is about a 15 minute drive to Hunter Mountain, has a great party/bar room for our New Years Eve celebration, and huge kitchen to accommodate all of us. Lorry even went out of her way to coordinate us to meet up after we left some our belongings behind at the house. The only thing that surprised us was the fact that there is no service and minimal wifi at the house, however a landline is provided for calls you may need to take.

Wonderful guests ! Thank you for coming and we recommend them with 5 stars . Some WiFi problems are from Spectrum and out of our hands . We are working on getting advanced amplifier for WiFi and will always be improving this house ! Thank you for your kind review andy your kindness and respectfulness in general! By the way , as I write this in 1/18/19 the WiFi is perfect and iPhone access strong , there was a loose wire and a new smart tv for the guests to use to blame ! Lol!!
