Please note that during winter months, access to this property can be challenging. We highly recommend that you have a 4WD vehicle with snow tires for safe travel. If you do not have the proper equipment, we kindly ask that you reconsider booking during this season.


The custom Modular Pool (MOD Pool) at Fawn Hill is heated year-round and currently utilizes an internal divider to optimize heating efficiency.
Please note the following setup:

Hot Tub Section: With the divider in place, the smaller section is maintained to reach temperatures of up to 100°F.
Pool Section: The larger pool section will typically maintain a temperature of around 90°F.
Cover Usage: The pool portion must remain covered when not in use to trap heat and conserve fuel. This is particularly important when utilizing the hot tub during the non-summer season. Guests are permitted to remove the cover for swimming but are required to replace it immediately after each use.
Divider: The divider is currently in place and will remain so year-round to maintain the optimal temperature setup.

This main space includes a full living room with sofas, chairs, and a wood stove, perfect for those cooler nights.

The kitchen is cozy and has a comfortable island, drip-coffee maker or french press, dining table and all of the pots and pans you'll need to make a great meal!

Toiletries are available in both bathrooms as well as pool towels, are located on the main level for your convenience.

OUTDOOR LIVING SPACE
There is a newly installed Mod pool and hot tub with beautiful outdoor furniture, and outdoor shower.


You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.

With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

Please note, this property does have exterior cameras for safety and security. These are only located on the exterior of the property, never the interior, and will not be monitored during your stay unless an issue arises.

Please be aware the driveway here may be a bit difficult for guests driving FWD or RWD vehicles, if you book this home you understand that the driveway may be difficult to navigate.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Tents, yurts, and other camping equipment are prohibited
- Please note guests may experience difficulties with cell service while staying at Fawn Hill Cabin. We recommend connecting to the internet during your stay to mitigate communication issues with our team and anyone you wish to contact. Thank you for your understanding!

🐾 Pet Policy: We welcome all types of dogs with a $50 fee per pet/per night. If you plan to bring more than one dog, please obtain prior approval from the host. All fees are due before check-in and we cannot accept other types of animals at this time. Any undisclosed pets will incur a $300 deep-cleaning fee.

Please be advised that every 30 minutes spent on the property past 11am check out time a $50 fee will be initiated and charged to the card on file used to book the listing. We appreciate your cooperation and understanding.

IMPORTANT NOTE:

To ensure community safety and preserve the natural surroundings, please note that the New York State annual outdoor brush burning ban is currently in effect from March 16 through May 14. During this time, New York prohibits all open residential fires to prevent spring wildfires. This includes the use of outdoor firepits, as well as the burning of debris, leaves, or brush.
