This comfortable and cozy three-bedroom beach house is perched atop a dune overlooking Wellfleet's bustling harbor. Enjoy unparalleled views of the water, harbor, town pier and Great Island by day and breathtaking sunsets in the evening from this rustic and inviting waterfront home.

Enter a main living area with dining area and living room. This open space has incredible views of the harbor. The living room has comfortable seating and a large flat screen TV with cable. Fireplace is decorative (not for tenant use). The dining area has a large table that seats six. Just off the dining room is a small, nicely-equipped kitchen with electric range, refrigerator, microwave and drip coffeemaker.

There are two bedrooms on the first floor. One bedroom has a queen bed and a slider to the yard. The other has a double (full) bed. The bathroom with tub/shower is also on this floor.

Stairs lead to the second floor loft with commanding views of the harbor. Open to the main living area below, the loft has a comfortable chair--a nice place for a good book. The home's third bedroom with two twins is on the second floor. There is also a half bathroom.

Air conditioning: There are two ductless split unit air conditioners. One in the main living area above the fireplace and the other in the loft. Two of the bedrooms have window a/c units and the third bedroom has a portable a/c.

Washer and dryer in the basement.

You may never leave the deck with outdoor dining table and amazing views. The deck has a retractable awning for those super sunny days.

Adirondack chairs in the sand--ready for you, a glass of wine, and the sunset.

There is an enclosed outdoor shower and a gas grill.

Two kayaks at the property available for tenant use.

A stairway (shared with the neighboring property) leads directly to the beach/water below. Depending upon the tide, you can lounge, swim, beachcomb, kayak and stroll. Walk to town along the shoreline via Uncle Tim's Bridge--about one mile.

Wonderful location--close to all the best of Wellfleet including the town's beloved freshwater ponds, bay and ocean beaches, shops, galleries and restaurants on Main Street and at the pier, live theatre and entertainment, golf, biking and walking on the Cape Cod Rail Trail and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
