Hi Caitlin, I’m sorry that your experience was not a 5 star experience. We always do our best to accommodate our guests as best as we can, and we have pretty good ratings on VRBO. For the washing machine, some guest actually broke it and we were trying to get a replacement part and it was sold out everywhere so sadly we couldn’t fix it the day of your arrival as you requested. However I suggested a laundromat that was literally 3 min walk from the house and was really cheap for a big load, maybe $4 for a big load, that was an easy solution to wash your clothes and bring them to the house to dry them as the dryer works. If you really needed a the washing machine I could’ve even reimbursed you the cost of the laundromat if you had told me. As for the mattress, it’s honestly the first time anyone complained about those mattresses, people actually like them. That’s unfortunately a personal preference and it’s hard to anticipate the needs of each guest as people have different needs when it comes to mattresses, so we chose one that would work for most people and unfortunately your friend had a different need and preferred to sleep on the couch as it was more comfortable for her, but again our past guests never complained and actually loved the mattresses. It’s just like any hotel, not all mattresses are the same, some like firm mattresses and some like soft mattresses. Regarding the rules and the guidelines, I actually sent them 5 days before your check in date. You were checking in on the 21st and I sent the guideline/rules on the 17th. Maybe you didn’t check your messages and you missed my messages but I sent all the instructions and all the rules 5 days in advance. Regarding the rules, I’m not sure which rule would’ve been a deal breaker to be honest, and I’m really confused because I think all of our rules are pretty standard in the industry: no parties allowed, no big gatherings, lock the doors and windows at check out, don’t stain the white towels, wipe the quartz counter top if you spill anything that could stain it, no candles because of fire hazards, no smoking in the house, take garbage out and wash dishes, no pets because of the hair they leave behind, no eating in the beds because that might stain the bedding (had really bad experiences in the past), and check out at 11, these are literally all the rules and guidelines. And these are all mentioned in the description or the house guidelines when you check the listing. I tried to make your stay as pleasant as possible, I responded to all your messages within a couple minutes and even brought you what you needed when you asked within the hour. However I messaged you and you didn’t reply until days later, fortunately it wasn’t very important so it was ok. Hope my explanation here clarifies things. Have a great day
