The house was nice and it was close to Wolf Creek ski area. Beautiful backyard just wish it was warmer to enjoy it.

Property was clean and comfortable. Conveniently located in a quiet neighborhood close to town. We loved being right on the river! Lots of space for everyone to spread out and relax.. we're a family of 4. My kids slept on the couches though because they were afraid to be upstairs by themselves. We had a lovely time!

Beautiful area in a quiet neighborhood. The house is located on the river and close to town. This house was enjoyable and peaceful. There is definitely some deferred maintenance on the decks and stairs that need to be addressed as well as the many of mattresses, bedding and pillows need to be replaced. The one mattress in the room with the double beds specifically needs attention. However even with that being mentioned I would still stay here again and I wouldn’t want to discourage anyone from staying here as well as it was that nice. We had a great vacation and look forward to staying here again in the future.

The house size/layout & sleeping arrangements were very comfortable for the 8 of us (2 families; 4 adults and 4 children). The house was clean and the kitchen was nicely stocked with plenty of dishes, cookware, silverware etc. We really liked being on the Wolf Creek side of Pagosa Springs so we didn't have to fight downtown traffic after being on the slopes all day and the sound of the river was amazing. Check-in/Check-out were very easy and the communication from the managers was has thorough, clear and helpful. High Five!

Our family ((2 children – 5 and 1.5 years old), their parents and 2 grandparents) visited the San Juan River House in late June. The location of the house on the banks of the river is ideal, and the sounds of the flowing river are relaxing. The floor plan of the house is very functional, and the house is nicely decorated and clean. We especially appreciated the well-equipped kitchen. We had great weather that allowed us to eat our dinners outside on the table on the deck overlooking the beautiful river. Each evening we built a small fire in the fire pit by the river and roasted marshmallows for s’mores. There was a bird feeder that attracted many beautiful birds, including wild turkey and babies. The House includes a number of fun things for children like corn hole, tubes to float down the river, and croquet. The house is located a comfortable few miles from Pagosa Springs to get groceries and supplies and enjoy the amenities of the town like the Malt Shop and hot springs. The staff that manages the property was very helpful and courteous, even arranging for a pack-and-play for the infant.
