Waipu River View at NZ's Best Beach 2025 & 2026
With sea & river views, this house has all you need for a comfortable stay. Cozy in Winter, cool in Summer, with covered outdoor living on both sides so you can always find a sunny/warm or sheltered/shady spot.
One Super-king bedroom, a queen bedroom and a kids room with 2x king-singles and a trundler bed.
Lounge / dining / living / kitchen are open-plan and ideal for family living, with good indoor-outdoor flow to either a covered balcony out the front, or a back deck that has a covered seating area (both areas have tables). The back deck gets the afternoon sun and views through large sliders in the living area, plus shelter from any coastal wind (front deck has an outdoor heater). Big enough to be comfortable and breezy in Summer, and small enough to be cozy in Winter if you're all indoors. It's a new build (so nice and clean), but set up like an old-school-kiwi-bach with games, books, etc.
The bedrooms are comfortable, the master suite is large with super-king bed and ensuite, the single-bed room is roomy with 2 beds and just fits the trundler if you need 3 single beds for kids, Third bedroom has a queen bed. With two bathrooms (one is ensuite), there is also an outdoor bath (which you need to light a fire to heat) and outdoor solar shower.
The property is not fenced, has stairs for access, and is on a busy road so we ask that you consider whether it is appropriate for your children (probably not for 'runners' or Houdini's), it's perfect for older kids with plenty of great outdoors to access from the river across the road which is excellent for kayaking/paddleboarding etc and the beach across the estuary you can usually have to yourselves! 5 minutes drive to Waipu Cove and 5 mins to Waipu Township.
No pets. Our cats come here with us, so not ideal if you are highly allergic to cats.
We provide towels but please bring your own beach towels. There is an espresso machine but you'll need to bring espresso grind coffee :)
There is a TV to plug your own streaming devices into (no TV channels).

We live in Auckland but spend as much time at Waipu as we can. We love the river, estuary, and beach across from us where you can be the only people there.
Why they chose this property
We love Waipu for it's proximity to Auckland, but it's not built up like Langs & Mangawhai. We're in the country with rural, sea & river views, but only 3kms from Waipu township which is cute, old-fashioned, beachy, and very friendly. Waipu Cove is great if you want people and to swim between the flags and The Cove has excellent food and drinks. Our beach, across the estuary, is completely empty though and the bird wildlife in the river-mouth and estuary is outstanding (it's a wildlife reserve). The river & estuary are great for paddleboarding & kayaking.
What makes this property unique
We use our place a lot so it has everything you need (unlike an Airbnb only rental), all kitchen utensils, etc, including a real coffee machine. Probably the best thing is the covered outdoor areas both front and back of the house, both with views and outdoor dining so you can be sheltered whatever the weather.
