About this property
Delamore Cove Kāraka Studio
Summary:
Set within the gated Delamore Cove Estate above Oneroa, Kāraka Studio is a peaceful, self-contained retreat surrounded by native bush and sea views across the bay. Light-filled and private, it’s an easy base for couples or solo travellers wanting quiet, comfort, and close access to beaches, cafés, and walking tracks.
The Space:
Kāraka Studio sits within the Delamore Cove Estate, offering a calm and private setting with native bush surrounds and sea views stretching across the bay to Motuihe Island. Sunlight moves through the studio during the day, and in the evenings the distant city lights shimmer across the water.
The studio is spacious and light-filled, with high ceilings, a comfortable queen bed, a walk-in wardrobe, and a modern ensuite bathroom with heated flooring. Thoughtful touches make the space easy to settle into, including a flat-screen TV, complimentary Wi-Fi, and Netflix for relaxed nights in.
While there is no full kitchen, the studio includes a microwave, toaster, tea and coffee facilities, and a bar fridge, ideal for simple meals and morning coffees. Outside, a private seating area with two wicker chairs and a side table offers a quiet place to start or end the day.
Guests are welcome to enjoy the shared gardens near the entrance, a peaceful spot to sit with a book or listen to the birds. Kāraka Studio shares an entrance foyer with the main residence and has on-site parking just a few steps from the door.

The Neighborhood:
Delamore Cove is located just above Oneroa Village, tucked into the hillside with sea views and easy access to cafés, galleries, beaches, and walking tracks. Start the day with coffee and breakfast at Wai Kitchen overlooking the bay, or visit Fenice for Italian-style mornings and wood-fired lunches.
Cable Bay and Mudbrick Vineyard are only a few minutes away and offer wine tastings, long lunches, and sunset dining with views back toward the city. The Te Ara Hura walking trail begins at the property, with routes heading north toward the headlands and sculpture park or south toward Blackpool Beach and Oneroa Village.
Oneroa Beach and Little Oneroa are both close by for swimming, picnics, and relaxed meals by the water.
Getting Around:
The property is approximately a five-minute drive from the Matiatia passenger ferry terminal and just minutes from Oneroa Village, Little Oneroa Beach, and the island’s main bus routes.
For guests without a car, buses run regularly between the ferry, Oneroa, and Onetangi, with the nearest stop a short walk away. E-bikes and scooters can be hired in Oneroa, and on-site parking is available for guests bringing a vehicle.
Other Things to Note:
Please note: Minimum stays: 3 nights between mid December and early January, 2 nights at all other times.
The property sits on a quiet hillside, so we ask guests to be considerate of the surrounding area and keep noise to a minimum.
Delamore Cove is ideal for groups travelling together who want connection and privacy with four self-contained units, each with their own kitchen and living area, all within a short walk of one another.
As with many island homes, the property runs on rainwater tanks, so we ask that guests use water mindfully during their stay.
Interaction with Guests:
Our team is available seven days a week from 8:30 am to 5:00 pm, with after-hours assistance for urgent matters.
For any life-threatening medical emergency, fire, or serious property emergency, guests must call 111 immediately. For other urgent issues, after-hours contact details will be provided prior to arrival.
