Grab your binoculars and watch the wildlife in the bird sanctuary at your doorstep. Slip into your flip flops and stroll to the nearest beach, five minutes away. Within a fifteen minute walk or five minute bicycle ride, you have your pick of beaches, Main Street of Hyannis, and the bustling harbor with its shops and restaurants. And if you like boats, they are all there: charter fishing boats, sightseeing boats, and ferry boats that will take you on a day trip to Nantucket or Martha's Vineyard.
The house itself has been updated, is meticulously maintained, and is furnished with a combination authentic New England antiques and functional contemporary furniture. The kitchen is fully equipped, and the rental fee includes all linens and towels. Set up for families, there are plenty of spaces to spread out, even on a rainy day. One of the bedrooms is an en suite separate cottage with bathroom, king sized bed, and a fireplace, just steps away from the kitchen door. There is a separate playhouse for the kids, equipped with lawn and beach toys. Returning from the beach, walk directly to the enclosed outdoor shower (a Cape Cod tradition) which is located outside the kitchen door. ‘Overlook’ is like a home from home in a lovely neighbourhood with very friendly neighbours. The hosts were extremely nice and gave us plenty of information and suggestions for things to do and places to see. We were welcomed on arrival by Dianne who very kindly had stocked some provisions in the fridge which was very welcome after a long trip from Ireland. The house was immaculate and so comfortable. The outside shower was a big hit ! We will return to ‘Overlook’.
Dianne was a great host, greeted us on arrival and showed us round the property and provide really good detailed written instructions with recommendations. Overlook is a superb comfortable property with all amenities (including the all important outside shower - not to be missed) and close to beach, ferry and Main Street
We thoroughly enjoyed our stay at Overlook. Hosts Dianne and George could not have been more gracious or responsive.
The house lent itself beautifully to a memorable multigenerational family experience. We loved the screened in porch, the proximity to the beach, the views and the lovely outdoor spaces.
We enjoyed a wonderful stay at the Overlook. The views and proximity to the beach were awesome and the house was very family friendly. There was loads of space inside to accommodate 10 of us and a great outdoor yard area that the kids loved to play in - a beach playground was just a couple of blocks away, too. The hosts were exceptionally communicative and responsive. Highly recommend!

The entire experience for this property was amazing - from booking, questions, check in and needs through the week. Everything was tended to with a high level of attentiveness. The house is clean, comfortable and has quality linens and towels. Five Stars!
This was a great home - completely updated but still lots of charm. The kitchen had all of the equipment needed to make large family dinners. Lots of living spaces for gatherings and also to find a nook in which to read alone when needed. The weather was pretty bad for the week and this was the kind of home you need to still have a great vacation in bad weather! Dianne was very nice and very responsive to any questions or needs.
Such a great house to stay at with my family, can’t wait to go back again! Check in was easy, Diane met us at the house and walked us through everything. Great view of the ocean.The bedrooms were beautiful and spacious, the rest of the house was very family friendly and just wonderful. We had everything we needed to really enjoy a great 3 generation family vacation, all 10 of us. All the extras for the kids that were provided for were very thoughtful. Toys, books, videos, etc., they had so much fun playing in the yard. The beach accommodations were great, including beach chairs, towels, cooler and beach toys. Everyone especially loved the outdoor shower.The kitchen had everything we needed to cook and grill at the house, just wonderful. A perfect house to build memories with my family.
This property was located in a quiet neighborhood within walking distance of three beaches. Our family of ten (4 children 5-8 years) plus two sets of young parents and one set of grandparents each had our own area in the home plus plenty of space to share for family time. The grandchildren played with Legos in the family room when not at the beach or other outdoor activities and the adults enjoyed quiet discussion time at night when the young ones were asleep. The kitchen is stocked with necessary cooking items, the yard is great, and we all enjoyed seeing boats passing on the water across the marsh. everyone had a relaxing time. Thank you, Dianne and George, for your hospitality.
The house was immaculate, beautifully decorated, and very practical for young kids. The hosts are wonderfully responsive. We spent a lot of time at the local beaches with our toddlers and young children, an easy walk with strollers. The kitchen is adorable and has gorgeous pottery, platters, and decorative dishes, in addition to practical every day dishes. The dining table is small and hard to fit a large family. We ate outside at the picnic table for all of our family dinners. The neighborhood is very quiet and peaceful. The AC was great on hot days. You will never find more responsive hosts.
They clearly attend to every detail of making sure everything is well stocked, well functioning and beautifully cared for.

This property was paradise and the perfect place to stay for our group of five adults and two kids. The views of the salt marsh and the ocean beyond were incredible and we started every day drinking coffee and tea and watching birds from the screened porch. The marsh is a perfect place to see rare birds for the birdwatchers in the group and we saw osprey, egrets, avocets, a raven, and numerous gulls in our time here. The house had plenty of space for our whole group and every amenity was provided including many toys and chairs to bring to the beach which was a very short walk away. The local beach was a great place to sunbathe or explore tidal pools full of little creatures. The walk into town was about 20-30 minutes depending where we were going, but there was plenty of parking, too. Before the trip, I had told Dianne that our group was looking for a nice place to eat for a birthday celebration and she provided a great list of places in Hyannis and nearby towns. Dianne met us at the house to show us around when we checked in and gave us so many great tips. The property was also a perfect starting point for adventures all over the cape including a day trip to Provincetown, whale watching from Barnstable, visiting the Farigrounds, and stopping to see the Edward Gorey house. We didn't have a chance to catch the ferry, but it is close by as well. There was so much to do here and the house was great for relaxing at the end of every busy day. Highest recommendation for this perfect spot!

We had a wonderful 2 weeks back on Cape Cod after a long hiatus. The house was terrific with furnishings reminiscent of our family place in Harwich. We loved the location, very walkable! We could get to the beach, ferry, or town in no time. There was plenty of room for when our children joined us, but cozy for just my husband and I as well. We would highly recommend staying here!
When I first walked into the house, the thing I immediately noticed was how clean it was. It was spotless! The bedroom configuration worked out perfectly for us. There were plenty of gathering spaces as well. We really enjoyed sitting outside soaking up the view or playing games. The house is a corner lot so there aren't neighbors on top of you and those around are very quiet. Our youngster loved the playhouse and was in it most every day. The location, in addition to the view, is in easy walking distance to the beach and to the harbor where there are restaurants and the ferry to Martha's Vineyard. Dianne was very easy to work with and provided excellent communications. It was a terrific vacation!
Our hosts, Dianne and George, were welcoming and gracious, and the house was a true Cape Cod delight. Lots of charming decorative touches, with a beautiful yard and a calming view of Nantucket Bay. It was a fun and relaxing vacation for us all!

We were thrilled with our week-long stay at Dianne's property. The views are even better than the pictures show. You can see the march and beach from two of the bedrooms and the smell of the salt air at night is amazing. The location was perfect, with just a 5 minute walk to Veterans beach, which has a playground and nice shallow warm water, great for people with small kids. A 10 min walk gets you to a larger beach with great waves and people windsurfing. The house offers space and tools for whatever we wanted to do there, and was prepared to safely accommodate and engage our large age range, from toddler to older adult. There was a huge front yard with lots of seating options to sit at for a relaxed morning breakfast or to watch the sunset. The grill and picnic table are perfectly located near the kitchen and make a great space to hold a family meal. There were days we did not even leave the house for extended periods since it was so comfy, and the outside was nice and secluded, great for toddlers to run around. The décor is cute, and the whole set-up of the space is unique, airy and relaxing. Dianne met us at the house when we arrived, and was responsive the couple of times we had questions during our stay. We were very happy with our stay and already are hoping to come back on future trips!

There was plenty of space for us to spend time together and there were nooks and crannies for quiet time! The yard and the toys were perfect for family fun!

Our families are life long residents of Cape Cod and we are now raising a fourth generation of our family here. In fact, we cater to families of all ages, because we love the fact that our guests' family memories, made here, become a part of the history of the property.
Why they chose this property
We bought this property in the Fall of 2016 and have been updating it ever since. We fell in love with the views, the pumpkin pine floors, the architecture of the original (1930s) house, and are captivated daily with the activity in the salt marsh and on the sea. We hope some day to be able to live there.
What makes this property unique
The views are amazing. Despite the fact that this is located in the heart of all of the activity of downtown and beachside Hyannis, because of the very quiet street it is on and the way the house is situated on the property, you have a feeling of peace, quiet, and privacy when there, especially in the full bloom of summer. The prevailing summer Southwest Ocean breezes sweep through the front bedrooms and the public areas of the ground floor.
