About this property
San José 1 by Home at Homes
CASA PALACIO SAN JOSÉ I — The Count's House
A journey through Seville's Baroque splendour
Home at Homes invites you to experience something absolutely unique: living in a seventeenth-century palace house, masterfully restored by Rafael Manzano, one of the great classical architects of our time and responsible for iconic projects such as the Reales Alcázares complex or the Hotel Alfonso XIII.
Located in the heart of the historic centre—5 minutes from the Cathedral and the Giralda—, the property spans over 1,000 m² and combines heritage, craftsmanship and contemporary comfort. The entrance on San José Street 7, with its imposing wooden doors and original ironwork, anticipates the monumental character of the interior.
The building: living history
A large porticoed courtyard with Roman marble columns, fountains, porticoed rooms, galleries and exuberant terraces create a unique setting. Inside, a genuine display of craftsmanship: coffered ceilings, fine carpentry, classical tilework, Baroque mouldings and an exceptional collection of furniture and antiques selected by the owners.
Access to the apartment is via an elegant vestibule leading to the main courtyard and the imposing staircase (or lift) ascending to the principal floor.
The Apartment (330 m²)
The entire first floor of the palace houses Casa Palacio San José I, also called The Count's House: a sumptuous three-bedroom apartment that retains its original layout and Baroque essence.
Social areas
• First living room with games table, piano, reading area and TV
• Spectacular dining room with Bohemian crystal chandelier and table for 12–22 guests
• Large library-lounge, the jewel of the apartment, with three windows overlooking the street and natural light throughout the day: the finest vantage point imaginable for viewing Holy Week
Kitchen and private area
On the left wing you will find the spacious fully equipped kitchen and rest area:
✔ Bedroom 1: two 90×200 cm beds, en suite bathroom
✔ Bedroom 2: 150×200 cm bed, dressing room and en suite bathroom
✔ Bedroom 3: access from the dining room or from bedroom 2; two 90×200 cm beds, dressing room and en suite bathroom. Ideal for families with children
The bathrooms feature traditional fixtures, classic tilework and artisanal details.
The Palace Terraces
On the third floor await the communal terraces: an elevated garden in the heart of the city, perfect for breakfast in the open air, relaxing in the evening or sunbathing in the solarium with rainfall shower. From here you can enjoy spectacular views of the Santa Cruz neighbourhood and its bell towers.
On this floor you will also find the communal laundry room, with washing machine, tumble dryer and individual clotheslines for each apartment.
The Experience
Staying at Casa Palacio San José is experiencing the most authentic Seville:
• A stone's throw from the Cathedral, the Royal Alcázars, the Murillo Gardens and the Santa Cruz neighbourhood
• Surrounded by local shops, restaurants, terraces and culture
• A perfect location to discover the city on foot
The Palace Complex
The building houses five independent apartments —San José I, II, III, IV and V—, with total capacity for 22 guests and over 500 m² of communal areas.
Ideal for large families, intimate celebrations or travel groups seeking privacy and exclusivity.
The building has security cameras in the communal areas, intended for the security of the facilities. There are no cameras inside the apartments.

This place has to be stayed in to be believed. Beautiful property with really unique vibe. We felt like we were kings living there. Staff and management of the property were communicative and kind, and took care of us well when there was an unexpected issue with a water heater. Would stay there again.
This is a gorgeous historical house, beautifully restored and furnished, in the heart of old town Sevilla. It is a short walk to the Catedral and Alcazar, and lots of restaurants and cafes. Highly recommend!
Our visit to this gorgeous property was seamless from the first day to the last. The photos and description were very accurate. This amazing apartment is in the perfect location. We were greeted upon arrival and given a tour. If I ever get to return to Seville, I would definitely stay here again.
This magnificent home is over the top! Sooo comfortable and grand . We felt so special staying here. Everything advertised and more! We hated to leave and we'll be back with more family and friends. Don't miss a chance to stay here. Cheers from the USA!

Thank you RoseMarie for your kind words and we will take your advice regarding the mattress. With kind regards from the whole team.
A fabulous apartment and ideally located for all the best parts of Seville’s old town. Despite being so central, the apartment is super quiet, arranged around two internal courtyards. The rooftop terraces are lovely and give a wonderful view across the rooftops of Santa Cruz.

Truly the pictures don't do this palacio justice. Beautiful, roomy, elegant. You know when you're walking around, and you glimpse a gorgeous courtyard through an open door? This is one of those places.Great location, well-equipped kitchen, easy walk to the cafes/restaurants, great air conditioning.

Thank you so much for your wonderful review! We're thrilled to hear that the palacio exceeded your expectations and that you enjoyed both its charm and comfort. It’s great to know the location, kitchen, and air conditioning all added to your experience. You're always welcome back!
Kind regards from the whole Home At Homes Team.
Fabulous stay, it is a beautiful apartment, huge and just as lovely as the pictures. We didn’t use the shared roof because it wasn’t warm out but it is really nice outdoor area. Karina met us and showed us around. She had asked me to What’s App her when we got to the train station. She met us at the door and explained the set up etc. I wouldn’t say it would be good for little kids because there is nice, old furniture, vases, decorative pieces& beautiful drapes. Perfect area for getting to all the main sites.
Exactly as pictured - like living in a 17th century palace!
The residence was jaw-dropping from the entrance to the living quarters. Furnished with period pieces, we felt like we were staying in a fabulous museum. There’s so much room to move around – I got lost several times trying to find my way back to my room. The only downside is that you have to go to the top floor to do your laundry and there is only one machine so you have to wait until the other tenants are finished.
This looks like something out of a movie. But this place really looks just like the pictures. Its stunning really. Every detail is so thought out. 2 teens and 2 parents. Each kid had their own room and bathroom. The place was super clean. Location is amazing too, right in the heart of the santa cruz district with the narrow streets. Maybe a 10 minute walk to most things. We were met by the rental company upon arrival showing us everything we needed. I would not hesitate to stay here again in Seville. Seville was also the highlight of our trip after staying in Barcelona for 3 nights. That was amazing too but Seville is something special for sure.
