Three bedroom comfortable static caravan sited in pretty Annsmuir Caravan Park by Ladybank Golf Course.

Gas Centrally heated with three bedrooms. Two doubles - mattress toppers on beds and 1 twin.

Separate wc and good shower room. Separate dinette area. Full kitchen with new cooker, new microwave, kettle and toaster. Cutlery, cooking utensils, pots and pans.

Bedding provided but no towels.

New carpets and Lino with re upholstered seating completed 2021.

New double glazing installed 2023.

* New cooker installed.

The photographs at the end are before the new lino, carpeting, re upholstered seating cooker and microwave went in 2021.

Good sized seating area with tv and gas fire.

Outside fully private enclosed decking area - view of park and next door to another caravan with chairs, table and solar lights.

Own parking bay.

Ideal for families
Well equipped caravan that accommodated a family of 5. Good location for getting around Fife and was nice and quiet. Digital TV and fully equipped kitchen. Having a split bathroom, where the toilet is separate to the shower is really useful.

Not quite what we expected
Pros: Annsmuir Park was super clean, well kept and mostly a residential park home site; location was great for exploring Fife and beyond; Kitchen appliances (except cooker/oven) all appeared new and were clean, ample cutlery and cooking utensils despite previous reviews. All surfaces and bathroom/shower room were very clean. Smallest twin room looked lovely with cushions and throws on the bed. Cleaning products provided incl. anti bac soap at every sink. Radiators very effective, hot water when needed and a good shower. Cons: this was one of oldest homes on the site (a poor relative to others) with no planting to the outside. Most disappointing element were the views from all windows but in particular, kitchen and bedrooms overlooked park maintenance site and general waste bins which was a dumping ground for old signs, wheelbarrows, groundwork equipment, trailers etc - shocking and very disappointing; cooker/oven should be condemned, besides from being an eyesore the glass oven door collapsing from hinge and wouldnt close. lots of cobwebs on ceilings and roof vents throughout (we hoovered them) New carpeting stained and didnt extend to two of the three bedrooms. Tired and torn net curtain at one window; cracked mirror in lounge, Smell from under kitchen sink permeates to living area. Cleaner would be better to use a clean mop on floors - not an inviting smell on arrival!! No welcome pack/items (except other tenant's leftovers) or info re heating/water and details re laundry room (i.e. takes £ coins = 4 for a wash, 2 for dryer and how long wash cycle takes - despite what it says on the display it took much longer - I had to keep walking back and forth several times to check. Warning: no Wi-Fi (I didnt notice this before booking). Good and bad elements of this holiday property - wouldn't take much to bring it up to better standard tbh for a more enjoyable stay.

Ideal place to unwind
Had a very relaxing time at caravan, very central for exploring surrounding areas. Caravan had everything you would need when away and great outdoor space for when sun shining.

We stayed for 6 nights Jul 2021 LOCATION - Good base for travelling to various days. SITE - Very quiet good if you want a quiet break, No facilities on site. ACCOMODATION - Nice decking area, new flooring throughout. Cleanliness not good, cobwebs on the ceilings, dirty fridge, the hob very greasy, fridge is very small, the oven door is very dangerous - doesn't close properly, lock on bathroom didnt work, there were lots of binbags piled under the bed in one of the rooms (not sure what they contained or why they were there), cutlery only 4 of each but Van sleeps 6, wear and teare throughout, cracked lounge mirror, broken hinge on wardrobe, dining had peeling edges. HOST - Very Unpredictable. 3 days before our arrival I got an email informing that at some point we would be without electricity for the day while it was being upgraded. I understood it couldn't be helped. II explaines my concern around this as ideally its something you shouldn't have to worry about during your holiday. I asked the question whether we would be compensated in any way considering we have paid the price for the caravan including electric for the stay. A nice host may have just offered a £10 discount or something. I got a very abrupt response and was told I was welcome to cancel the booking. I gave the site a ring they were helpful and said it would likely only be off for a couple of hrs & that they would knock on the van to warn us. Immediately after I got a call from the host they were agressive and said I wasn't allowed to phone the c site causing trouble and saying they were cancelling my booking. The Host really upset me and spoiled the lead up to the holiday. At the end of the stay we left the caravan clean and tidy except I didn't scrub the hob as we had not caused the grease. We didn't use the stove for anything other than to make sauce type meals. No greasy, fatty things were cooked by us. The day after our return I got an email to say they had charged me £35 for additional cleaning. The cleaner had said they bathroom was very dirty and the hob very greasy. I asked for photos and explained the hob was greasy on arrival, conveniently there were no photos. I think the owner should stop renting the caravan out or get a 3rd party to do it on their behalf as they really spoiled the whole holiday experience. They need a new cleaner and someone to keep up with the maintenance and repairs required.
