The San Martino holiday home has two separate apartments on two floors rented together to one family or group. The pool is shared with the smaller house Martinino.
The ground floor has a lovely terrace in front of the house, looking down over the swimming pool (fenced, so ideal for young children) and the beautiful green valley below. One enters the kitchen with a fridge, freezer, 4 pit cooker, dishwasher and oven. There is one double bedroom and one bathroom with a shower. This ground floor apartment is suitable for less able users. Somebody in a wheelchair can enter without steps and doors are wider, but the shower has a shower cabin. There is a foldable chair in the shower.
At the side of the house, an external staircase leads up to the first floor that houses the second apartment. The whole front of the first floor has a panoramic balcony. From the kitchen, you can enter the terrace and also from one of the bedrooms. There are 3  bedrooms (one double, one with a double and a single bed and one single) and two bathrooms with a shower upstairs. The kitchen has a fridge, freezer, 4 pit cooker and oven.
There is a  washing machine at the back of the house. Also the guests of Martinino will use this washing machine. 
There is a barbecue and a pizza oven. The car can be parked near the house.
- San Martino and Martinino are two private holiday rentals sharing a fenced pool and a wonderful view over wooded green hills. They are situated on the Tuscany-Umbria border, not far from Lake Trasimeno.
The holiday rentals have great views down the Niccone valley, at 3 km is Mercatale in Tuscany and Lisciano Niccone in Umbria. Cortona is a 30 minutes drive and Castel Rigone is 15 minutes driving. 
The holiday rentals sleep 8 guests in San Martino and 4 guests in Martinino. San Martino has 3 double bedrooms and one single bedroom sharing three bathrooms. Martinino has two bedrooms sharing one bathroom, all on the ground floor. 
The  Umbria-Tuscany border holiday rentals are surrounded by a well-kept flat garden, a fenced pool, nice barbecue areas, and shady sitting areas. From everywhere you can enjoy the quietness, the clean air, and the beautiful views.
The fenced swimming pool is 13 by 6 meters and has roman stairs on one end. It is 1.20 meters deep on one end and 1.40 meters on the other. The pool terrace has recliners and umbrellas. Each house has its own entrance to the pool area. There are great views down the valley and there is sun all day. The pool is open from June to September.
The ping pong table and the bocce court are next to the Martinino house. The pizza oven is on the terrace of the San Martino house and the washing machine is behind this house. 
The owner's family lives in the village of Lisciano Niccone. They come by to water the plants and clean the pool.

Perugia 40 minute's drive, 35 km. To  Assisi is about 1 hr driving, 60 km. Lisciano Niccone in Umbria is 7  minutes, 4 kms. Castel Rigone is 20 minutes, 11 kms. Tuoro sul Trasimeno is 23 minutes, 16 km. Passignano sul Trasimeno is 30 minutes, 17 km.  Umbertide is 25 minutes, 20 km. Montone is 35 minutes, 25 km. Città di  Castello is 40 minutes, 37 kms
In Tuscany:
Mercatale in Tuscany is 6 minutes, 4,5 km. Cortona in Tuscany is 35 minutes, 23 km. Siena in Tuscany is 1 hr and 20 minutes, 95 km. Florence 1 hr and 50  minutes, 135 km. Rome Fiumicino airport 2 hrs and 40 minutes, 235 km

A dog is welcome, one pays €50 extra.
The use of the heating is charged based on consumption.
