Unwind, relax, and feel at home at Frio Déjà Vu River House — a cozy 4-bedroom, 2-bath home in the heart of the Hill Country. Located on the clear West Prong of the Frio River, just 12 miles north of Leakey. Tucked away in the peaceful and star-filled Rancho Real canyon, this 1,700 sq ft home enjoys private riverfront access, perfect for floating, fishing, or simply soaking up the sun.

Ideal for friend groups or families, the home is designed for memory-making with various indoor and outdoor games and river recreation steps away. Whether you’re stargazing, listening to the call of whippoorwills or spending a lazy day by the river, Frio Déjà Vu is your home for unforgettable Hill Country adventures.

Although riverfront, the home is safely outside the floodplain and has never flooded.

Garner State Park, Lost Maples State Park, Concan, and Leakey are all just minutes away, and the property is located off FM 336 — one of the renowned "Three Sisters" scenic routes, a motorcyclist and nature lover's favorite. Bikers welcome but please note there is a water crossing on the way to the house.

Great Place

This is a great place to escape! No crowds, no lines, and no traffic, and BEST of all, we had water to cool off in. The house had everything we needed along with tubes and kayaks for the kids! Will definitely be going back!!

Place is very nice, accessible to Frio River unfortunately due to no rain, water was very shallow. Area and surrounding provides all the privacy you need. Our stay was comfortable enough and the host provided us with some sconce as a welcoming treat.

The pictures listed do not do this place justice. It is absolutely beautiful! It was the perfect house to fit our entire family comfortably. The owners were quick to reply to any questions and so nice. The kids loved it and we hope to be back again.

Close and Private Access to River

We enjoyed our stay at DejaVu because of the close access to the river! The house itself is big enough for a large group of family & friends to have private space. It can get a little dusty, but the nature of outdoors is worth it. The kayaks were a huge bonus and the teenagers and kids loved using them. The river was about 3 feet deep which was perfect since we had young children with us. We were able to float down the river which is so relaxing. We would definitely stay here again!

We have started a tradition with a couple friends, we go somewhere for Memorial Day weekend and just relax and have fun! We arrived and the house was exactly how they said the rooms were great plenty of space for us all to hang out. The walk down to the river was easy! The water was clear and cool! The only downside of the water was that there were so many sharp rocks and the rocks were very slick, we slid around a lot! But the water at the time was deep enough the kids could kayak down river and also tube. The water didn’t move fast and the area was secluded we didn’t see anyone else in the water close to us, nice and quite. The house it’s self was pretty well equipped! We didn’t get to enjoy the fire pit unfortunately the county is in a burn ban. Maybe next time! Thank you for a great stay DeJaVu! Till next time!

Just Peace, Quiet, and the River

Ms. Julia was the best! She answered every email, text and phone call I sent her way. We have never been in this area of Texas before and wanted to make sure what I needed to bring for a great time and she never hesitated to help. We had the best time!! Part of our family works in the public 50+ hours a week, this was the BEST place for them to truly unwind and recharge. The crockpot came in handy making meals while we played in the water as well as the washer and dryer (small children). The water was wonderful! The private access to the river was the BEST thing. The kids kayaked, floated on their Walmart floaties and we adults sat in the beach chairs where the water hit almost to our chest. The kids also brought their water shooters and goggles and the river became their personal playground. WE LOVED IT! No one around for miles. We even left all our items by the river with no problems. Our guys went golfing at the Frio Valley Ranch Golf Course and they had the best time. If you have little ones, I highly recommend you go to the dollar store and buy several glow in the dark necklaces/bracelets. Our grandkids all under the age of 7 had the best time playing night tag with the glow sticks on. We definitely plan to return to Deja Vu!

Our stay was wonderful! The owner was quick to respond and the house was perfect for our family. It’s off the beaten path and so peaceful and quiet. The drive around the area is absolutely stunning! The house was exactly what we needed for our family of 8 adults. Plenty of room, kitchen was well stocked, and the porch - perfect for game night, enjoying the scenery, and your morning coffee. The river was amazing - clear, private access, quiet, and fun.

Wonderful home

We loved this home. It was so nice and secluded but close enough to town. It was peaceful and we loved hearing and watching all the birds! The beds were very comfy and the AC was amazing! We had all the kitchen utensils we needed. We loved going for walks in the evening down the dirt road. Unfortunately the only thing we weren’t crazy about was the river. It was really warm compared to the other parts of the frio we’ve been to in the past. We’ve never stayed on the west frio so that was new for us. We walked down and plopped some chairs in and the kids loved the kayak too. The level was perfect for our 3, 4, and 5 year old kids. But we went to garner on other days and it was perfect. Loved this home! Thank you so much for sharing your home with us. You won’t regret booking here.

We are a family of 6 who love all things Texas especially the Frio River. We enjoy traveling and making memories at Déjà Vu. The home has been shared with many over the years and many have returned, hence the name Déjà Vu.

Why they chose this property

This property was originally the home where a great family of five were raised. In 2016 we got together and bought the property to keep it in the family. After over a little over a year of hard work, blood, and sweat we have what you see now. We love to share this gem with others to make lasting memories with friends and family.

What makes this property unique

Probably one of the most unique things about his property is the seclusion. Out here the lack of light and noise pollution is amazing and hard to describe without experiencing. Having all that and the benefit of the Frio River and the proximity to places like Garner State Park, Lost Maples State Natural Area, and Concan make it all so appealing.
