Villa with a dock on the Magra River

The villa overlooks the Magra River, has a dock for mooring boats, is surrounded by a large garden on three sides, and borders another private villa that is not included in the rental. It can accommodate up to 8 PEOPLE, with an additional double sofa bed in the living room—equipped with a room divider—for two extra guests. (See photo) The entire property consists of two non-connecting apartments, one above the other. On the upper floor (with air conditioning) there are: a master bedroom, a bedroom with bunk beds, a bathroom, a kitchen, a living room with a TV, and a furnished terrace. The basement level consists of: a spacious living room with a TV and two sofas—one of which converts into an additional double bed—a double bedroom, a kitchen, a bathroom, and a furnished porch. <br>Outside, you can enjoy an additional furnished terrace directly overlooking the river, a garden equipped with a barbecue, and a solar-powered shower. Boat mooring available at the dock<br><br>Other things to keep in mind<br>- Access to the riverbank is not blocked by gates or fences (as clearly visible in the photos). Please supervise young children who cannot swim.<br>- Hot water for both apartments is supplied by a single 80-liter electric water heater.<br>- Air conditioning is available only in the upper apartment (the basement apartment remains naturally cool).<br>- The total available electrical power is 6 kW.
