Surrounded by acre of mature landscaped gardens on the edge of the village of Rowen, just inside the Snowdonia National Park, Tir y Coed is situated four miles from the World Heritage town of Conwy. Conceived and built as a gentleman’s country retreat, the house retains that timeless, peaceful aura; it enjoys far reaching views of Rowen, the most picturesque village in the Conwy Valley, extending to the magnificent wilderness that is the Carneddau mountains beyond.
Your hosts here are Chris Oakland and Sandra Baddeley, whose career in London was as a food stylist and recipe author. These days she concentrates on maintaining a quiet and soothing atmosphere at Tir y Coed. There are plenty of Ordnance Survey maps available and Chris and Sandra will be happy to advise on the best local walks, including the most popular and the shortest: the five-minute stroll to the village pub.
All of the bedrooms are en-suite and none are overlooked: leave your curtains open and only the occasional squirrel will ever be the wiser. They are all fitted with large comfortable beds, luxurious feather and down duvets and fluffy white towels. Most beds are super king and can be configured as twins if required. They are all individually furnished to the very highest standards, with interiors designed to soothe and pamper, blending period elements with the latest modern comforts. All rooms have TVs and there is, of course, superfast wifi throughout.
You're not confined to your bedroom here. There's a sunlit bar that leads onto a glorious balcony overlooking the gardens and mountains; a perfect place for a Pimms whilst taking in the magnificent views. The garden is landscaped with a large variety of mature trees and there are plenty of sheltered places to relax in fine weather.
Socially bubble around the dining table with your friends or family and plan your next days’ adventures or treat yourself to a drink, and find a comfortable chair in a quiet spot in the drawing room with wood burning stove or balcony and listen to the birds and watch the sun dip below the mountains …. there is plenty of space to spread out.
On our doorstep, in the mountains above the village lies a section of the Roman road that connected Chester with Caernafon. Venture up there and spot the Carneddau wild horses, a unique breed that have been isolated here for over 700 years. There are pilgrim trails and historic routes built by Roman legionaries in the years of occupation and a beautiful but isolated church to explore along the way. There are numerous very good walks from the village, and many more starting within a few miles.
The imposing Conwy Castle guards the North Wales coast, a stunning medieval fortification with glorious views over the harbour and Conwy's narrow streets. It is at the heart of a string of beaches on a gloriously unspoiled coastline, RSPB bird sanctuaries, dolphins, puffin and seal sightings are all possible from here and Bodnant House with it’s beautiful Grade 1 listed gardens and renowned Laburnum arch is just four miles away.
North Wales is a great place to experience world class outdoor adventures. Surf Snowdonia, one of the world’s largest artificial surfing lagoons is on our doorstep. Adrenaline junkies love Zip World, which offers treetop obstacle courses using zip and high wires, mountain carting, giant underground trampolines, and 100 mph zip wires. Overcome those challenges and you’re ready for climbing, canyoning, gorge walking and abseiling, all of which are available nearby. Cyclists of all persuasions love the range of options available – mountain bikers can choose from miles of tranquil forest trails and some serious downhill, whilst roadies have miles of scenic, quiet roads and the challenge of the hills and mountains we are surrounded by. We have secure bike storage, route maps, cleaning facilities and track pumps available, and there are good bike shops nearby if you need spares.
No hustle and bustle, it is just you and your family or friends. Just make yourself at home and enjoy watching the wildlife, drink in the beauty of the sun setting behind the mountains with the birds providing the soundtrack.

We loved this property! Great rooms, all en-suite. Huge beautiful garden, great views. Awesome kitchen with commercial appliances that made cooking for a large group a breeze. We loved the bar area and patio. Sandra was super helpful. We would definitely stay here again.

This is a fabulous place for a family reunion or other group event. Sandra was exceptionally accommodating. We had a blast using the commercial kitchen to cook dinners for our group and took turns mixing cocktails behind the bar. Very comfortable and beautifully furnished. The garden and local village of Rowen were delightful to explore as well. This is a great location and base for exploring North Wales, Conwy castle and easy access to many beautiful walks.

Great property and great hosts

This is a great stay for groups visiting North Wales. Very nice property and lovely grounds right on the edge of Snowdonia National Park and short drive to the shores and town of Conwy. It has just about everything you could want and the hosts could hardly be more accommodating. Sandra and Chris go the extra mile to make your stay a comfortable one and take the time to provide local knowledge and recommendations. There are plenty of activities and sights nearby but you also have a great space and a lovely garden in case you just want to relax. I would highly recommend.

We were six couples and Tir Y Coed proved ideal for our four night stay. Our welcome was warm and the facilities suited us well, with another double room unused. We used the high tech kitchen facilities on two evenings and Sandra kindly agreed to make supper for us the other two evenings, and very good they were too, served by Chris who also served us from his bar those evenings. There seem to be plenty of local eateries, with Conwy in easy reach, but we enjoyed eating in. We were challenged by some of the tech in the house, as well as by local golf courses.

Fabulous, beautiful property, lovely owner

This was a treat for my husband's 70th birthday, and we booked the entire property for ourselves and close family. The rooms were met with universally positive responses and the bar area and reception rooms were stylish and of an extremely high standard. We greatly enjoyed getting to know the professional grade kitchen, which did its best to defeat us. However, we had a chef to cook us a formal birthday dinner, and he loved it! Our formal dinner was served in the grand setting of the dining room, and the meal and ambience were both superb. The weather (May) was good to us and we loved sitting on the balcony with a pre-prandial drink and nibbles. We loved our time here. The owner was really friendly and helpful and it is hard to think of anything that could be done to make our stay better. A lovely home in a beautiful setting in the Conwy Valley. Masses to do and see locally. Highly recommended!

Serenity in Wales

We rented the whole hotel for just us two as we wanted privacy and space to relax. Whilst we only used 1 bedroom, the suite, all the others looked well appointed but have varying bathroom facilities, not all had baths, so check if ythat is important to you. We enjoyed having the bar and lounge to ourselves and using the proper espresso machine. The grounds are lovely, we had good weather to enjoy the yard and large balcony. Lots of birds to enjoy. The hosts were very friendly and helpful with any requests but left us to enjoy our privacy. The village is also very nice but the local pub was suffering staff shortages so didn't open on many days, same with other nearby pubs, and restaurants Monday and Tuesday being difficult. so factor that into your trip. Highly recommend this place.

Tir y Coed County House

A wonderful property with 7 beautiful king size en-suite rooms with the option of turning into twin rooms. The property has everything you’d want from a large property if hiring for large family gatherings or group bookings. Situated in a beautiful location and owned by a lovely host who is extremely helpful, friendly and accommodating. I’d definitely recommend this property as would the rest of my party.

Excellent stay

We hired this property for 5 nights and had a lovely stay! Sandra was absolutely fantastic and could not have done anymore, she was always happy to help us enjoy our stay any time we needed it. The property is beautiful with fantastic views and beautifully maintained gardens. The bar area is great and we all enjoyed the novelty of being your own bar person for the evening! I really enjoyed cooking in the kitchen and feeling like a proper chef! We had the fire lit every night in the lounge it was lovely and cosy and all the upstairs rooms are tastefully decorated and spacious. We will certainly be returning and I would not hesitate to recommend this property to anyone. Can I just say a huge thanks to Sandra once again for a lovely stay!
