The Round Door Vineyard Cottage is nestled into a bank with its own private garden with stunning views across the vineyard and the Rother Valley. There is a jacuzzi and barbecue area within the garden. The front of the house is stone, oak and plaster with grass growing on the roof and lavender hanging down. There is a huge oak door and four authentic hobbit house portal windows. The oak door opens into the main living area with an oak vaulted ceiling a large round table and a luxury oak kitchen and bar area. There is a wood buring stove and a large widescreen TV with two large sofas. To the side are two ensuite bedrooms, entered through oak doors and with oak vaulted ceilings and their own TVs and extensive cupboard space. The ensuite bathrooms have a cobbled floor, brick walls and copper piping and taps. The whole house has underfloor heating and has been designed ecologically to have very low energy requirements.
The Waterside Lodge sits on the waters edge of a natural pond with stunning views across the vineyard and nestled into its own glade of trees. The extensive raised decking area has a hot tub and barbecue. and you enter Scandinavian style lake house from the balcony into the spacious A frame shape building. The front of the house has a stunning large picture window which means the living area is bathed with light. The living area consists of a dining area, a kitchen and bar and a relaxing sofa which doubles up as a bed. The ensuite bedroom at the rear is well appointed with lots of storage and its own TV.

Amazing Stay in a fabulous Hobbit House on a fantastic vineyard with amazing wines!
The Hobbit House is an amazing place to stay, with 2 great sized bedrooms and a huge open plan kitchen/living room area.
The beds were super comfy, great toiletries, and all the facilities you would need.
With huge bonus points for staying on a vineyard that makes some superb wines!
We had an amazing two nights and can’t wait to come back!

The house in the hollow was lovely and America and Nick went out of their way to make it special for us, arranging massages and helping us plan our stay for our mum's special birthday. Could donwoth some slightly cosier comfy seating innthe house but otherwise perfect.

Just what we wanted, a break in an authenic Hobbit House with modern convenience in a beautiful area

Stunning stay Thank you Oastbrook!
We had a wonderful time, the Vinyard Holow / Hobbit House is amazing wich such attention to detail and the many facilities were happily enjoyed. The family run estate is stunning and each so welcoming and knowledgeable. The hot tub and bench in the outside space was well utilised as was the BBQ. The setting is beautifully kept and it was truley our happy place for the entirety of our stay. Thank you! Until next time :) x

Delightfully quaint and tranquil
A peaceful, secluded place with all that a hobbit could ask for. Loved the view, hot tub and fixtures and fittings. Could have done with cleaning cloths, dishwasher tabs and tea, coffee things on arrival but otherwise gorgeous. would happily visit again .

Unique and homely stay in a lovely setting
The Hobbit hole, with its two identical bedrooms (each with their own bathroom), was just what we needed
A set within a vineyard, a short walk to the river Rother (through a small field belonging to the vineyard), you can reach a local pub in Bodiam in approx 20mins
The owners are both very friendly and helpful. Laura the dog is a genuine delight and she would come and go for a bit of love and company from time to time.
Highly recommend for anyone who wants to escape for a few days

We had an amazing stay, everything was provided for. The hot tub was an added bonus.
From checking in till check out, we felt l that the hosts made us feel important. The decor of the house was amazing. Two bedrooms with our own bathrooms was brilliant, loved the exposed pipework. The windows with the wooden shutters were so in keeping with the whole "Hobbit ' theme. Your friendly dog Laura was so lovely and well behaved. We have told all our friends what an absolutely amazing place to stay.

A lovely break
We had a lovely weekend away in the Hobbit house. It's a lovely location, we enjoyed the walk across the fields to Bodium Castle. The beds were comfy and the kitchen has everything you might need.
I would potentially add slightly comfier seating in the living area - the wooden bench is lovely to look at but not the most comfortable, and if there are 4 of you there isn't space for everyone on the soft sofa.
We very much enjoyed the welcome bottle of Rose wine, and the hot tub was a real treat.

Style over substance
The Hobbit House looks amazing, setting is beautiful. Beds very comfortable, Hot tub is brilliant.
However, the interior furniture was disappointingly uncomfortable - the most comfortable sofa was placed under the TV and we received clear instructions that furniture should not be moved - making it impossible to watch the TV. Several items did not work, including coffee machine, outside fairy lights, hot tub lights and second standard lamp (which had incapatible plugs).

Amazing weekend in the Hobbit House celebrating my dad 60th birthday.
We couldn’t have asked for more and what a special weekend it was celebrating my dad’s 60th birthday. America and Nick couldn’t have done more, they were so friendly and welcoming and just wanted our stay to be perfect. Such a unique and memorable venue, we couldn ’t have asked for more. We loved the vineyard tour too and the wine is so good, we were very happy to be able to purchase some to take home. Thank you for making such a special occasion so magical.

Fabulous hobbit house with bonus golden retriever visits!
Had to stay as soon as we saw it online. The hot tub was the big draw, the whole place is beautifully done but let's face it the dog makes it! She takes her guest care duties very seriously, visiting at least twice a day to make sure everyone is happy and their tummy rub technique is improving. America is great - sold us some wine and made time for a chat in her busy schedule. Pleasant stroll along the brook to the Castle Inn for some really good food, easy drive to Hastings and Battle.

Fantastic!
We have just come home from our short stay at the hobbit house, we had a brilliant time! It’s such a fun quirky house in a beautiful vineyard. So peaceful!
We did a lovely walk along the river to Bodiam castle which the owner recommended.
The owners were so welcoming and friendly, made us feel so at home!
We also tried some of the Oastbrook wine which again, didn’t disappoint!! We ended up buying more to take home with us!
We will definitely be returning!
