GROUND FLOOR & RECEPTION ROOMS
Step into the elegant main entrance of Hoe Park House and be greeted by a stunning double reception room. This bright and spacious area features a high regency ceiling, large bay window, beautiful reclaimed wooden floor, and original Victorian pocket doors. The rooms are furnished with three cosy sofas, along with modern amenities such as dimmable LED lighting, a Smart TV, Bose Bluetooth Soundbar, and a selection of games and books. The flexible layout allows for socialising together or in separate groups, making it perfect for larger families. The smaller sitting room can also serve as a den for children, a home office, or an additional bedroom with a comfortable double sofa-bed.

KITCHEN, DINING ROOM & PATIO
Undoubtedly the heart of Hoe Park House - and loved by all our guests - is its vibrant and contemporary white kitchen-diner. This spacious area, with original Victorian wooden flooring, is designed for conviviality. Gather with friends and family around the elegant designer dining table or perch at the roomy breakfast bar. The kitchen is fully equipped with quartz surfaces, glass splash-backs, and AEG appliances, including two fridge-freezers, a large induction hob and two eye-level ovens. Additional amenities include a blender, smoothie maker, kitchen-mixer, and a selection of cookery books. In addition, at one end of the kitchen guests benefit from easy access to the street - perfect for unloading supplies - while at the other, French doors lead to a charming patio with wooden bench seating, perfect for enjoying coffee, drinks, or cocktails.

As the kitchen is a second communal area as well as a place to cook and eat, there is dimmable lighting, a wall-mounted Smart TV and a Bluetooth speaker - simply pair with your device and enjoy your favourite playlists.

UTILITY ROOM
A useful utility room leads from the kitchen, with an AEG washing machine, laundry tabs and tumble-drier, along with a basin and draining board, cleaning products, laundry stand, iron, ironing board and garment steamer. Beyond the utility-room there is also a handy cloakroom with WC and hand basin.

BATHROOM & SHOWER ROOM
Hoe Park House features two family bathrooms, one with a rainfall shower and bath on the ground floor, and a walk-in shower room on the first floor. Both bathrooms are fully fitted with basin, vanity unit, storage, heated towel rail, toothbrush charger, shaver socket, and a large mirror with wave-activated LED lighting. Luxurious cotton bath sheets, hand towels, and bathrobes are provided for added comfort.

DOUBLE BEDROOMS
The four spacious double bedrooms in Hoe Park House are tastefully furnished with super soft carpets, wardrobes, chest of drawers, dressing tables/workspaces, and bedside tables. Each bedroom features sumptuous beds with Eve hybrid mattresses, luxury linens, and blackout blinds for a restful sleep. The front bedrooms offer south-facing views over Hoe Park and the Citadel's historic Baroque entrance, while the others provide views of neighbouring rooftops and the city skyline. The twin bedroom offers a wonderful view of the Barbican rooftops and Sutton Marina, with the beautiful wilderness of Dartmoor in the distance.

For larger groups of over 8 guests, our second sitting room transforms into an inviting additional bedroom, complete with a cozy double sofa-bed. You'll have the option to create your private haven by utilising the original Victorian sliding doors, ensuring a comfortable and exclusive space. The office desk doubles as a convenient dressing table, offering functionality and comfort. This room is conveniently located near the family bathroom on the ground floor.

This allows our housekeeping team to ensure the room is properly prepared for your arrival, ensuring a seamless and comfortable experience during your stay. Hoe Park House provides a designated private parking bay for one car, with additional pay and display parking options nearby. The house is located in a quiet cul-de-sac with no through-traffic. High-speed Wi-Fi is available throughout the entire property.

• All sash windows are fitted with removable restrictors, and can only be opened to 10cm.
• Hoe Park House does not have stair-gates.
• Window blind cords are fitted with child safety catches.
• The induction hob and ovens have child safety locks.
• Cupboards, fridges, drawers, etc, are not fitted with child locks.
• Furniture is not bracketed to the walls.
• We advise all guests to familiarise themselves with the House Guidance in the Guest Manual on arrival.

Hoe Park House
We are a group of 4 Guys that enjoy Sea Fishing, Good Food and fun nightlife. Hoe Park House was perfect, it comfortably sleeps 8 people, there’s a lovely Kitchen and Dining Area too. The Bedrooms are large and very comfortable, all three Bathrooms were luxurious and beautifully fitted out. Our Host kept us informed of upcoming events in the local area and was only a WhatsApp away if we needed anything. 2 mins walk to the Centre of everything we needed, we will certainly recommend to friends and family.

Phenomenally Fitted Vacation Rental with Comfortable Bed
The home was impeccable. We wanted for nothing and everything was organized, clean and easy to find. We spent many days in the kitchen chatting with Plymouth family and making meals on the very well equipped kitchen. Ample dishwater and cooking gear. Everything is modern and well kept. The location is easy walking distance to several shops and restaurants. Try the Turkey place named KapadokyaI 3 blocks down on New St. Some of the best food I've ever eaten. I wholeheartedly recommend this property.

Originally from Plymouth - born just a few hundred metres from Hoe Park House - and having grown up in the neighbouring Cornwall I know the area very well. And, along with my brother Derek, have been successfully letting properties in the South West since 2011.
Hosting our three cottages Trengrove, Trevenna and The Boathouse was a tremendous experience, which earned us hundreds of 5 star reviews and a constant Superhost status for over eight years, so we’re well experienced hosts!
In 2019, ready for a new challenge, we sold our cottages and searched for a large renovation property. We fell in love with Hoe Park House immediately. Its majestic, Victorian charm and perfect location, between Plymouth’s iconic Hoe Park and historic Barbican, made it the perfect choice.
In February 2020 we got the keys and set to work. Renovating Hoe Park House has been a true labour of love, a huge project, from roof to foundation. Hidden details of the old house began to re-emerge; the ceiling roses and coving, the sliding pocket doors and the beautiful original floorboards. With the original layout restored, and major structural changes opening up the lower ground level, the elegant proportions of the 1800s house could finally be fully appreciated.
We are delighted and proud to be able to share the restored beauty of this handsome, elegant town house, and its charming location, with our guests!
