In a bed of land between woods, hills and the sea, The etruscans' old nest is located in a rather private area, on a sun-kissed hill, near the Etruscan necropolis. The house is a welcoming and cheerful housing unit, located in the area called "Località Gricciano". where it is possible to find all the essential services such as banks, first aid, supermarkets, etc.; Furthermore, the traveler, in addition to enjoying a moment of relaxation, with a typical Mediterranean garden and an above-ground swimming pool exclusively for private use by tourists (waiting for permission to be able to build a large in-ground swimming pool), relives the emotions of the lost time of a world witnessed by archaeological excavations, where the past is intertwined with the present by archaeological history and culture.
The swimming pool is for use and available, only and exclusively for travelers who book and stay in the villa and no one else and is not shared with anyone else.
the length of the pool is 9 meters and the width 4.50 cm (4\50 cm) the depth according to the Italian laws 1\45 cm.

The rather spacious villa can accommodate from a minimum of 5 people to a maximum of 8 people. the cost of the light is based on consumption of 0.30 cents per kw.

The villa is arranged on a single residential level and is accessed inside from two entrances. The rooms are all air-conditioned with each one having a bathroom inside them while a bathroom is common to all.

Fiumicino airport is just 25 km away and is easy to reach, however it is always advisable to have your own vehicle at your disposal to enjoy greater freedom and autonomy. (On request, the owner is also able to offer paid transfers from or to the airport and, last but not least, guided tours of the Eternal City of ROME, always for a fee.) The villa is located in a strategic place, where it is It is possible to reach, just 15 km, the lake of Bracciano, the sea at 6 km and its beaches. Three km away is the spearhead of the Cerite archaeological museum where the vase of Euphronios decorated with red figures and modeled by the ceramist Euxtheos and painted by the ceramist Euphronios around 515 BC is currently on display.



Exceptionally, if there were infants or children under two years of age, always upon request with the owner's consent, the villa could accommodate up to a maximum of 8 people.

Perfect countryside property for us, located 10 mins drive from town, 20 mins from beach, 15 mins railway station with regular and very cheap trains to Rome.Very clean villa (better than the photos show)Fabulous swimming pool with private outside area. This place is super clean in lovely area, they left a little snak's box and drinks as well as fruits to welcome us! Property owner was very nice and helpful we had a car breakdown he called road side assistant he stayed with us until it got resolved as the customer service couldn't speak English!

Our stay near Rome

Overall we had a great time. The property was very clean and tidy. The pool was great and the kids loved every minute of it. The property is well located for Rome. The only thing we had not understood fully was the relatively close proximity of the owners who lived above us, however we would stay again.

As a matter of fact the owner has his own entrance and pryvacy and so the traveller who live in that side where they have the swimming pool, own entrance and pryvacy. The building is divided into two property and everyone has his own pryvacy

Nice house near Rome

The house itself is very nice, was spotless (very clean) and well equiped. On arrival there were fresh cookies and drinks in the fridge. The pool was nice and clean and we enjoyed it very much. So far 5 stars. We were received by the son of the owner and his wife who were very friendly but did not speak much English. Beside the sunbeds, there was no nice set to lounge under the roof, only some hard chairs. Also some weeds were growing, ants on the wall as the garbage bins are located on the terrace and not a single plant/flower to shine up the terrace. The owners never checked up on us during our 1 week stay, we found this strange and disappointing. You should be aware they produre the normal sounds of a family as they live in the upper part, like music, talking and barking of the dog etc. For us this was okey. Finally, we had so misunderstandig about extra costs with we agreed upon just before arrival. It is good to check if these extra costs still apply. Overall we had a nice stay in a clean and modern house. The mentioned points we hope the owners will attend to for other guests.

This is not what it’s perceived to be although the location and surroundings are beautiful. The advert doesn’t disclose everything. I messaged the host prior asking if we would have the entire property to ourselves as listed when I booked! He replied saying yes, you will be the only people their. When we arrived other people are living in the same building. Basically you get the bottom floor. The upstairs is occupied by the owners and half of the bottom floor is occupied by someone else. The villa is split into three sections. There is no privacy as the owners window overlooks the pool and they can be seen on their terrace while you are in the pool and garden. You can hear them going about there daily routine and there dog constantly barking! you are not renting an entire villa! There is also nothing in the advert for additional charges. Upon arrival we where further charged €280 for cleaning, towels and bedding and electricity. We were not given any information on arrival only don’t lock keys inside and don’t get car stuck in the gate. There was no TV no first aid kit no entertainment at all other than the pool which was swarming with bugs. The property also has a major ant problem. They are all over the kitchen and in the beds. We had to change bedrooms as we woke covered in ants and bites. The host was incredibly rude and insulted us through messaging after criticism of our poor stay, e.g rang late one night and woke us. If he’d been totally honest we wouldn’t have booked

Heerlijke tijd gehad. Heerlijk zwembad,Prachtige omgeving, dichtbij Rome en steenworp afstand van Necropolis van de Etrusken en de zee.Zeer vriendelijk ontvangst, goede communicatie en welkom gevoel omdat er wat lekkers klaarstond. Raad het absoluut aan! Enig Minder puntje: de extra kosten voor beddengoed en handdoeken. Dit is verwarrend in de advertentie aangegeven. Boveninstaat inclusief en ver eronder juist niet. En 150,- extra is dan best veel.

Mooi locatie maar geen privacy+geen 100% juiste advertentie

Mooie locatie, vriendelijke persoon bij het inchecken (niet de eigenaar blijkbaar) maar privacy is een grote nul! Een deel van het balkon en een venster die naar het zwambad kijkt waar een andere familie woont waar je hen hoort praten die je ongerust maakt. Dit was niet duidelijk op de foto's of werd ook niet verteld bij de beschrijving. Bovendien waren de bedlinnen en handdoeken blijkbaar niet in de prijs inbegrepen terwijl in de advertentie duidelijk instaat dat ze wel zouden inbegrepen zijn. Een voorschot van electriciteit werd gevraagd die ook niet in de advertentie werd aangegeven. De eigenaar liet dat allemaal weten na dat we geboekt hebben en wilde er niet van afwijken terwijl ik de printscreens van de beschrijvingen naar hem heb doorgestuurd.

Location à proximité de la mer et proche de Rome avec accès en train. Mauvaise surprise à l'arrivée, il nous est demandé par le gestionnaire des frais de ménage et accessoires , location de draps et serviettes et surtout la facturation de l'électricité....

Das Haus ist sehr schön Besonders der eigene Pool Das Haus ist Funktionel eingerichtet Küche könnte etwas besser Bestückt sein Hausbesitzer ist sehr Hilfsbereit Aber Verbesserungsvorschlag hätte ich: Der Müll sollte öfters gelehrt werden Und nicht erst nach Nachfrage , nach 5 Tagen Bei der Hitze kommt es zu Unangenehmen Gerüchen. Des weiteren sollte man sich das Kleingedruckte genau durchlesen. Extra kosten: wir mussten mit 6 Personen Noch 500 Euro vor ort Bezahlen Angeblich hätten wir in 10 Tagen 100 Euro nur an Strom verbraucht Obwohl wir nur die Hälfte der Zeit anwesend waren. Diverse Lichter und Pool konnte man selber garnicht ausschalten Es war aber trotzdem ein Schöner Urlaub und eine schöne Ruhige gegend.

Für uns perfekt

Die Lage des Hauses außerhalb von Rom war für uns perfekt. So konnten wir uns zwischen städtischem Treiben und Erholung auf dem Lande entscheiden. Der Pool tat sein übriges dazu. Das Haus ist schlicht, aber sehr ordentlich. Der Ort Cerveteri ist nichts besonderes. Aber deswegen sind wir ja auch nicht nach Rom gefahren.

Séjour calme et reposant

Rez de villa (l'étage est occupé par les personnes charmantes et discrètes s'occupant des locataires) disposant d'un vaste jardin où des enfants pourront s'amuser en toute sécurité situé en pleine nature. Notre séjour s'est déroulé en toute tranquillité. Une voiture est indispensable pour profiter des environs (visites de musée, nécropoles, villages, accès aux plages...). Nous recommandons cette location aux personnes voulant profiter d'eux-mêmes sachant que Rome est à 45 min en voiture ou en train. Grazie mille Giovanni e tutti.

Spaß und Entspannung zwischen Pool und Olivenbäumen

Das Haus ist sehr geräumig und sauber. Die Einrichtung ist neu und die Zimmer geschmackvoll eingerichtet. Der Pool ist sogar ein bisschen größer als er auf den Bildern scheint. Wir waren positiv überrascht und haben das kühle Wasser in vollen Zügen genossen. Dank der vielen Liegestühle und dem wunderschönen Garten mit Olivenbäumen ist es ein absolut erholsamer Urlaub geworden. Die Nähe zu Rom macht das Haus zum idealen Ausgangspunkt für einen Tagesausflug. Und auch der Strand ist nahe genug um öfter mal einen Abstecher ans Meer zu machen. Das wahre Highlight allerdings ist die Familie, die sich um Haus, Garten und insbesondere uns Gäste gekümmert hat. Nochmal vielen Dank für den herzlichen Empfang, die leckere Lasagne und die grandiosen Cookies.

Relax e cultura

Siamo una famiglia con due bambini e in questa residenza ci siamo trovati benissimo. Splendida l’accoglienza e premurosa l’assistenza durante la nostra permanenza (ci é stato risolto anche un piccolo problema alla nostra auto). Interni ampi e accoglienti, arredati con gusto, completamente nuovi e assolutamente puliti, con ben tre bagni con doccia a disposizione. Ben funzionanti la wifi e l’aria condizionata nelle camere. La piscina é di quelle fuori terra, comunque abbastanza ampia per una famiglia e devo dire che ce la siamo goduta quotidianamente. Ci é stato detto che sarà presto sostituita con una più ampia interrata. Soluzione di vacanza ottimale per famiglie con bambini e per chiunque sia in cerca di relax e silenzio.
